We have just returned from staying at THE WATERSIDE ROOMS and can't speak too highly about them. We were returning guests and Judith and Eric greeted us warmly on arrival. My wife who is a ceoliac was well catered for, Judith even remembered what her preferences were from last year. We feel very fortunate that we discovered this holiday gem. The views from the garden are second to none, and a bird watchers paradise.

From booking the b&b to the moment we left the hospitality from the owners has been exceptional.
The place was spotless, beautiful, and so comfortable. I wanted some me time and it was perfect for that. The views just everything was perfect.

This is a special, tranquil place, directly overlooking the magnificent Solway Firth with its wonderful shades of light and colour. We stayed for three nights, and received the warmest of welcomes from Julie and Nic, with coffee and homemade shortbread.
The accommodation was perfect; a beautifully appointed bedroom with a very comfortable bed and pillows, a lovely sitting room, and an excellent bathroom with walk-in shower and underfloor heating. The decoration and design details throughout are a testament to Julie and Nic's considerable artistic talents.
They gave us great advice on local trails, and we thoroughly enjoyed walks near Annan and in Cumbria.
The breakfasts were a delight, full of flavour, and the homemade bread, yoghurt, jams and marmalade, pure pleasure. Julie made bookings for us to have dinner at a lovely restaurant, and kindly arranged taxi pick-ups for us.
She and Nic were the perfect hosts, and fine company. We'd love to return.

Great location with fabulous views, lovely apartment with a comfortable bed and very clean. It would have been the perfect break but for some concerns we had. Prior to arriving we had received a full list of rules only to be met by Eric telling us again about how to park our car and shut the gate! First mistake! The outside area they state you have access to is overlooked by the owners from their living area and they are watching what you are doing so this is not a private garden, lastly the noise from above is horrendous you can hear foot step and banging around all evening. Such a shame because the location and the interior of the apartment is beautiful. Oh and breakfast was average toast was cold and hard but sone good produce and homemade jams.

The reason for our recent visit was to attend a family funeral in neighbouring Annan. Because of the travel distance from Leicester, we decided to make a mini break of it, which we look back on with very fond memories, thanks mainly to our stay at The Waterside Rooms.
We are in total agreement with the other reviews so far, ours is an echo and we strongly suspect that this echo will continue to sound for as long as Julie and Nic remain.
We would also like to express our gratitude to them both once again, for making other members of our family so welcome in their hour of need - when their own hotel had turfed them out and they felt stuck for somewhere to go in these unusual circumstances during the short time leading up to the funeral. We had certainly never experienced such genuine, friendly hospitality before now. Quite outstanding!
Every day we get to see our treasured souvenir of our stay, displayed with pride in our lounge. Julie, for a very fair price, kindly transferred one of the photos we had taken on our iPhone onto a canvas - a quite spectacular view shot looking over the Solway.
We're just waiting for an excuse to travel back up that way, for our next stay at The Waterside Rooms.

Both the hosts made us feel welcomed on arrival. The room was immaculate, spacious and modern, with its own high spec bathroom and study. The views are spectacular looking over the Solway Firth and fantastic location if you love wildlife and birds. The breakfast was homemade and with local produce and lots to choose from and most importantly delicious. Would definitely recommend if you’re after a quiet getaway and want to relax. We will be definitely returning.

The welcome at the Waterside Rooms from Judith and Eric was most cordial and genuine. Coffee and home-made lemon cake on arrival was an excellent and unexpected touch. During our two night stay, nothing seemed too much trouble for these wonderful hosts. Our only regret was not staying a couple more nights. From the property, the view across the Solway Firth is totally uninterrupted and the reality is even better than the photos suggest. The landscape naturally changes with high and low tides. At different levels of the tide, there are various opportunities to watch a very wide range of birds or even just contemplate the total tranquillity and beauty of the landscape. We were also lucky enough to be around during the lambing season and even spotted a few rabbits. A totally stress-free environment. As the Waterside Rooms are virtually the last house along the lane, only one or two cars seem to pass by each day.
Every aspect of our stay was excellent and a great sleep quality is virtually guaranteed. The accommodation is both luxurious and very comfortable indeed. Breakfast ingredients were of a very high quality and the coffee was delicious.
Although the Waterside Rooms represent a total escape from city life, the town of Annan is only a very short drive. Judith and Eric’s recommended spot for taking dinner was absolutely great, with equally beautiful views over the Solway Firth.
Whatever you do, try to stay there for more than a single night, if you possibly can.

Glad to see from the other reviews that we are not alone in our opinions of Nic and Julie's Waterside Rooms. What a gem. We used it as a leisurely overnight stop on the way to Glasgow and could not believe our luck. The high tide on the Solway laps the garden wall and the 180 degree panorama is beautiful. It is great to have a separate sitting room in a B&B and everything was to a high standard with lots of stylish details.
We were made to feel very welcome in a comfortable, relaxed way and totally spoiled for choice at breakfast. The smoked salmon and scrambled eggs fortified us for the rest of the journey.
This B&B is not far off the motorway, so turn left when you get to Scotland.

Wonderful location, wonderful hosts, wonderful accommodation, wonderful food etc etc. Visited with my two children (aged 9 and 8) for 3 nights. Nic and Julie were marvellous. So hospitable and helpful. Anything you wanted was there for breakfast - and cooked to perfection. Kids were allowed to play in the garden - wouldn't get that at a hotel!!! And had a wonderful tour on the estuary which was adored by all. Stunning views .. each time I looked out saw something different. Simply --- wonderful! xx
