While service, cleanliness, value, location, sleep quality and room are very good or excellent, the breakfast is so bad, which could not meet a minimum standard for such a type of hotel. I saw many guests complained that. I think breakfast only costs a little compared to the room fee. Never see a hotel has so bad breakfast.

It's only 3 minutes walk away from the subway station,11 minutes to Tsim Sha Tsui, 30 minutes to Central.

Rooms are very clean even though a bit tiny, but good enough.

A neat hotel suits travelers who want to stay near Southeast Hong Kong. I stayed there for two nights, and the night market around the hotel provided good food for me.

It is my first time to stay in a room that using glass all around as partition of bathroom. And it is very strange that there is only one glass door for multiple use as bathroom door and shower door. Luckily, I travelled alone did not share my room with anyone. Front desk staffs and housekeeper are very friendly. Maybe they were busy, the reservation desk agent was not as friendly as others.

Stayed for 7 nights, good pricing averaged under $500 hkd a night in late March; Check in at 2pm and check out at 11am unless you pay more for early check in and late check out

Very minor issues: 1) the window insulation not good enough for construction noise but it wasn't too loud, and door insulation not that good too, can somewhat heard people talking in the hallway; 2) the bathing area/toilet area use the same door and the desk is small with no chair so have to sit on the end of the bed, the desk is close to the bed. See them on YouTube. They're due to room space (14 sqm); 3) the exercise equipments are in the corner at the end the 2nd floor canteen; 4) the tv in the room is placed too high; 5) no cancellation/amendment for my booking; 6) it was queen size bed but really just 2 single beds put together so there is a middle line dented in so it was a little uncomfortable at times; 7) the bathroom/washroom use glass instead of wall so the light from inside shine out; 8) no swimming pool, 9) the thermostats was a little confusing to use in the beginning but figured out how to control the temperature and some settings

The positives: 1) clean and nice; 2) free daily breakfast from 6:30 or 7am to 10:30am with croissant/bun/bread with butter/strawberry/blueberry jam, with coffee/tea/apple juice/orange juice/microwave at 2nd floor outdoor canteen with outdoor patio; free daily water bottles or you can refill hot/cold water from the water dispenser in the canteen to save money. The canteen is opened any time for use, sometimes I bought food from restaurants or Wellcome to eat in the canteen in the evening, with 2 computers to use, charging station and vending machine, full size table football game; 3) daily housekeeping; 4) aircon; 5) free wifi/towels/toothbrush/toothpaste/slippers/soaps/body wash/2 in 1 shampoo and hair conditioner; staff is friendly; 6) mini fridge/electric safe; 7) very convenient with buses, MTR, shops like pharmacies, convenience stores, Wellcome, restaurants, McD, and wet market all few minutes walk away especially on To Kwa Wan Rd, Sunshine 24 self serve laundry literally just across the street, heard the hotel has their own laundry service. Within few MTR stations from Mong Kok, Tsim Sha Tsui, Jordan, Yau Ma Tei. Citybus route A22 connects Hong Kong international airport and the bus stop at To Kwa Wan MTR station both ways, or take airport MTR to/from To Kwa Wan station and they have no shuttle bus. The To Kwa Wan MTR station doesn't have customer service booth to buy/refund octopus card, you can only add and check value at the machine, can do it at other MTR stations including airport MTR station; 8) has a small storage area in bed frame; 9) currency exchanges 10 mins walk away; 10) on the wall by the bed head are light switches to turn on and off lights; 11) parking garage; 12) almost blackout curtain; 13) has a telephone in the room to call front desk, other rooms, and Hong Kong numbers; 14) can drop off hotel room key cards in the Express Drop Off bin by the front desk for fast check out; 15) bed, blanket, and pillows are nice
