Great new hotel . . Smaller rooms, but very livable with king beds. Whole Foods a block away and right next to Trinity Church. Stayed 6 nights, safe, comfortable, and one block to two metro lines.

Staff is polite, hotel is clean, and elevators are quick as their are less than 10 rooms per floor.

I stayed here for 3 nights at the end of December with my family. Overall it's a good hotel and I'd stay here again if needed, but I also don't think I'd make it a point to specifically come back.

On the positive sides, it's brand new so everything looks and feels fresh. The location is great if you're interested in staying at the south end of Manhattan with several different subway lines within a minute or two walking distance, several great restaurants and bars also within walking distance, and there's the big WTC mall nearby. But truthfully if you're a tourist you're better off staying in midtown in the first place. But the inexpensive price (for NYC) can make this a compelling choice for people on a budget. Our King Room was "cozy" in size, but that's most NYC hotel rooms and I've definitely stayed in far smaller rooms other places. We had a view of Trinity church (and Hamilton's grave which my daughter LOVED) out the window, though it's not a direct view. Outside noise was very minimal and walls between rooms seem quite thick. TVs tilt out to allow easy access to plug in an HDMI cable, which was useful as the Chromecast feature didn't seem to be working. Beds were comfortable. Shower got hot quickly and toiletries are in pump bottles which I personally prefer over tiny little single use tubes.

But due to the small hotel footprint there's only two elevators for the whole hotel, meaning you're constantly sharing the elevator with cleaning carts which means there's always a decent wait for an elevator as hotel staff stop off at various floors. The free continental breakfast was just OK and there was always a struggle to find space to eat it. It's not clear if that free breakfast will continue once they get the restaurant up and going. Despite having a laundry bag in the closet there was no laundry service available. AC control was kind of confusing to use but heat worked well.

There are no connecting rooms in the hotel in case that's important to you. But they did place our whole party right next to each other so that was fine.

Overall there's nothing particularly spectacular about the hotel (other than being new) but nothing that bad about it either. So felt it was worth 4 circles for great South Manhattan location, good value for the price, and being new.

Pros: New hotel with clean, comfortable rooms and a decent amount of space (queen beds) which can be hard to find in the city. The hotel is within a few steps to the subway, walking distance to Battery Park, Trinity Church, the 9/11 Memorial Museum. A brand new Whole Foods is just around the corner for snacks and drinks as is a great bagel spot for breakfast. Rooms are quiet and beds are cozy.

Cons: the thermostat is impossible to adjust. I thought I had finally figured out how to adjust it to 68 (yesterday was warm!) but it just stays on 74, no matter what you try. There are 2 elevators for about a 30 story hotel. All maintenance, staff, housekeeping, etc will also take these very small elevators. Luckily we were not too far up so we’d just take the stairs down each day. There’s not a bar in the hotel, even tho it looks like one. My husband was wanting his usual glass of whiskey to wind down with last night and no luck. Daily Housekeeping is spotty. They come late (5ish) when we’ve just come back for a quick refresh before dinner and have had to turn them away, and we have to ask for towels, TP, and Kleenex. No big deal I guess.

Rooms are new and location is decent but would not recommend - basic things in the hotel don’t work and it’s made worse by the staff here who are not reliable - couldn’t get into the room due to faulty key, no heat in winter, missing TV cables, elevator rides slowed to the crawl as the staff make stops on consecutive floors… You’d expect to be able to relax when you get to your hotel, but you’d be wrong. During my stay in December, the room thermostats weren’t working. I was repeatedly told by the staff that they got it working only for it to be blowing cold air, and after hours of gaslighting me, then asking me to go to a different room where it still did not work, we had spent the whole night on these interruptions. During checkout, I told the front desk about this and a manager said they'd follow up to make things right - Never to be heard from again even after went so far as to share my contact information. Hotel has a lot of potential but my stay was so subpar, felt like a "soft opening" where a lot of things in the hotel weren't working correctly and communication kept breaking down. Once they work out the kinks, it could be a good place to stay but until these reviews start leveling out you may be wiser staying somewhere where they have things figured out already.

While the hotel is newer and in good location, the service and staff are disappointing as other reviews have indicated. Our room was not clean when we arrive and when I very respectfully requested for a different room, the front desk immediately said no without checking even though the ihg website clearly shows several availability for the same nights of stay if you want to book more rooms. Our room didn’t have any glass for coffee and when I asked for a glass or cups, the restaurant staff responded that they can only give plastic cups.

Like what others have experienced, the staff needs customer service training. I would submit official complains at ihg also.

Catastrophic front desk staff that should be fired! They charged us 1123$ for a room that costs 614$+200$ deposit for 4 nights! Thank god our foreigner credit card didn’t validate the transaction! We had a meeting and we were in a hurry! And because of the idiocy and unprofessionalism of the front desk staff, that failed to do a simple task such us a check in of an IHG member, a task that should take 5-10min took 45min, as they had to call the manager to fix their mess! And made us loose our appointment which is one of the reason we came to New York In The first place! So I am not at all happy with the front desk AT ALL! Also you should update the hotel location in google maps and Apple Maps because it’s wrong and it frustrate the taxi and Uber and cab drivers to find it and so it does to us! Thank you!

All in all this hotel was what was expected: Reasonably priced newer rooms, everything worked more or less as advertised, rooms are pretty small but this is NY and it's not the best area of town to stay in unless you have meetings there or want to go to the WTC.

Check-in was slow. Breakfast food was very solid, but not buffet.

This hotel isn't opening until at least the 30th of January IHG have done nothing to let guests know or to rebook them. Their only option was to pay $1200 more to stay at another one of their properties. You spend hours on the phone trying to get through to anyone who could put it right only to be told that they can't authorise anything other than rebooking a holiday Inn express in the Bronx for $450 a night. It's caused immense stress for me and it will be a cold day in hell before I step foot inside another IHG property. I don't know what the other review is doing here as the hotel is 100% not open.

Don't make the mistake of booking it to find out its a building site when you arrive.

I have never been treated so badly by a global brand do yourself a favour book a Hilton, Marriot or a Hyatt.

Traveled with our women’s college tennis team to New York/New Jersey, searched, high and low for a great deal and location and this was perfect.

Manhattan is a great place to stay, but I really enjoyed the financial district little quieter, but many options and things to do, this hotel is perfect for location, three subway stops within one block, and a easy 8 minute walk to WTC.

The hotel is almost brand new, the rooms are fantastic all the amenities you could ask for, and probably the nicest hotel staff we have ever encountered. Every time the team and I entered the lobby we were greeted as if we were the only people staying there.

The food at the restaurant is delicious, plus you have a good deli next-door, and just down the street a pizza and bakery, under the same name (Siena) which got most of my business because of the supreme croissants.

Alexandra and Christopher worked with us hand-in-hand to help us make this trip memorable for the team. This was our third trip to New York as a team, every hotel we stayed in has been fantastic, but this one just absolutely blew us away, the girls are already asking when can we go back!

Location is perfect!
Staff is friendly and professional!
Absolutely will return!

Just had a very enjoyable 8 night stay at the hotel. Warm welcome at reception and our double queen room was very clean,spacious and comfortable. Beds are very cosy and the shower was great with lovely shampoo, conditioner and body wash on tap.
Highly recommend you eat at the small restaurant downstairs in the hotel. Excellent value for money with very tasty food ,check out their extended Happy Hour. Great friendly service from Finn and company.
Good places to eat just around the corner from the hotel too and well located for the Subway for easy commutes around the city.
We were on the 8th Floor but could hear the rumble of the nearby subway lines during the night….recommend higher floors if you are light sleepers, however this didn’t bother us as we found the hotel to be very quiet.
Wouldn’t hesitate to fully commend all staff at the hotel and we definitely look forward to coming back for a return visit hopefully soon.
