Excellent and charming welcome. A really good night’s sleep.
The breakfast was substantial but let down by very poor quality bread. Nice fresh bread would have raised the score to 5 star.
Not one of your modern boutique hotels or anything like the chain hotels (premier inn/travelogue/holiday inn etc, this one is in a class of its own.
Full of character, very very friendly owners/staff and beautiful big rooms, especially the ones out the back overlooking the gardens. Loved watching the birds and squirrels. If you put modern furniture in here it would ruin it and it would loose its characteristic features, especially when it’s 200 years old.
Room was a bit chilly when we got there but an extra radiator got put in and with the heating on it soon warmed up, The huge bed was so comfortable, and all the facilities to have a lovely cuppa when we awoke.
Breakfast was plentiful, and we opted on a full English before we hit the road. Delicious, freshly cooked and plenty of tea/coffee 😁
Christmas decorations throughout the downstairs were beautiful, especially the humongous tree in the room, and a huge log burner going, I’d love to have stayed in that room longer chatting away to them, so warm and inviting.

I booked this as an alleged "special deal", intending it to be a treat for my wife after what we knew would be a stressful day. To be clear, though, this was by no means a "cheapie". On arrival, the entrance was not via the idyllic frontage shown in the picture, but via a back door into a minuscule reception area. Having carried our own bags up a tiny winding staircase we were shown to a reasonable room. On asking about the evening meal and bar facilities we were informed that there were not any,but that there were some pub/restaurants within walking distance. Beware, we are talking a 20 minute walk here!
As stated, the room was reasonable, but it was necessary to jam a towel behind the bed headboard due to its bashing on the wall at every move, the shower was unpredictable and the ceiling/walls seemed to indicate serious water ingress issues in the past.
In the morning we went for breakfast at the time arranged but found that the communal large breakfast table was still packed. Stepping to one side, we found ourselves in a very pleasant large room, a credit to any country hotel. A nice bar in the corner. We asked if we could use the room (wondering if we had got the wrong impression of the hotel altogether) and were informed by the owner that it was her sitting room, but we were welcome to use it while we waited.
Breakfast was - well - alright.
I try to be scrupulously fair when writing reviews, I know that people's livings can be affected by it, but we were very, very, disappointed.
The impression that we had was that this had been a very pleasant country hotel but that it was now, for whatever reason, being run as a B&B. If it had been advertised as such, I would have considered it to be of an average to good standard. But it wasn't so advertised..
They call themselves a hotel - OED definition: "An establishment providing accommodation, meals, and other services for travelers and tourists". In my humble opinion, they do not conform to this definition.
In conclusion - a competent B&B, a very poor hotel.
The furnishings are extremely dated and I would recommend cheaper branded hotels which have softer more comfortable furnishings and for your stay importantly having a bar , lounge and or in house restaurant which this place doesn't have.
The picture of the property is a little deceptive - you don't see this as the property is approached via the rear up a tight little lane. Parking is ok if a little constricted..
Jenny the proprietor is a very friendly and helpful lady. She was waiting at front door when I arrived and helped with my bags and showed me to the room. Decor not to everyone's taste but ok for me - old school brown furniture, a look I personally like and have at home.
A big drawback was the lack of a comfortable armchair. Two carver chairs made up the seating and while they looked good, they were not good to sit in. I ended up mainly sitting on bed, which was very comfortable - bedding was fresh and cosy. Still, a decent chair would have been welcome. The night I stayed there was stormy weather and the sash windows rattled a bit but no big deal.
The ensuite was ok - shower control outside of the curtain made adjustment a bit haphazard. Ensuite was clean. Plastic drinking glasses I felt were a bit downmarket - a couple of wineglasses would have been a nice touch. Towels fresh although bath towel a bit small for a large chap.
All in all a good stay but without breakfast at £65 I feel it was rather expensive.
Jenny fixed a fabulous full English breakfast (It does cost extra). My only complaint is that the mattress was quite hard and my wife didn't sleep too well.
Yes, the décor is dated but it's what I would expect at a B&B. If you want modern you should stay at a Holiday Inn!
Room was on the 1st floor. The one window did not stay open on its own so wedged it as very hot night. We had arranged to come in later but arrived earlier and were shown to our room. We did not know if we were allowed to use the campers facilities, lounge etc. but as we were in and out all the time it didn't matter. We could walk from there in about half an hour to our friends on edge of Portchester but there were no lights for a long period from turning into the road, over the railway bridge and to entrance of hotel area. It is set in large open space and so gives it a country feel.
We did not have very hot water but on checking out we got a very good discount. We thought the price was a bit high and we did not have the breakfast there as £8 each extra. We are travelling around so need to be careful of our budget.
