We booked expecting a moderate priced hotel experience based on price and reviews. We booked through Costco and this was the best option available as our preferred hotels were booked for the holiday season. The full kitchen and washer dryer are great options. The problems started at check in. The storms in November broke the air conditioner system and as a result there still is no air in any rooms when we checked in in late December. They did not notify us of this prior to arrival despite this being an issue for over a month. The answer from the staff to deal with it was to open your bathroom windows and the patio door. This provides some relief when there is a breeze but the room gets down to 77 at best. This would be bearable, even with the wind tunnel it creates, if not for the constant smell of marijuana being smoked by units on their patio despite this being a no smoking resort. The smell is constant, at all hours, including waking us up in the middle of the night, as we have to sleep with the patio door open to get to a reasonable temperature, and it leaves the entire unit smelling skunky. If you are going to require people to have windows open to be at a bearable temperature at least enforce your smoking rules to ensure everyone has an enjoyable experience. Pool is not heated and in the shade for most of the day so it is not really usable on an 80 degree day with water temp in the 60s. No access to a useable beach only compounds the disappointment. In hindsight I would have waited and booked one of the Westin resorts again in the same area. They cost a little more but the additional money is well spent. Save your money and yourself from aggravation by booking here.

Stay away for this property!! Very limited choice of restaurants nearby. The front office at check in told us that the AC is broken for the whole building and are working on fixing it. It was never fixed till we left on 12/22. The windows/doors had to be open which caused wind howling issues in the night without proper rested sleep on our vacation.

First off RK1209 has a fantastic view. Then we go downhill. The unit needs a major cleaning and upgrade. And it is dated. Yes the kitchen has a new refrigerator, dishwasher, oven and granite counter tops but that’s it. The bedroom windows and windows ow tracks and screens are filthy. The louvered windows are dirty. The carpets are dirty and need to be cleaned and the carpet in the living room needs to be re-stretched. We never wear shoes in our home or anyone’s else’s are feet were dirty from walking on these rugs. We cleaned the unit. The vacuum had not been cleaned and it smelled. We washed the bed sheets and mattress protector. The mattress protector had stains of an unknown substance. It mostly came out in the wash. The Lanai was dirty with old bird feces as well as the railings and tile floor. The air conditioning broke throughout the building on the third day of our trip and wouldn’t be repaired for about 3 weeks. Several day later the electricity went out. It was just out at the Royal Kahana. It was back on after a day with a temporary fix. The electricity is now being upgraded. They brought in a huge generator to handle any further outages during the upgrade. We notified Itrip of our problems they immediately responded with reimbursement of our cleaning fee and some of our rental monies and offered to have the unit cleaned. We declined because we already cleaned. They brought in a room air conditioning unit for the bedroom. A few days into the trip a large piece of paint in the kitchen ceiling hung down. Two days before we left a water leak appeared in the ceiling of the bedroom. We notified itrip on both. We made the best of the situation that was presented to us on this rental. We would hope itrip would better police their properties that they manage in regards to cleaning and maintenance especially RK1209, Or hold the owner responsible for these issues before the unit is rented. Last thing RK 1209 sits across from the trash depository as well as any unit with an 09 as part of a room number. Very noisy and sometimes you get garbage smells. We rented various units throughout the building for many years. This was our first bad encounter with a Unit at the Royal Kahana.

This was our third time staying here. We've enjoyed our room all three times and this was no exception. Our garden view studio appeared to have been recently renovated - at least the bathroom and kitchen appeared to be new. It was very clean, but there was a slight odor in the carpet - I might recommend getting rid of the carpet and just having the whole floor tile. Even though this was a garden view studio, you could see the ocean from our patio and even from inside the room if you were standing in front of the patio. This was a ground floor room. The advantage is you don't need the elevator, but you don't have as much privacy since other people in adjoining units can walk in front of your patio. The kitchen is a full kitchen and we prepared all our breakfasts here and then went out to dinner in Lahaina. They also include a blender so we enjoyed most of our drinks here, too. The unit also has a dryer and washer. That came in very handy in drying our towels. The pool area is very nice and we normally really enjoy the pool. Unfortunately, the pool was too cold for the week we were here and it almost spoiled our trip. The beach in front of this condo complex has sadly eroded over time, but you can easily walk behind the sand bags to the full beach next door to the left. Across the street is a small mall with a general store, a coffee place, and a restaurant/pub, as well as a McDonalds. There are also some other restaurants within easy walking distance. If and when we return to Maui, we don't think we will stay here again, mainly due to the pool being too cold. It really did put a damper on our trip. I'm sure other people complained, too, but the problem didn't get solved. When your pool is one of your biggest selling points, you really need the pool to be at a suitable temperature for your guests.

spent about 2 weeks in december 2021 here. pool area will soak up all the morning sun you want before you head to the beach. EVERYTHING you need is within walking or driving distance. Lahaina and Kaanapali are south, Kapalua and beyond are just north. very centrally located!! would stay here again
