Wow what a wonderful, better than expected, lovely friendly helpful staff and great facilities. Pool and hot tub were beautiful as were the sun loungers. Well stocked shop with good quality well priced merchandise which is unusual for a camp site. Hairdryers would have been welcome addition in the spacious clean restrooms. Really great location for Pismo beach

A no smoking site very disappointed
Never heard of a non smoking site
It was not on there site review only found out when we checked in .
The site is very nice apart from this one problem but we would not visit again

I arrived at this campground in April on a bright and sunny day. I read some past reviews of this campground that where not very good. Yes some of the sites are narrow but the campground is very clean and has a great staff. The restrooms and grounds are well kept. I was told that the campground closed for the month of January to do improvements to the property. The pool has had work done the buildings painted and they have a new office and wine room. The cabins are being remodeled also. The area has lots to do with the Avila Barn within walking distance to the campground. They have fresh produce a great bakery ice cream fudge and a petting zoo. Also the KOA is only a couple miles away from Avila Beach and Pismo Beach where you can ride ATV on the sand dunes. Rentals are available at the beach. You can also drive your car on the beach. So if you want a nice place to stay checkout the Avila/Pismo KOA.

I was expecting a lot more from this site. Although there is a pool and a hot tub there is very little else that appealed to us. The site was extremely tight and did not allow any privacy whatsoever. The campground is aesthetically very poor. It's 100% asphalt with little or no plantings. We never felt for a moment we were near the beach in fact we felt like we were staying in a parking lot that could have been any place.

We were passing through and needed a place for the night. By the time we got here, it was too late to find something else.

The sites were small and had not been cleaned. Rubber gloves from the last guys sewage dump was left on the picnic table.

The shower room looked like it had not been cleaned in awhile. The shower itself barely had any water coming out.

When we asked for propane, we had to turn our RV around and go the wrong way down a one way road. We were blocking traffic in both directions while they filled our tank. Then the staff member could not get the nossle on the tank.

All in all, I'd try somewhere else.
