For us, (daughter, two grandsons (4 & 6) and me, their grandmother), we were happy to find this guesthouse, because our GPS didn't! There was no one there to greet us, but our rooms were ready and warm. We knew before arriving that we wouldn't be served a breakfast, but that wasn't a problem. Teabags, sugar, creamer, instant coffee were provided with a constant amount of boiling water. The communal room upstairs was pleasant and fitted for our needs. Television worked with some English channels. Beds were comfortable and warm (a January visit) while the bathroom was adequate. I have no complaints, although some might not like the stark location in winter.

Pros: Close to Selavallalaug thermal pool. Didn't get in because it was covered in algae. Upstairs area is spacious. Has a small fridge and tea area. No coffee. Hot water and mugs provided. Wine glasses provided. Great little restaunt 5 min. away called the Gamla Fjosid.
Cons: Front door broken. Didn't need to use code. Bathroom very small. Rooms are by no means soundproof. Pillow aren't great. Bed was comfy. Bulbs burnt out above the pool table. They have a dart board but no darts. The chess game was intact.

We enjoyed our time in this little hotel. It has only 6 cosy rooms, they are not big but they are ensuite and have great views to the landscape outside. It looks recently renovated, in a minimalistic style. It looks clean and modern. It is very handy only 5 minutes drive to Skogarfoss and Seijalandfoss, right in the middle of the way of those beautiful waterfalls. It has a shared area upstairs which is very comfortable. The young man running it, is friendly and eager to please.
Breakfast was very simple but the highlight was the coffee machine that you can use anytime and displays a great variety of coffees and even hot chocolate. The stairs to the common and breakfast area are a little steep but that is not a problem for us. Plenty of oportunity for trekking in the surroundings, this is just at the skirt of the volcano that erupted in 2012.
I think it was a good deal for the price.

After 9 days of good experiences in Iceland, we were quite unhappy to find our first bad experience.
First, the initial door experience is tricky - accessible only w an emailed password that hopefully you have handy. As we heard a number of knocks through the night, this strategy seems to not work that well.
After getting inside, we found a clean and tiny room w a tiny bathroom. The door was cracked, but still mostly worked.
Tried to use the Wi Fi, but it requires authentication, for which the full information was not available (I checked everywhere in the "welcome" area and on the modem itself thoroughly). So no Wi Fi.
The toilet was running non-stop quite loudly. So for that and the Wi Fi (I can't sleep w that sort of constant noise), we tried to call the posted number. But the phone inside didn't work (this was starting to feel like someone was playing a joke on us). So we called international w my phone. The lady that answered was both rude and unhelpful - sounding irritated that we called.
I was unable to sleep due to the combination of loud running toilet and ppl intermittently knocking on the door overnight.
Overall, this was a terrible experience - the only one in Iceland. And the person that answered the phone was easily the only non-nice and helpful person we encountered in the entire country. And to add insult to injury, it's cost was ridiculous considering the minimal set-up. I would avoid it.

we boooked a room for two persons with privte bathroom and instead of this we got the most horrible room in a ugly house with a tiny and unconfortable bed and the bathroom was separate and downstairs. There is no reception and if you try to contact someone via phone nobody answer. I don want to even take a shower in this dirty shower. This is the most horrible experience I ever had. This hotel is a nightmare. Because we went to Iceland in August it was difficult to find good hotels, but I would prefer to go camping instead to stay in this horrible and uncomfortable room.

Edinborg guesthouse = an annex of another self check-in hotel (hotel Lambafell) ; breakfast there (better have a car) ; tiny "hot tub" (not a "pool"...) also located in hotel Lambafell. Nothing for the Edinborg guesthouse contrary to what is written. Little billard table (located upstairs, rooms downstairs... so you can't play after 10 pm because of the noise...) Tiny twin room : no place to put our clothes except in our own luggages. Ok the landscape is beautiful, but the room is not worth the price.
And don't take your breakfast there : worst buffet I have ever had in Island (the second day there wasn't even butter for the toasts !!!).

No cold water, which means no water for the toilet... so after using it I tried to flush it down with the shower head using hot water, it broke, boiling water everywhere... it was the worst experience I ever had in a hotel (guesthouse) or whatever you can call this place.

If you book a room here, and then try to cancel your booking, they will not refund your money. Maybe businesses in Iceland are run differently than businesses in the United States, but I find this very upsetting....especially since everything in Iceland is expensive, even this modest guesthouse.

I was on a trip with my mom recently, we decided to see the Seljelandsfoss waterfall, which is basically in the middle of nowhere. This hotel was one of the few options in the area, so we decided to stay here. If I could go back, I would definitely change my mind.
When we arrived, there were several other cars in the parking lots, filled with people who couldn't get into their rooms/cabins. It was NOT made clear in the email that there would be a passcode needed to enter the main guesthouse, and many people hadn't received one in their emails. I saw at least two groups give up and try to find accommodation elsewhere.
There was also NO ONE at the hotel to assist with any of this, and the phone number they left remained UNANSWERED all day (also this is not helpful if you cannot make calls internationally). Throughout the day and into the night, people would show up at the door and bang angrily to be let in, and we were forced to open the door (to strangers, in the middle of nowhere) to tell them that there was nothing we could do.
Of course, that was when the door would even close. There were several times that we went downstairs in the night and found the door wide open, even at 2 or 3 in the morning.
The bathroom is shared, and terrible. Easily the worst shower experience I have ever had.
The only plus I could possibly note is that there is a large entertainment room that you might enjoy if you have the time. We tried to watch something on the TV but all the channels were scrambled.
There are a few other hotels in the area that seemed a bit nicer. If you're looking for accommodations, I would recommend you look elsewhere.

This is a small hotel (roughly 6 double bed rooms), plenty of parking, relatively rustic and basic. The first issue you may have to deal with is finding the place. We had the address as Lambafell, Hvolsvollur, Iceland. So, we went to Hvolsvollur and asked around about where this might be. None of the local establishments knew about it. We were lucky to find an information center (which itself was not so easy to find) in Hvolsvollur and asked there. They knew were it was and directed us to travel 40 km further to the east. We did that and eventually found the place. Had we been looking after hours in the information center, we might have had a problem. A local phone call was provided so if need be we would have been able to call. So, if you decide to visit this little hotel, be sure to know where it is.
The accommodations are quite rustic. The doors are thin and sounds from other rooms travel freely. The rooms are clean and the basic facilities adequate. The beds are comfortable. One person seems to take full responsibility for the place, cleaning, dealing with linens, washing the sheets, etc. And, this same person takes care of providing a very basic breakfast. At the time of our visit the person in charge was from Russia, spoke adequate English and was very pleasant. A laptop (with printer) is available in the small entry room and this can be used by guests without charge.
This consisted of some cheese slices, some sliced meat (likely ham) some vegetables, cereals, some yogurt, two kinds of juice, and a coffee machine. If you want coffee with milk, select black coffee and use the milk that is provided for the cereal; otherwise, you will get some non-dairy from the machine if you ask for latte or coffee with ‘milk’. The coffee is reasonable and there is no limit.
It appears that this properly is in transition. There is a large wooden log-style house not far away and the plan is to make that also a guesthouse for next year. This would likely be more up-scale addition to the overall property and may have a higher price. We talked with one couple who stayed there (one room was available) and they described a much bigger room, but the plan is to make several smaller rooms from the larger ones. There are also two cabins on the property and these are also available. They too are rather rustic, but looked rather nice and are separated from the main guesthouse by about 50 meters. Those who stayed there were happy with what they found.
If you would be satisfied with a rather basic and Spartan place, you would likely be satisfied with this one. it is acceptably clean and that counts for a lot.
