We had an absolutely lovely stay for one night at Rowanbank Guesthouse. We booked one of the family rooms for our family of 5 (2 x adult and 3 x kids (ages 7, 6, 3)) and a double for the grandparents. The guesthouse is directly next to the town's high school and the town's swimming pool is adjacent to that. Although parking is on the street, we had no problem finding a space right next to the guesthouse.

We were greeted by the owner who gave us some information about where the could get something to eat in the town and directed us to our rooms. COVID safety measures were highlighted at the start, especially the wearing of face masks in the public areas. The rooms were immaculately clean and really comfortable. The family room had a double and 3 singles. It also had a good sized TV mounted on the wall which we could log onto our netflix account through and a separate tv connected to a PS3, for which there were plenty of games. There was also tea and coffee making facilities. The shower room was again spotless and perfect for our needs, all room occupants were provided with a towel and a flannel and there was a floor mat for the shower area. The room also had a cushioned bench seat which sat within the bay window. The double was absolutely lovely and very spacious. It had a comfy double bed and a comfy double sofa again within the bay window of the room.

Breakfast was between 8 and 9 am which was perfect for us with small kids who wake early. The breakfast selection was excellent. You could have a Full Scottish as well as cereal, toast, tea/coffee and juice. Also on offer was porridge or smoked salmon and scrambled eggs. The food was lovely. The staff serving breakfast were really friendly and attentive. We would recommend staying here to anyone, we really enjoyed our stay.

We stayed for one night at the Rowanbank Guesthouse to break up the journey between Fife and North Yorkshire. We stayed in the premium room which has so many lovely features and an exceptionally comfortable four poster bed. The room and bathroom were spotless, as were the public areas of the B&B. The room was large and also dog friendly. We had the vegetarian breakfast which was kindly delivered to our room as we wouldn't have felt comfortable leaving our dogs whilst we had breakfast. We thought this was a lovely touch. We will certainly stay here again to break up our journey. Thank you for your wonderful service.

The superior double room is great - very spacious and well decorated with nice furnishing touches. Very friendly owner who recommended places to eat with a dog!

Had a wonderful stay here recently with friends. The owners, Angela and Andy, could not do enough for us and really made us feel at home. The room was spacious and the bed so comfortable. I slept so well - which rarely happens when I'm away!
Breakfast was very relaxed and it was perfectly cooked.
I would highly recommend this guest house - the service was superb and it's great for trips - we went to Carlisle (the train station is literally minutes away) and Gretna.

We booked at short notice to break up our journey to St Andrews and booked the last 2 rooms available- 2 family rooms.

On arrival we were met by the owner and after the usual introductions we were shown to our rooms. The first room was on the ground floor and actually had room for 4 guests although there was only 2 of us staying in that room. There was plenty of space and the shower room was plenty big enough. The other room we had booked was on the first floor and could accommodate 5 guests, again there was only 2 of us staying in that room. The younger ones in our group were please to see that the room had a PlayStation and games.
We thoroughly enjoyed our one night here - the rooms were clean and well equipped, plenty of towels in the en-suites. Also we’re we’re pleasantly surprised to be offered complimentary toast and tea/coffee the morning of our departure.

This b&b is a must visit! We stayed for one night one night to break our travel up to the Scottish highlands. we were upgraded free for charge on arrival as it was mid week and quiet. Our room was very spacious, clean and the bed was very comfortable!! We brought our dog and the hotel is very very dog friendly! They had a court yard to take your dog out which is very handy! Now for the best part the breakfast…. Outstanding value for money absolutely beautiful!! Thank you for a wonderful stay we will definitely be back!

If I could give this place 10 stars I would. The rooms are lovely and super clean. They offer a wonderful home cooked breakfast. And Angela is so lovely and accommodating. And they really went out of there way to make my two little dogs feel welcome. Will def be coming back 💜

We had a night at Rowanbank house ,it was lovely to say the least! Very well laid out, clean , pretty and functional! 2 adults 3 children and 1 dog!

very helpful , even the our puppy got a bed and bowl for the night!

we had 2 rooms and both were outstanding, decorated lovely with a classic, modern feel.

Smart tv, wifi was super fast, fridge, kettle and all the lovely smellies. The bed was amazing, best nights sleep in a long time.

Left a kids Kindle and they rang too offer too post it out but we were still in the area!

Really pleased , we will be going back !

A brilliant find! In the centre of Annan between the high street and the railway station. Bed was super comfy. Rooms were big enough, clean and had tea and coffee and soaps in the shower. Breakfast was decent and the service was good. Price made me smile. Couldn’t fault it.

Very pleasant and helpful owners. Lovely spacious Victorian property, nice rooms and comfortable bed. Good location in Annan and Annandale Distillery 1 half miles away. Good breakfast and close to restaurant's and take aways in the evening.
