Legendary Texas Polo Club at Phillip Manor Square in Boerne. A somewhat subtle gem. You gotta know the address to find it because there's no big, gaudy signage out front. So many wonderful things to say about LTPC....where do I start? I'll start with what's most important to most folks: the room. There are four suites and all of them are exquisitely furnished and give guests a glimpse into the host's adventures in Africa. You can't go wrong with any of the rooms. They are all spacious and have comfy beds, mini frig, French press coffee maker and plenty of coffee (No one cup coffee makers here), mini frig, TV and Wifi. Each suite has huge showers (some also have a soaking tub). The Henson Suite is where we stayed. It has a steam shower that is fantastic after a long day of shopping or walking the River Walk in nearby San Antonio, which is what we did! This suite has a private entrance to and from a balcony overlooking the gorgeous gardens (at night, it's magical!) Enjoy your coffee here...listen for the sound of a chime in the garden and the smell of a blooming magnolia, in summer. Each room has a comfy sitting area and amazing views. Don't forget to walk through the gardens. There are hidden sitting areas where you can sneak away with a book, borrowed from your suite, and just let the world's troubles fade away. We will definitely be back! Thank you LTPC!

This is such a cool historic hotel right on Main St and convenient to everything. There are only 4 rooms and we were the only guests. We loved our stay there. Brent is such a nice person and was very helpful. They have tried to do things to mask the street noise, but it is difficult to do. We stayed in the Roosevelt room and it is so nicely appointed. There is no cable, which for us was fine. They do have netflix in the rooms if you find the need for some TV watching. We just enjoyed the ambiance of the place and the huge wrap around porch. Craft beer is free. They do have a bar downstairs, but we didn't go there. It is pricey, but it was our anniversary and it filled the bill of something different.

Pros: Beautiful decor. Cons: Traffic noise is a deal breaker. This inn is located on one of the busiest streets in Boerne and the traffic is non-stop 24/7! The inn is extremely close to the road, so you hear EVERY car that drives by. Also, I think it is overpriced for the area. Such a shame, because if it was not located to close to the road it would easily be a 4* inn.

What a stunning small hotel. Great care has been chosen with the finishes, and they have some fabulous and unique items. The light fixtures throughout the hotel are just perfect. The grounds also cannot be beat- there are gardens and secluded sitting areas, as well as several large patios. We stayed in the Roosevelt room, and loved it. It is in the front of the house, so you do hear road noise, but not at night, and they have a white noise machine. The train setting was very mesmerizing. The room is very spacious, and the newly tiled natural stone bathroom looks like it could be brand new. The shower was another treat- several body sprays and a rainfall showerhead. The bed could not have been any more comfortable- it had a memory foam topper and you will not want to leave it ever. Lots of little touches, including an upstairs guest only sunroom, which is a great place to also spend a rainy afternoon. The downstairs has many rooms to explore, and great art. And that beautiful staircase. It is such a comfortable place, you immediately feel at home. They did a fantastic job updating this historic propery. You can also walk to the many restaurants and shops of Boerne.

I have travelled all over the world and can honestly say this is the nicest BnB and grounds I have ever seen, and I did not even stay in a room (yet) . I stumbled across this on the web and the pictures were amazing. When I arrived, it was even better than the photos which is rare. One of the nicest historical adaptive re-use of a historical buildings I have ever seen. Nothing from Home Depot or Lowes is in this facility. I had a nice whiskey at the pub and back courtyard, I was ready to move in and retire here! Don't pass this place by, and worth the drive from any city in Texas.

I stayed here for the second time over Christmas, a relaxed environment with comfortable rooms, great interior. The place would be very great for an intimate indoors party and the outdoors looks great for a big party or concert. The staff are friendly and never in your way. I felt like a princess in a castle because of the great care.

This is one of the best B&Bs I have ever stayed in, and I am a very selective traveler. It is impeccably decorated, has a very relaxed and welcoming atmosphere and the staff was very attentive and friendly. The owners have clearly put a lot of thought and effort into even the smallest details. Electric candles in the room, scented aromas/oils in our room upon arrival, complimentary refreshments with a refrigerator just outside the door to our room, cozy sitting areas and nooks throughout the property, and beautifully groomed and landscaped gardens with an amazing back patio area. The staff treated us as if we were royalty, even lighting up the hundreds of veranda lights on the back patio so we could sit and enjoy the evening-all done just for the two of us. We were in the Henson suite with one of the best steam showers we have ever had in even the finest of hotels! We will definitely return to this fabulous inn and will now judge all others with this B&B as the gold standard!

We have had the opportunity to visit several bed and breakfasts across the country and throughout Texas, however, none have had the unique charm, and attention to historic detail as this one. The furnishings are stunning, even tempurpedic comfort on the beds. Take a walk back in time, with all of the conveniences of today. The owner has done everything with the attention to detail warranted by a five star resort. It is in the amazing, and perhaps overlooked, town of Boerne. Great shops, superb restaurants and a beautiful location in the Texas hill country. If you haven't visited this town and this bed and breakfast, you have missed out on one of Texas' greatest treasures.

We stayed for a week in the Roosevelt Room while visiting friends in Boerne. This is a lovely inn, in many ways -- imaginative decor on themes of famous world explorers, beautiful gardens, nice shared spaces for sitting, reading, and playing billiards. It would be a splendid location for weddings, anniversary parties, and such. However, you need to consider two things about the lodging. First, the inn is just 10 feet away from the four-lane main road through town, and although the loud traffic noise tapers off (mostly) after about 10pm, it starts up again at about 5am. All the rooms have windows facing the highway, and the windows lack double panes that might reduce the noise. If the traffic noise will bother you (and it did disturb our sleep), consider the Henson or Livingston Rooms, which have windows facing the highway but are a bit further back from the road. Second, there is a bar on the ground floor that is open on Fridays and Saturdays from 5pm to around 11pm, directly under the Roosevelt Room. Again, if the noise of throbbing music and chattering customers will bother you, avoid the Roosevelt Room.
