We stayed at Harbors Landing during the Martha's Vineyard Afro-American Film festival on a busy high season weekend. The room was modest as advertised, but spotlessly clean and comfortable.Because the prior guests left early, it was ready for our arrival at 11:00 and we're able to check in right off the boat. We had a delicious do-it-yourself cocktail hour on the roof deck. The common kitchen was very clean and a young man was singing to his girlfriend and it was charming. The receptionist Carlene and her boss Bonnie went out of their way to solve a credit card problem for us, and to save our reservation. Their recommendation for a wonderful wonderful restaurant Deon's, with a combination of locals, MVAAFF producers and festival goers, and Caribbean customers, tucked away in a VFW Hall , made our stay absolutely marvelous. The money saved allowed us to splurge at Garde East, on the waterfront, and at Salvatore's two streets over. All walking distance!

Upon arrival, we were given a key to a room that was still occupied. While checking in, we heard one of the other customers ask if they could get a queen bed or have twin beds moved together and were told “No”. Then we were given a new room next door. Unfortunately, the room also only had twin beds. We noticed ants coming out of the bathroom sink. We checked the bedding to make sure there were no bed bugs. On the 3rd night of our stay, we felt “itchy” and pulled all the sheets down and saw some sort of bug (not a bed bug) and some ants. Needless to say, I was not very happy, and neither was my husband. We checked the nearby towns and found an Inn that we checked into the next day for the remainder of our trip. When we checked out and informed them of the issue, they told us that they were sugar ants and the exterminator was coming If you can find any other accommodations, please do so. DO NOT stay here.

I hate writing negative reviews so I will start with the positive: The hotel's location is perfect. It's right in city center, around the corner from the local bus terminal and ferry to the mainland. There are restaurants, grocery stores and other shops within walking distance. The price is amongst the lowest in the area, especially considering the property's location. The hotel features a lovely shared kitchen with two stoves and two fridges and we enjoyed making breakfast there in the morning. There are grills out front and a rooftop area for catching some sun. However, inside the hotel left a little to be desired. The rooms are a bit dated. While the bed was comfortable- the bedding, not so much. The towels were very cheap. It made me think to always bring my own towel and pillow perhaps. Our greatest concerns surrounded the availability of the front desk. They are only on site from 8a.m. to 5/5:30p.m. or so. I am sure they are all very nice but if you leave before they arrive or after they leave, checking in and out can get a bit harry as can asking any other questions that might arise outside of normal business hours. IF YOU WILL BE ARRIVING AFTER 9P.M., PLEASE CALL THE HOTEL BEFOREHAND or you will be left without a place to stay for a night as we were (the hotel has a score of lockboxes outfront but if your plane is late and your arrival is delayed and you aren't thinking about that asterisk that didn't previously appply to you as you were still trying to figure out if you could make the last ferry or if you should spend a night on the mainland, the hotel will not preemptively leave your keys in a lockbox or email you to confirm that you're still coming. They just shut down for the night leaving you stranded). Also, please note that this is a timeshare. It was designed for owners with a bit a bit more autonomy then a hotel guest who has never been to the property and isn't familiar with the setup. Again, the location is great. The price is great. The hotel room is quite basic but covers all of your needs. Just be sure to communicate all of your concerns to the front desk during their normal hours of operations as they are not available otherwise.

The room was like a monk's cell: barely enough space for two beds. We spent more time in the common kitchen and living room, but the common TV was often occupied by others. Worse, there was no thermostat in the room, so the first three days we were freezing, the last three we were too hot. Due to the in-window air conditioner, there was a gap between the upper and lower window sashes, allowing the (cold or hot) wind to blow in. On the positive side, the kitchen is very well equipped.

Harbor Landing offers great value and an exceptionally helpful staff. Manager Sandra and her assistant Bill go out of their way to make your stay top notch. While others have commented that some of the rooms are on the small side, each room has a flat screen cable TV, some have kitchenettes, and all are super clean. My wife and I occupied a room without cooking facilities, which turned out to be a bonus. We shared meals with other visitors in the community kitchen on our floor. Sharing travel tips and past travel war stories with new friends added to our awesome trip to the Island. A large TV/game room is also adjacent to the kitchen. The hotel is within walking distance to the harbor ferry, a bus stop, a grocery, village shopping, and a beach, and offers a large on-site parking area. When visiting, be sure to do Monday night half price burgers at the Barn and Thursday night all you can eat $10 pizza at the Loft, both in Oak Bluffs. Also, if visiting during the high season, use the buses which travel all around the island, hitting the hot spots.
