Our stay at Grassy flats exceeded our expectations. What a beautiful tranquil property. The staff were so friendly and helpful. We were in the Wrecker house which was just perfect with the best view, we sat for hours on the balcony watching the sunset and even had a fantastic light show from a thunder storm. Would we return.. you bet we would.

We spent four nights here on our Keys vacation and we would highly recommend staying here. The rooms and grounds are incredibly well kept and you can tell the owners take great pride in running this resort. The things we liked about the room: very spacious, two sinks in the bathroom, large shower, large balcony overlooking the water, lighted magnifying make up mirror in the bathroom, full bottles of soap, shampoo, etc., beds were very comfortable, refrigerator in room. Also, there is adequate lighting on the balcony so you could read out there at night. Things we liked about the property: separate building for adults including pool area, pool was warm, plenty of chairs and areas to sit and relax all over the property, pier, coffee in the morning at the bar area, friendly resident cats. All the staff was friendly and accommodating, the general vibe there was very relaxing. They are about to open a restaurant and roof top bar which will be a wonderful addition. I almost hope they limit it to guests only and don't open it to the public. It is in a central location in the Keys; took about 1 - 1 1/2 hours to get to Key West depending on traffic. I cried the day we had to check out; this place is amazing! I agree with the small suggestion someone made about having cups in the rooms for water. Also not sure how often the grass that washes up on the beach gets removed. You can't really just walk into the water even at high tide. But you can't expect that at "beaches" in the Keys.

My wife and I were fortunate enough to stay at the Grassy Flats Resort for two nights this past weekend. First off, we arrived just after 3 pm on Friday afternoon and immediately felt relaxed from the second we walked into the lobby/front desk area. There is plenty of parking, covered and uncovered in the front of the building. Check in was super easy and we were given a tour of the amenities before being shown the route to our room. The personal touch of the walk around the property to see the tiki, both pools and water sports launch area made us feel like VIPs, and that was just the first 10 minutes of our stay. From there we went up to our room which is accessible by stairs or elevator. We opened the door to an amazing room with wood floors, beautiful furniture and a very modern bathroom with his and hers sinks. The view from the balcony was equally impressive and overlooked the adults only pool and beach area.

After a quick wardrobe change we made our way down to the tiki bar named "Barrel & Bale". The bar and surrounding area under the tiki included live edge wood furniture and was everything you would expect and more in a relaxing island tiki. There were table games (chess, checkers, connect four etc.) and a fire pit in and around the tiki that made the area super inviting and just a great place to hang out and meet other visitors.

We were impressed by the selection of beverages at the tiki however, while at the tiki we learned that the second best asset to the resort (other than the location) was the team operating it. We found that the team, more like a close knit family, took the time to engage guests and tell the story of how this place came to be and all it has to offer. I cannot say enough about each and every team member that went out of their way to ensure that we were taken care of. And while I did not attempt any of the water sports activities like Kite Boarding or Hydro Foil Boarding available, the team made it apparent that they had a passion for sharing their expertise in these areas with others.

All I can say is that I cannot wait to get back to Grassy Flats and I look forward to the onsite restaurant being completed later this year. That will eliminate the only reason we had to leave the resort each day and I am sure it will be as well thought out and successful as the resort itself.

My group checked out of the resort on November 21st. Via text message and verbally at checkout I requested to have a manger or owner contact me about our stay. I wanted to be able to speak with someone before posting a review, but as of December 3rd, no one from the resort has made contact.

Starting with the good: The Conch Suite had an amazing view of the pool and beach. The pool area, beach area, and tiki bar were great! It was nice being able to use the text messaging feature to notify staff of any problems or if we needed trash retrieval. The entire staff was incredibly friendly!

The suite needs to be updated with furniture that isn’t falling apart and deep cleaned. I’m not sure if any of the rooms at the resort have ceiling fans, but that would definitely be a feature to consider in a 3 bedroom suite.

The bad:
1. Our suite had roaches (specifically in the kitchen and living room area.) We were offered a different suite, but we didn’t want to have to pack up at 8pm for a room that could’ve had the same issue. Because of this, we ended up purchasing extra disposable kitchenware due to possible contamination. *A worker did come to our room the following day to spray/bait for the roaches. We did not see anymore after that, so that was good!
2. The beds desperately need to be replaced. Not only were they extremely uncomfortable, they are LOUD. I took a video of how ridiculously loud the springs in the bed were. You can’t quietly lay down and forget about trying to move around without waking someone up. I did request to 3 different people for *something* to put on the beds, but they were unable to provide anything. You would think there would be an attempt to add another comforter to help cushion the bed. I personally ended up sleeping on the couch.
3. On our last morning at the resort (around 7:30AM), an unknown individual used a key to unlock our door to let herself in. The woman did not identify herself and just said, “Confusion. Mistake.” When I got up to open the door, she was gone. I did address this via text message and verbally to the front desk attendee. This was completely unacceptable.

My wife and I came back to Grassy Flats after our initial visit Thanksgiving 2020. Back then, we stumbled upon it after a no-wind day at their cable park, The Lagoon. We knew we’d be back.

This is a must-book for kiters, beginners, those who want to learn (they’ll teach you), and those who just love being at the ocean at a chill place with awesome people that treat you like family.

When the wind is blowing you can quickly get on the water with the help of a kite caddie, who’ll have your rig ready and ensure you have an easy launch. The water is crystal clear and you may get lucky and see a stingray or a shark skimming along. After the sesh, you can pull up to the tiki bar and fill your ears with reggae beats while you reflect on a perfect day in paradise. Go to bed early so you can be sure and watch the amazing sunrise from a lounge chair on the beach, just steps from your room.

Oh and about the rooms. These are basically apartments perfectly set up for a week-long use. Full kitchen with dishwasher!? 2 bathrooms!? And internet fast enough to handle a full day of remote work.

We love this place and it’s an annual staple now for sure. If you plan to go to the keys, hit up Matt at Grassy Flats!

I loved my stay at Grassy Flats, 3 nights solo in March. This resort is a true hidden gem, fairly new from what the staff said. I stayed in the brand-new Galleon Suite, which was absolutely gorgeous (see my pics!). I appreciated having a couch and chairs to sit on and work from, though wish the wifi had worked on my balcony so I could have worked out there (maybe they hadn't extended it just yet?). The view from the balcony was beautiful, both pool and beach, with a great sunrise view and a hint of sunset out to the side. Galleon is on the corner of the building and resort, and it felt nice and quiet and private (not where all the families with kids were). The bed was comfy though the pillows didn't work for me.

The grounds of the resort are beautiful and well-cared for. You can tell the staff all really feel pride in resort, and they were all lovely and helpful, very friendly. Shout out to Mike at the bar and Alex at the front desk! The tiki bar has a really interesting selection of liquor brands and cocktails, a pleasant surprise! I didn't spend time at the beach outside of watching the sunrise, but saw lots of people enjoying it, and I did get to enjoy the pool a little (I spent quite a bit of time exploring the Keys).

I think Grassy Flats was awesome and would return in a heartbeat, and I'd give them 4.5 stars right now. I think they'll be a 5 star once they work out the kinks, and it's mostly little things that add up...stuff like the room not having body lotion, a glass to drink water, a blow dryer (the front desk found me one), housekeeping only on request, the phone didn't work so I couldn't call the front desk. Small stuff like that, definitely none of it big on its own but the little things matter at $750 a night (and are standard at hotels at a much lower one). But seriously, give Grassy Flats a chance and you will not be disappointed!!

Absolutely thrilled we booked this last minute. Everyone else with the group was at another large resort for an event, that just wasn’t our vibe. We hated leaving Grassy Flats to attend the activities at other location and spent as much time as we could at Grassy Flats.

The employees are welcoming, happy, engaging…the owner and wife were on site and you felt like an invited guest to their home. The vision and eco-conscious focus for this resort is more of what we need in hotel industry. The attention to detail to the property and rooms is prime. Landscaping. Beach. Rooms. Tiki bar. Live muaic. Outdoor lighting/security cameras were abundant.

There was even a pig roast w an amazing chef for July 4 for everyone on property. A new restaurant coming soon (we didn’t even here the construction noise so don’t let it deter you) .

I will definitely return just to visit this place again. See ya soon!

We stayed at the Grassy Flats for spring break with 3 kids ages 9, 6 and 4. If you are looking for a quaint hotel with thoughtful details throughout (beautiful wood tables, wood chess boards, fresh flowers in little vases, complimentary coffee in the morning) then you will likely enjoy this place. The resort has something for everybody, we stayed in a two bedroom suite with kitchen, living room and two balconies. All rooms face the ocean. The main areas such as the pools, the Tiki bar and the beach are tastefully decorated, landscaped and very well maintained. There is an adult only section, which allows for quiet relaxation. They have a water sport center if you are looking for a more active vacation (we rented their hobie cat and enjoyed time on the water), if desired you can take lessons in surfing, sailing etc. they are in the process of building a beautiful rooftop bar and beneath a more upscale restaurant both with spectacular water views. The staff stood out as incredibly friendly and helpful, they took pride in being a part of the team. We truly enjoyed our time and can highly recommend the Grassy Flats for families with children who are trying to avoid the big mainstream resorts, couples who are seeking a quiet getaway or people who are looking for a more active vacation. When the wind picks up, the locals come here to kite surfe before going to work. All in all a lovely place!

Great little get away. Close enough to Marathon, yet far enough away for peace and quiet. The beach is private and water is clear with nice shallow area to walk for long time. Comfortable rooms with good views.

We planned this trip to Key West on a whim and found this place on Google maps. We booked it because of its location being midway between Key Largo and Key West, and having a private beach to boot. We thoroughly enjoyed the facilities, including the free use of the stand-up paddle boards. The staff was incredibly accommodating and responsive to our requests. Even when we goofed up and locked ourselves out of our rooms way past 12 in the night they were responsive and quickly sent someone to let us in. The SMS text based mechanism of communication with front desk was also convenient and non-intrusive. Plenty of parking, adults-only pool as well as a separate common use pool, the calm lagoon like beach area which is perfect to watch sun rises, proximity to great food and drinks areas all add up to a great stay! Would definitely be at the top of our list if we visit this area again.

Yes I saw people fishing from the shore but there is also a pier you can fish off of. Honestly though the water is very shallow. You could walk out quite a ways and it might be 4 to 5 ft deep.
