The level of cleanliness is less than satisfactory. The floor of the room is dusty, the noise outside the room / corridor is clearly audible. The worker knocked twice and asked to clean the room. A bit suspicious and indeed there were objects missing after the room was cleaned.

* This hotel location is strategic. Near with supermarket, bust station, train station, and airport. * Simple design of hotels and easy to get the parking (free parking). * Friendly and charming staff. * Normally the room rates is including the breakfast.

Recommended by a friend, the location of the venue, in the heart of Putatan Town was exactly what we were looking for. We were there for only 1 night. It is only 5 km from KK airport and 20 mins drive to the famous KK fish market where we bought 16 kg of big fresh prawns; packed and kept in the hotel's refrigerator before our flight home to KL.
The place is quiet and clean; with an en suite bathroom. The bedding was clean and comfortable. Though situated among crowded shop lots and the road to the hotel was a bit winding (passed many small lanes behind shop lots) we have kept in mind to put our nights there again in our next trip soon.
The banquet room at the ground floor offers fine seating and comfort.
Area around the hotel is peaceful though surrounded with shops, apartments and a small village (Kampung houses) nearby. I could see mountains at the foreground through my window at the third floor.

It's a new hotel. Sort of for business stay around few nights stay. The breakfast choices are very limited but good enough. The was not that bad. Love the hotel because its new and very clean. Although the WiFi internet connection was very slow, but it's ok as didn't really need it. Simple n nice. Affordable price plus friendly staff.

This 3 storey hotel is situated at Putatan, Kota Kinabalu. Check in on 24th December 2014.
Around 7km from the heart of the city. 10 minutes away from KKIA. However, due to KK-Papar main road construction, massive traffic jams during peak hours is a norm.
The hotel is new. Room are spacious and bed is comfortable.
Wifi is available with strong coverage. Only a little bit difficult to access in the beginning.
I felt that the room lighting is a let down. It is not cosy to use white fluorescent lamp.
Flat screen 32" tv with variety of selection.
For RM98 promotional price without any view is considered from the range okay ↗ to too expensive.
You must have own transport to stay here. Taxi is quite difficult to find. Unless you are a train lover, the railway track are just 100 meters away.
Sundry and a mamak shop is available nearby for 24hours.

I booked a Superior Room inclusive of set breakfast for 3 nights stay.
Although I am not familiar with Kota Kinabalu, but since the hotel is located approximately 5km away from the Airport, and it is extremely easy to get Grab Taxi, going to the hotel is not an issue for me. When I arrived at the hotel, the hotel staff opened the door for me and welcomed me with a sweet smile.
The check-in process was quick. Although the receptionist could speak a little English, he was very friendly. Upon check-in, a RM50 deposit was required. I was given a WiFi password and a voucher for the first day buffet breakfast. I was told that I needed to collect the voucher for day 2 breakfast on the second day morning. If I am not mistaken, I was given a corner room which is furthest away from the lift at the 3rd floor (room #311).
The room was huge and clean. It has two huge windows, if you draw the curtains in the morning to let some sunlight in, the room will become very bright. Right opposite of the hotel is an apartment/condo. However, if you pull back the curtains, the room will become very dim because there is no light at the windows area. Although the air-cond is cooling but since the room is huge, it takes some time to cool down the room.
The mattress and pillows were soft and comfortable to sleep. Right next to the bed, there was a chair and one round table. There was a side table with a table lamp on both sides of the bed. However, there was one a power point at the back of the side table. If any of the table lamp is unplugged, the room will become even more dim. In other words, there was not enough power point nearby the bed for me to charge my phone and laptop. I needed to use a power point far away from my bed to charge my devices.
My business trip was quite pack and tiring, so I didn't have the opportunity to visit tourist spots during my stay. Although there is a TV in the room, but it only has limited and boring channels. I had got nothing to do in the room at night. Luckily, the Wi-Fi speed was fast enough, so I just played with my phone until it almost ran out of battery, and then I went to bed.
The room was provided with 2 bottles of drinking water but two water dispensers are not available in the hotel. They were located in a wardrobe located somewhere near the entrance of the room. There is a mirror at the wardrobe. Right in front of the wardrobe is the bathroom. This is a very bad design because every time I went in and out of the bathroom, I needed to pass by the wardrobe, as well as the mirror. Many times I was frightened by my own reflection in the mirror because it made me felt like someone just passed by my left hand side, even though I was the only person in the room.
The bathroom is divided into two areas: shower area + sink and toilet area. The bathroom was clean. Some toiletries were provided which includes soap, bath gel, razor and toothbrush. Although two towels were provided, I didn't use them. The shower pressure was acceptable but the water was not hot enough especially early in the morning.
Buffet breakfast starts sharp at 7am. The buffet breakfast spread was limited but reasonable due to the relatively low room rate. They served the almost the same set of food on different days which include fried rice, fried noodles, porridge, fried fish/squid balls, baked beans, breads, one type of fruit (e.g., watermelon or pineapple), orange juice and coffee. The food was not hot enough and they were only of average taste.
The hotel offers room dining service. During the second night, I ordered some food for supper. I order for 1 set of French fries (e.g., Kringle Cut Chip - RM7 per set) and 1 set of fried rice (e.g., Vegetable of the Day - RM10 per set). After the food was delivered to me, then only I realized that they made a mistake. I was given (and charged for) 1 extra set of French fries. Although the portion of the food was big, but their taste was of average level only.
After 2 nights stay, I checked out the hotel. One day later, I came back and checked in the same hotel. This time, I was given a different room (room #301, if I am not mistaken). Although this room is smaller than the previous one but I felt more comfortable with the design of this room. The eerie feeling every time I went in and out of the bathroom was no longer there as well.
In overall, I'm very satisfied with the service and room provided by the hotel. I highly recommend this hotel and I definitely will still come back to this hotel during my next visit to KK.

It is advisable to have your own transport should you wish to stay here. It's only a 10 min drive to KK town. IF you don't get stuck in the jam. Peak hours can get pretty bad here.
That said, the rooms are actually pretty comfortable. Beds are comfortable enough to sleep in. Pillows and comforter are pretty standard.
A/c works but... TV's reception is very choppy. Frustrating to watch TV there. Wifi is adequate if a bit slow at times.
There's hot water and all the basic amenities are provided. A Hair dryer as well.
No iron provided but there's an ironing station outside, along the corridor.
Breakfast was disappointing, but food served for lunch, tea and dinner was actually very good.
All in all, pretty good for a 3 star hotel. And do call ahead to ask for special rates. At the time there was a promo - rm98/room (double/twin incl bfast)

I choose to stay in this hotel because I went to eat nearby and I felt I was a bit high to drive back to my hotel in Kk. I had a nice pleasant night stay. The staff was good, the room simple but nice, very minimalist but comfortable. Good value for money

Visit this hotel few times price reasonable, pizza hut is cheap. Ntuc extra type name Segway close. Friendly people too. Enjoy Reflexology @ Tung Fung near by. Cheap Muslim Seafood food behind Segway also. Chinese Muslim from China also have nearby. Going to Kudasang Mount Kota kinabalu n Hot spring next week.
