Stayed for 7 nights, the site is large and very well presented. The cottage is situated in a quiet location at the far end of the site. Other reviews mentioned that as it was sited a few metres away from the cleaners store rooms it could be intrusive with noise and coming and going, this we did not find to be any issue at all, the cleaning staff were very friendly and went about their tasks without causing any undue noise nor intrusion. On the subject of cleaning, we could not have asked nor expected any better cleaning or sanitising to have been done prior to our arrival. Everything was spotless and in place, a good team that work hard and take pride in what they achieve.

The accommodation itself was well appointed and comfortable, the bed somewhat low however but we slept well. Plenty of storage and items like liquid soaps etc all supplied.

Another comment made referred to excessive noise coming from the clubhouse, take note that this building is no longer used for that purpose and these are now sited in the Basecamp at the entrance to the site.

Base camp we only used for an afternoon coffee, which was a tad on the expensive side but no more so than any holiday venue. We also played a game on the Mini golf course, which is well laid out and maintained to an excellent standard.

Would we return, 100% yes if we holiday in this area in the future

This is a brilliant campsite! Fantastic sized pitch, with loads of open space for the kids to safely play (we were pitched on Cedar Lawn). Campsite was quiet by nightfall.

The play area was great and the toddler zip line was appreciated by our 2yr old! Base camp is a great addition and it was nice to sit out on the decking with a drink and freshly fired pizza (even offering Gluten Free 🙌🏻) after a day exploring Norfolk. We had a great day out at BeWilderWood, which is a 10 min drive away.

There are loads of hand sanitiser stations, by the bins, in the playground, around Basecamp and it was good to see them being used, even by the kids. Staff and fellow campers alike were friendly and adhering to social distancing.

Groups of kids were not social distancing, with groups of teens all bundled onto one zip line. There are signs up saying children must be supervised in the park but at times I was the only parent. Maybe a few more signs up would remind older kids of C-19...or get parents to sign an agreement that they’ll supervise in the park or not allow their kids to use it.

The family bathroom was useful to de-mud the kids before bed and all of the facilities were spotless.

It was a shame the pool was closed due to C-19 but it’s an excuse to come back to Clippersby Hall another year.

Overall this is a good site with an excellent, recently built, 'Base camp' which is the main hub of the site with reception, shop, indoor and outdoor seating areas, restaurant (takeaways at the mo), bar and crazy golf.
This is large wooded site with lots of different areas to choose from with differing facilities e.g. hook ups, water or not as the case may be. I say to choose well as we were on Cedar Lawn (which in fairness was described as family area) because we wanted a more open space. In hindsight, we would probably have preferred a quieter area because of the reasons described later.
Toilet facilities were okay and were cleaned twice a day because of the Covid19 situation we are all in at the moment and the Base camp has clear social distancing measures which is good.
The outdoor swimming pool is not in use and drained due to Covid19.
The pitch we were on was large and they are clearly defined by logs to show the boundaries, although these were often ignored, The site is also sloping in places so bring some wheel ramps if you want your caravan to be level. To sum up then
Positives
Great overall site with lots of different options to choose from for your pitch.
Staff friendly and helpful.
Base camp is really nice with an almost continental feel to it.
Facilities cleaned regularly

Near to entrance to field and play facilities and had children running and cycling through our pitch throughout the week.There were clearly well worn dirt ramps showing where this happens but nothing done to block these/ stop this.
Social distancing in the Base camp is manged well but elsewhere it was pretty much non existent on pitch site and play facilities. Children from different pitches all mixing closely together and adults too like nothing has happened.
Measures taken by site on play equipment basically ignored and only some parents supervising their children as requested, no supervision or checking seen from camp site staff.
WiFi only available next to Base Camp not on pitches.
Showers are really low pressure and could be better.
The social distancing element is a difficult one I know as much is down to the guests themselves but the owners still have duty of care to everyone and it would have been reassuring to have seen them about more to try and remind people of the importance of following the measures put in place and social distancing itself rather than just relying on the App which many probably don't read or ignore. After all if someone tests positive who stays there I guess track and trace would contact the site which could adversely affect them if they were asked to close again which no one wants to see happen.
We would stay here again on a different pitch and outside of school holidays as overall a good site

We returned to this lovely campsite again this year and had an enjoyable stay. We were able to spend time in the sunshine and peaceful forest surroundings. The campsite is a superb location for all local sightseeing and safe bike rides.

Unfortunately we could not completely relax because, in these Covid times, the toilets in that block near Cedar Lawn were generally in worryingly poor condition. This toilet block was only cleaned twice a day which was far far less than adequate. This cleaning schedule was confirmed verbatim by the cleaners.

When I complained about the poor flush mechanism in rack of the two toilets (which meant people did not bother to use the flush mechanism properly in either men’s’ cubicle with the consequent disgusting state they were regularly left in at various time of the day) the cleaners told me they had mentioned this mechanical problem to management many days previously, but management had not yet responded.

So when we needed to go to the toilet, it was a case of turning up (with my own cleaning materials and gloves to clean the toilet and try and obtain enough flush from the useless flush mechanisms to eliminate the clogged toilets) so we could use the toilet ourselves. I have since discovered (to my shock after the holiday was over) my health was at risk doing this, because Covid is transmitted by droplets in faeces odour. Had the toilets been cleaned more regularly with a proper maintenance program this would not have occurred. This issue needs to be urgently addressed and risk assessed by the campsite management.

We booked a Friday to Friday break. As soon as we entered the accommodation it smelt and felt damp , it was also very dated and the cleaning was not good it had been given a basic wipe over but that was all,
We went to reception to say we were not happy and would not be willing to stay in accomodation but would be willing to pay extra for an upgrade or to be relocated elsewhere.On this we were told that they had no further availability for a 7 night stay and all they could offer was a weekend stay in different accommodation and that no refund would be offered !! The accommodation they moved us to was , as informed by the reception staff £800 for a weekend and that would be the compensation for the £700 or so we had paid for our 7 night stay , on the face of things I thought ok if that's the cost then fair enough.On entering our upgraded accommodation we went upstairs and the smell of stale cigarette smoke was lingering to say the least!! and on closer inspection there was damp around the windows and it was clear that cleaning standards were low (not sure when the bedside tables were last moved !!) and to top it off there is an access hatch cut into the kitchen ceiling to repair a previous leak ! it hasn't worked as while I was sitting at the dining table and after we had used the shower it was dripping straight onto me through the access hatch ! when I mentioned this on check out to the guy in reception he seemed to be aware of this !!!! I'd advise against staying here.

First time camper and really impressed with the experience and facilities. Not much I would change other than probably make the shop better stocked and increase the cleaning frequency of the shower/toilet blocks. After the cleaners had been they were spotless but quickly deteriorated with people who don't know how to clean up after themselves.

We had a lovely 10 night stay in our caravan in the rabbits grove area of the site. The site is landscaped and maintained to a very high standard and was beautiful. The new basecamp cafe and bar was great with loads of activities for the kids to do. Although my partner would've preferred some nice ales on tap! There is a tennis court and a table tennis table which you need your own bats and rackets for. We hadn't brought ours as it's not mentioned on the website.

There are some minuses though and that is there weren't enough showers to cope with a full site and they weren't cleaned very often. Every time I went to use them the floors were filthy. A floor squeegee would solve the problem, rather than a mop and a bucket of muddy water. There were also no recycling bins, which was surprising given all their green awards.

Finally and the thing that would stop us returning or recommending the site is security. The back of the site near the kids zip wires is completely open to a public path and one day my 9 year old daughter was approached by a strange man who was not a resident on the camp site. She was waiting outside the toilet block with the dog while I was using the facilities and as soon as I came out the man scooted off on his bike. This was a very worrying experience and we reported it to staff at basecamp, however they didn't seem very interested and I don't even know if the owners have been made aware. In my opinion a fence needs to go up at the back.

Really, really lovely site. Loved the setting with pine trees and grassy areas. Campsite has a really lovely, lively feel without being rowdy. Everyone was friendly and the staff were especially helpful.

We stayed in our tent on the Cedar Lawn. This was great for kids to run around on and play. The atmosphere was lovely and very family friendly.

Tennis courts, play areas and a great crazy golf area made for lots of entertainment on site for the kids.

We had takeaway food from the Basecamp which was well priced and tasty.

The one thing that needs improvement is the state of the shower blocks. They were really quite dirty, regardless of the time of day. I think more regular cleaning is required as the standard of these was the only thing that let the whole site down.

We’ll definitely be back. Thanks for a lovely stay.

Massive thank you to Clippersby for a lovely holiday. We stayed at Moray Cottage it was clean, and very comfortable. My son enjoyed all the play areas including the zip wire and the playground. We also rented a bike for my son for the week which he loved. The staff and other people on holiday on the site are always very kind and polite. They have a great bar and restaurant and we enjoyed a lovely family dinner together. The kids enjoyed playing on the golf course. Everything was socially distanced and clean and we were asked to wear our masks in the little shop. Hand sanitiser was provided in the play areas. The site is a short drive to the beaches and we enjoyed a lovely day at great Yarmouth. We had a wonderful time at clippersby and we will be returning again next year. We would definitely recommend this holiday site to other families and friends looking for some fun and relaxation.

This is for the CAMPSITE.

Reception is lovely, with really helpful staff. The campsite grounds were tidy, thoughtfully laid out and really spacious pitches. The bar area was always clean and tidy with a pool table and free WiFi. (Note, there is no WiFi availability around the campsite). The food was reasonably price, and the cake portion bordering on enormous. Again the staff were really friendly and helpful.

Outside there was crazy golf, and a small games room, a zip wire, playground and lots of woods.

The showers at the main reception block were some of the best showers I've been in, and there was laundry facilities, although we didn't use them. There was bike hire available, which is good because the whole area is relatively flat. We cycled to a boat hire place, which was 20 minutes from the site.

We Would definitely return here.

Probably best to speak to reception for the Dell as per other replies but there were gazebos on Cedar Lawn when we were there a couple of weeks ago.

Lots of things locally, pool ok for the kids, lots of paths to cycle on and safe inside the boundary Look at their map. Kids will enjoy the freedom
