I literally hate writing reviews, but this one was important for me to do because Modern B&B so exceeded my expectations. Houston was hosting one of their largest conventions, so hotel rooms were an enormous premium. I decided to look further out and came across Modern B&B. The price seemed a bit low, which is usually a clue of something wrong, but I decided that it was because there were common meeting areas. Turns out it is a collection of townhouses, so the common areas are kitchens and living rooms. Lisa, the owner, is simply amazing. She not only upgraded me to a more private room, but invited me to join them socially for two amazing dinners. I met some of the neatest people, ate incredible food, thoroughly enjoyed my time and felt so at home. The room was clean and comfortable. The location was absolutely perfect. This is a great option both for short and longer term stays. This will be my go-to place in Houston each time I visit and I look forward to doing so again soon.…

The Modern B and B in Houston’s Montrose neighborhood is a hip gem. Funky modern architecture and a great vibe from innkeeper LIsa and her terrific staff make the place feel like home. Breakfast made to order is a real treat. Wonderful!!!

A sweet place to stay in the city of Houston. They have a variety of nice accommodations in a couple of buildings on Hazard Street. Safe place to stay. Close to many good restaurants, bars, and businesses. Breakfast is delicious with a great variety and generally good company.

I have stayed several times in this B&B and can attest that the owner is always caring for her guests, even cooking dellcious breakfast for all. The hotel room is very clean, hot water always and the bed is very comfortable that lets you sleep endlessly. It is quiet inside so you don't hear other neighbors. The location is stellar, just blocks from many things to do in Houston and definitely recommend it a lot

Modern B&B is a great place to stay. The common rooms for breakfast or just hanging out have an inspiring atmosphere, are comfortable, and spacious. Our bedroom was cozy with a spacious closet. Our bathroom had a tub with a strong shower and plenty of hot water. We enjoyed walking in the neighborhood. A grocery store is only a couple of blocks away, a chocolate store is just around the corner. The best part of Modern B&B is the kind and friendly host, Lisa, who cooks terrific breakfasts, and keeps coffee/tea and more available during the day. Modern B&B is close to downtown, close to the museum district, and really gives you a good impression of life in Houston.

Modern B&B is for the serious traveller. The amenities/accomodations and the management is geared toward making your journey through Houston very special. I stayed for a week and was afforded privacy when I wanted it (rooms are very quiet) and engagement with my fellow travellers moving through Modern B&B. Oh and I can't say enough good things about the staff here - very warm and helpful. An enthusiastic five stars.

Good location and friendly hosts who were very accommodating. A very pleasant stay. We enjoyed the stay very much and got a good deal through Trip Advisor. The B&B is situated in a pleasant residential neighborhood close to museums, restaurants, and is convenient from major thoroughfares.

Lisa was very welcoming on arrival and soon had us settled in. The building was amazing and quirky at the same time. The room was spacious with an en-suite bathroom with a great shower. Breakfast was plentiful with Roxanne on hand to cook your eggs on demand. Lisa was a star, full of local knowledge and really looked after us. A big thank you to all.

this airbnb pretends to be a bed & breakfast hotel. it is run by an overwhelmed woman named lisa who attempts to multi-task but is not very good at it. lisa insisted i pay in full for three nights when we arrived. as i tried to give her my credit card, she kept running away from me to wash a wineglass, check in another guest, take a complaint phone call, and another phone call from her italian hairdresser girlfriend ("i have to take this call -- if i don't, my friend will get upset and she does great hair.") i looked in lisa's refrigerator while she run in circles and it was crammed with dripping food containers. thus, we did not eat breakfast at the modern b&b during our stay. there was a rusty, old key pad entry to our room and needed some finger strength to operate -- you had to hold in the last number as you pulled the door open. it did not work easily. the room was small, dirty, and dimly-lit with one broken bedroom reading lamp, a broken bathroom light fixture, no drinking glasses, no bar soap, one small towel rack, no hand towels, no tissues, one washcloth for two people, and three dingy thin towels. there were three large half-used bottles of shampoo in the shower/bath and a dirty container of cotton balls on the sink counter. (i put everything in a drawer so i did not have to look at it during my stay.) the toilet had some poop left on the seat rim from a previous guest. we asked for it to be cleaned and lisa sent a guy with some windex (!) to wipe off the poop. needless to say, it was not cleaned off and we had to clean it off it ourselves. i tried to find the room we stayed in on the modern b&b's website and i could not find the exact room. i will say the images on the website must be from many years ago -- the whole place is rundown now. the website is VERY deceiving. the only pluses were that the room was quiet and we were able to park in a driveway next to our door. of course, there was a tent in the way in the driveway: crazy lisa hadn't managed to take it down after the yard sale she held for a friend a few weeks prior to our stay. one more thing: we were told after we stayed there by a local that the neighborhood was unsafe and there were a lot of car break ins. i do not know if this is true.…
