We’d just arrived at the Beacon Street Guest House for a 4-day, 3-night vacation. We got to our room (Longfellow, #41) and my wife said, “OK, we’re in Boston, what do you want to do first?” What I wanted to do first was head to the Home Depot and drop a few bucks on supplies to make the room more habitable. Spackle to fix the cracks in the plaster, primer to cover the water damage to the ceiling, paint to cover up the whole mess. Some miscellaneous hardware to reattach the light fixture falling off the bedroom wall and the medicine cabinet falling off the bathroom wall. If I was really ambitious, I’d replace the salvage-yard shower enclosure held in place with drywall screws that still stood half an inch proud of the fiberglass surface. Maybe even rip up the tatty, stained carpet and replace it with something amenable to bare feet. Seriously, the whole room looked like it had been slapped together by people who will never, ever be referred to as craftsmen. Then there’s the furnishings – yard sale stuff from the wrong side of the tracks. The microwave was broken - wouldn’t work at all. Opening the mini-fridge door was an exercise in diplomacy because the handle was falling off. Another reviewer described this place as ‘backpacker quality’, which is pretty much on target if you’re not a particularly discriminating backpacker. But to be fair and balanced here, I will say that the location is quite good, the nightly rate (about $248 in our case, taxes, etc. included) was about $200 less than actual hotels. The outside of the building looks great and the public spaces inside, including a spectacular staircase, were quite nice. On our way out, I got a peek into a couple of rooms on the second floor – just a peek from the doorway – and they looked pretty nice. To be honest, I might give this place another go, but only on the second or third floor, because it looks like everything north of that may well be as bad as the Longfellow room. One last thing. These guys really should work on their communications skills. When I made my reservation online, their website went into a loop and I got no confirmation. I called their phone number – many times – and never got anything but a recorder. An email inquiry was finally answered a day-and-a-half later with my confirmation. One line of that confirmation promised that late arriving guests (like myself) would get instructions on entry five days before their date of arrival. Day one came and went. On day two, feeling a bit anxious, I tried calling again – every twenty minutes for close to two hours – until a human answered the phone rather than a recorder. Got a reassurance that instructions would be sent immediately through booking.com. Thankfully, I had the presence of mind to ask that they be copied to my personal email, because the booking.com instructions didn’t arrive until 9/30, less than eighteen hours ahead of our 10/1 flight out of Phoenix. Could have led to some serious anxiety if I hadn’t covered the bases myself.

I self checked in on a Sunday, and was dismayed to find my room filthy! I was in the Longfellow room. I had to clean the bathroom before I could even use it. There was no one to call and complain too. I had read the reviews that it was outdated and a little shabby, but that doesn't bother me, however, filth does. I was attending a conference and was mostly just sleeping and didn't need fancy accommodations. On Monday morning I went down to complain and was told, they would send the maid to clean. When I returned on Monday evening at 10:30 pm, no one had cleaned the room. Another conference attendee took pity on my and let me share her room at her hotel. I did receive a very tiny refund for checking out two days early, but is paltry compared to my 4 days start for $1,000. The only good thing about this place is that it is centrally located.

I am sorry you felt this way, I do not usually answer these as everyone has there own opinion, but this was unfair ,. When you came to the office and told us we went up and cleaned the things you showed us in your pictures. Yes we gave you a refund of 150.00 for the inconvenience,and you told booking.com it was a security deposit that we refunded which we do not charge. You also never came back to us and said you were still unhappy and just left which was your choice we try to work with all guests to make them happy during there stay.

The room had no air conditioning despite the website saying they all do and the person we spoke with when booking that reassured us it would. It was 62 degrees outside and 87 degrees in our room. There was no curtains at all, only the cheapest mini blinds on the market that don't block any light at all. I did not get one minute of sleep the entire night!!!

My wife and i spent 5 days in Boston. I booked the Guest House. The location was excellent. Our car stayed parked pretty much the whole week. A 15 minute walk to Fenway, and a 30-40 walk to downtown. Clean room, and thank goodness for the window mounted A/C unit. We shared a bathroom with 3 other rooms on the same floor. This was not a problem whatsoever. The bathroom could have used more maintenance visits during the day. The waste basket was overflowing at one point. Soap and shampoo was provided. I believe it to be a great location for the budget conscious traveller. The front desk is staffed only between 9-3 I believe.

We were late booking for a trip to Boston and did not want to pay $500 each for a hotel in Boston or Cambridge. Being experienced travelers we knew we could survive sharing a room for 2 nights. The room itself--garden level with two twin beds--was acceptable. Small bathroom, but fine for the price. The wifi worked well. But there were issues. First, we were not given a code to get in. We booked using Trivago. We showed up exactly when we said we would and there was no way to get in. We called the number and left a message as there was no answer. Fortunately, another guest let us in. They never called back. We had no towels. A search found the laundry room and towels. The next AM my travel partner went to the lounge to work while I slept. There was a man sleeping on the couch and the front door was propped open. So, as I said, there are issues. On the plus side, while weak, the AC was acceptable and the beds were good.

The hotel is in a nice location at the Fenway end of Back Bay so it's only about 6 mins walk to Newbury Street or Boylston Street. There is no lift so it's a long hike up the stairs if you have luggage and are on an upper floor. I booked online having read all the info about this hotel. I found that my long/thin single room on an upper floor had no air-conditioning despite the fact that their website claimed all rooms are air-conditioned. I couldn't sleep at all in the stifling heat and had to leave after one night. It took quite a deal of persuasion but eventually the guesthouse arranged a refund as I had booked for several nights. The bathroom was tiny and the shower was the second smallest I have ever used.

We stayed in the Adams Room. The best thing to say about the room is that it was on the ground level and very close to the parked car. BTW, parking was $30 extra a night. The room was tired and old with furnishings that looked like they were chosen at Goodwill. The spreads on the twin beds were old and unattractive. The patterned sheets that didn’t match could have been from a boys’ bedroom. The bathroom needed remodeling because one vinyl floor was laid on top of another. The shower was phone booth size. One bed was sunken in the middle. The curtains reminded me of a funeral home. The pictures shown on the site are much more attractive than the actual property. There are a few restaurants nearby in easy walking distance.

Cannot believe that this place charged what it did for little more than a flophouse. Looking st the reviews going back to 2005 the place hasn't improved one iota and noticeably the manager never bothers to reply. My poor partner had to lug a heavy case up to the fifth floor, at least someone was there to help. The room looked ok ...at first. All the stained glass was peeling off the windows; dirty sticky carpets everywhere; horrible dirty bathroom with the sink falling off the wall and the bin not emptied. Flat pillows which provided no support at all. The shower was so small youneither froze or scalded yourself waiting for the water to heat up as there's was no room to avoid the water. Noisy doors so hard not to disturb other guests if needing the toilet in the night; had to bang on the wall as could hear every word next door late at night. Clearly left the sign on the door requesting service in our room. Got back to find the AC unit had been removed (there was a note to this effect), think towels were possibly hung back on the door..bed UNMADE. Vacuum cleaner left on landing since we arrived. Noisy ice filled fridge which we had to switch off. My partner's hat fell on the floor behind the chair and came out covered in dust. I wouldn't recommend this hovel to my worst enemy. Felt like I needed a shower on leaving the premises...and goodness knows what scuttled under the cupboard in the hall as we left. I would rather have stayed at the Bates Motel than this dump.

Very disappointed...no A/C on a 90 degree humid Boston night. The room was dingy with peeling paint and the shared shower was dirty. We were so appalled we left town on the midnight train and never slept there. Truly a gross misrepresentation!

Stayed for one night only, thankfully, and was very disappointed. Very dated, dirty, bathroom was horrible - crooked toilet, tiny shower, slapped together with makeshift tiles, etc and hated using it. Bed was lumpy with a smelly bedspread, kitchen cabinet has 3 random items in it and floor was dusty and needed a good cleaning. Everything needed a good cleaning. Coffee was free and good!
