Warm welcome on the North Norfolk Coast Path. Peaceful location close to town. "Snug" room perfect for a good nights sleep. Friendly hosts with good sense of humour. Breakfast was presented as a smiley face-tomatoes as eyes-sausage as nose and bacon as a smile!

Room Tip: Annexe (snug) rooms are very quiet.

Our stay at the manor farm was a lovely experience even though it was short.our hosts could not have been more helpful and the location in Wells was just perfect.
Our hosts managed to fit us in at short notice over a bank holiday weekend.Would certainly recommend this guest house.

Another lovely stay at Manor Farm,Annette is so welcoming.Great to meet their new dog Jasper he is so sweet.
We stayed in are usual room that was warm and clean
We do hope that the stresses you have had with your elderly mother have calmed down.
Sorry to have missed you Jim hope you enjoyed your trip.
Looking forward to our stay in the summer.

So glad you enjoyed your stay once again. Yes Jasper is quite a character and a good playmate for Summer. It's very rewarding to have repeat guests and we look forward to seeing you both again in the summer

Nice location, nice house but not for us.
The house is nice enough, the room was big and comfortable but lacked attention to detail. The lady of the house seemed very weighed down with it all and it all seemed a bit much for her. From telling us we couldn't have window open and radiator on to smoke alarms and only a half bottle of shower gel in bathroom to asking us to pay the night before we left as it was very busy etc she seemed very stressed . It could be lovely but just seemed tired and needed a fresh look. I'm sure people return but it wasn't for us.

I’m sorry that your stay with us did not meet your standards. You are very astute in noticing that I was stressed that morning. To clarify the situation on that day, Jim (who normally cooks the breakfast) was away and the boiler failed to start. Whilst I was on the phone to Jim trying to remedy this, the toast burnt which set the smoke alarms off. A very unusual, stressful, bad start to the day. Having the room radiator set to maximum and opening the window as wide as it will go just seems very wasteful to me and I would always politely ask guests to be considerate in circumstances like this. I asked if you would prefer to pay the evening before departure to ensure you had the freedom to vacate in the morning, at the time of your choosing, rather than wait until I had finished all guests’ breakfasts. You chose to pay the night before! The majority of our bookings now come from returning guests and I’m sorry that the facilities we offer are not for you.

We needed a short de stress break so drove to this beautiful area of Norfolk and found Manor Farm Guesthouse which we booked into for one night. We found Jeanette and Jim really friendly and welcoming. We had a choice of rooms and chose the largest one overlooking the garden. The room was spacious, clean, warm and comfortable, with en suite and a decent TV. Jim was very helpful in showing us around and had lots of information about the area and where to find things, and printed us a map of local walks. Breakfast was perfect exactly as ordered. We enjoyed a walk around the beautiful Holkham estate nearby with the roaming deer, and a long walk on the magnificent wide sandy beach. Would definitely recommend and return here.

Room Tip: We had the large room overlooking the garden which was lovely, but the den looked great too
