Very shady hotel. The room was very dirty and there were holes in the ceiling. The worst part of this place was the manager who was very rude to my wife and I. He literally yelled at me that he was gonna force me to leave and called me selfish after I called Booking.com to try to fix the price discrepancy that was discovered when we checked in. The manager wanted to charge us more than what we booked the room for. I immediately left after being yelled at and then the manager lied about us leaving the room dirty (even though it had only been about 2 hours there and we had only set our luggage bags down). They refused to give us any kind of a refund. Booking.com had terrible service in all this as well and wouldn't help us. I've never been treated so poorly.

Booked 2 nights here for a weekend getaway from tampa. We arrive to a motel that seems closed down, no employees to be found, we finally found a maintenance worker napping in a back room to check us in. Rooms were under construction with various appliances and furniture sitting out in the hallways of the motel and the dock area was torn apart and under construction as well, which could have been over looked if the room we were assigned was more comfortable. TV was not accessible, even basic cable or antenna. The bed was the worst I have ever stayed in and I am used to roughing it in hostels overseas, a small double, hard as rocks mattress and 1 stained limp pillow per person. The ac in the unit beeped every couple of minutes thru the night. I was finally able to get a hold of an employee via telephone, after our 1st night, who was not willing to offer any sort of solution therefore we had to cut our vacation short and drive the 4 hours home.

Rooms were very nice, but not supplied well. Pool is very beautiful but I’ve found a lot of trash around the pool. Blankets on both beds stunk terribly like dirt and sweat. Private beach to hang out and chill, and a great shore dive to go right under Blue Heron Bridge.

Open Waters Resort is the best location to dive the Blue Heron Bridge. It is so diver friendly. There is a set up to rinse and hang your gear to dry. The grounds are secure. The perimeter is fenced with a locked gate allowing in only hotel guests. No worries leaving gear to dry overnight. Rooms are clean and comfortable. Best sunsets from the patio. Daryl is an amazing host. Several restaurants a short walk away. This was our first stay and is the start of many future stays.

My family called up to set up dates this month in order to take a trip and when advised my dog is a service dog, they immediately requested registration. Upon trying to educate the guy on the phone, he would not listen and continued to state he had cameras and needs to see the dog is registered. Per ADA a service animal is not required to be registered. I advised the man i have documents from my doctor (which i do not have to provide since that is regarding my disability) and he refused and told us we would have to pay for her as a pet. Attached are 2 photos from the ADA website.

I found the room online, the online reservation system stated TOTAL PRICE in bold was $260 for one night. I went ahead and placed my credit card information to pay for the room. Once the payment went through, I received a conrmation with the Total Price of the room and another Grand Total Price of $393. There was an additional $140 for the night added to the charges.I called several times to cancel the reservation 48 hours before the check in time. They did not help me. I emailed them. One hour before the check in time, they told me they would not cancel my reservation.

The owner replied to my message on google above. Look how disrespectful and condescending they were below. They said they were sorry I could not afford their price, they said if I wanted to book a budget room later to call them back:

"YOU COULD NOT AFFORD to pay our taxes and fees so you cancelled and lost out on a perfect and relaxing getaway at our Resort on our private beach..Your review will not affect our reputation so SHAME ON YOU. When you are ready to book a more affordable bungalow in your budget just give us a call and we will give you a great deal."

The manager and owner are very rude and unprofessional, plus the place is not worth the money at all. This is a horrible place save your money and go somewhere else. I would not suggest this place to anyone.

The property is dirty, and under construction. I overlooked this because of its location, and the manger Darryl, who was wonderful.

I stayed for one night and was emailed my bill. I was charged for two nights, a $100 cleaning fee I knew nothing about and a $27 fee for using a credit card. Total: $600 for ONE NIGHT!

When I returned to straighten out the bill I was told to call the owner Carmelo. When I did, I was verbally assaulted, and he told me I was “Trying to screw him.” I hung up. He called back 5 times leaving increasingly nasty messages. I put him on call block.

I'm currently protesting the charges on Amex.
