We were two couples and booked rooms here for an overnight stay after attending a performance at Edinburgh Jazz and Blues festival.
Reception was friendly and informative. Electronic key to room and outside door if you are back late. After settling in to our room and setting out for drinks and then to find somewhere to eat we found another receptionist in place. Again, this member of staff was warm and friendly. On hearing we were intending to find an eating place, she said the attached Lebanese restaurant was good. We decided to try it and she offered to book a table. We went and her recommendation was absolutely justified.
Our room on ground floor was a very good size, high ceiling typical of this type of building, with a huge (comfortable) bed and usual hospitality tray, desk, tv etc etc.. The windows looked out on pleasant shrubs and had the original shutters to provide almost absolute dark for sleeping.
The ensuite was spacious enough with a walk in shower, good toiletries, lighting and towels.
Checkout in the morning was simple, another receptionist this time was still in training, but like the other staff was warm friendly and helpful.

A couple of minor personal niggles. The walk in shower has geat pressure, easily operated controls and adjustable water temperature is very good. However, the open design resulted in the floor outside the shower becoming swimming with water even though i tried redirecting the shower head. The floor is fully tiled but we thought, poor housekeeping they will have to clean all that up. So we used an unused towel to mop up best we could. Not ideal for laundry. Our friends in upstairs room experienced the same thing.
Second minor niggle for me, was the grouting around the shower drain plate really needs redone because it was discoloured and broken. It made it look dirty, which it was not, but not pleasant visually. Just my personal niggle experienced in several hotel bathrooms.
Overall, very friendly staff, comfortable spacious room, adequate amenities and excellent location made for a relaxed, enjoyable overnight stay.
