We went to Sri Lanka for back packing. We stayed at one hotel per night then travel to another.

So far, among the hotel we’ve stayed in Sri Lanka, Hotel J was the best.

Location wise: Very good. Accessible to everything. 5 mins going to the beach (by tuktuk) 10 mins by walk.

Amenities: well maintained. we also enjoyed the night dive at the pool.

Food: I love the waffle with caramel syrup! the best!

Staff: Very friendly and accommodating. they can speak english well.

wifi is also working fast.

For the rate compared to the same rates around the area of unawatuna, this place provide a lot of services. Has very friendly staff nice little pool and very comfortable rooms, with good bathrooms. With a lot of parking space. Hotel has a small restaurant and the food is decent and reasonably prices. Not a huge variety though. But that is the concept of the hotel.

Visited with a tour group.
This new hotel is one of a newly formed small chain. It is basic but functional. The rooms are of a good size, excellent air con, acceptably clean with a good bathroom provided you like a high overhead shower and no shower cap provided. No fridge or kettle.
The one menu is western fast food. Breakfast is a sort of English or continental.There is no alcohol on sale.
Situation is a big negative. The hotel is on a busy, very noisy and narrow main road with no pavements and eye wavering pollution. The sea is 3km away.

Room Tip: Away from the front and the pool courtyard.

Could be a great place, but really needs to improve if it wants to be. Reception is the worst I've ever had: I wanted to book a room, but they asked me more in real life than on Booking (strange...), so at the end I made my booking by Booking while sitting inside the hotel. It took ages to check-in and 10.3 dollars she rounded up (?) to 11 dollars ('it's almost 11, right?), which is really not accurate I think. Bed sheets were not clean and it's impossible to close doors gentle, so you wake up your roommates. Pool misses beds and there are nowhere trash bins. If you don't mind all these things, it's a pretty cool place to stay ;)
P.S. Staff is btw very helpfull: if you ask them for things, they will serve you most of the time

This is a budget hotel with comfortable beds and a small pool, ok for one night but unfortunately we stayed with a group for three nights. Limited food and drinks available (no licence). Its about 20-30 mins walk from the beach and restaurants along a busy road with no footpath. The first room we were given had a very bad smell but they did change our room. In the two rooms one safe did not work the 2nd room did not have one.
