The service at this hotel was exceptional. We were greeted warmly by the receptionist and had our IHG status acknowledged with an upgrade and a happy hour. Throughout our 5 day stay we were greeted politely by the door staff. The Happy Hour had a good selection of drink and food with efficient staff.

The hotel itself is stylish and very relaxing. The pictures show the quality of the furnishings. Considering its location it is very peaceful. The pool and spa area is amazing with message chairs, a mood shower etc.

The location is fantastic next to a metro stop but also opposite some great restaurants and cafes. It is a beautiful area to walk around.

I highly recommend this hotel-it offers all that is expected by a 5 star hotel and goes beyond. You can both be in the centre of action but also have some peace from it.

Great hotel in Shanghai. Quiet with nice architecture and amazing courtyard. Breakfast served on top floor with nice view of the city. Not the ideal location, but also not too far from main attractions. A few good restaurants on the other side of the road. Worth to mention that it comes at certain price.

I stayed at Twelve in mid-June of this year. I was their for business travel, and since it is a boutique hotel I wasn't expecting much. However, from the second I pulled up to the door this hotel impressed! The service is attentive and very genuine, the hotel is immaculate, the location is perfect and centralized, and the design of hotel is practical yet impressive modernism. It had everything I needed for business, but also offered many small amenities that made me feel relaxed and that I was on holiday.

I honestly can't find one thing wrong with this hotel, it is amazing.

Excellent location and service (except for cleaning) at this hotel. Room designs/execution are not the best though: carpet on the floor looks dirty, blinds and curtains only completely open or close - no half way option. In fact,. A little suspect of the cleaning - throughout my entire stay there was someone's old dry contact lens on the floor. I was curious if it will get cleaned up during my 4 night stay, but it never did. Other than that, good experience. I wish the sauna worked in the health centre.

It is so rare that I felt compelled to write a terrible review but AVOID THE HOTEL AT ALL COSTS. My experience has been so shockingly bad that I found it surreal for such hotel to be part of the SPG Luxury Collection...in fact I bet they might have better service at the Holiday Inn.

I first booked this hotel for mothers day weekend, hoping to take her to a "nice" hotel for a break. When checked in, I causally asked the clerk how full the hotel is and whether it was possible for an upgrade, provided that it was not packed. The clerk said with the meanest tone that "if everyone wants a free upgrade we will be closed for business by now". I have never heard something so mean from a luxury hotel, that is, before she even checked if I have enough SPG pointed to be upgraded! She checked and then said, again, with a very annoying tone, "you dont have enough points to be upgraded. It is our policy not to offer upgrade to just anyone." By that time I felt properly insulted but she didnt end there. She went on to lecture us, "Nice hotels dont just upgrade anyone." By this time my usually timid mom felt compelled to jump in, "We stayed at the Peninsula last time and they upgraded us to a suite", then, incredibly, without missing a beat the clerk said, "Then you must be paying a higher rate than this time. When I stayed at the Peninsula I didn't get any upgrades nor do I make such a request because I knew I was paying a cheap fare.". We felt completely humiliated, to the extend that we wanted to move to the Puli, another hotel next door. Just that it was late and my mom was getting very tired from traveling, so we checked in. And when we entered the room, I was shocked to see thick, black strips on all the corners of the shower cubicle, I felt so disgusted I thought I was in public toilet!!! Exhausted by then so we slept. The next day my mom noticed that we had an empty plate with knifes next to our bed, we thought they should be for fruits so I called the reception desk and ask if we should be getting fruits today. Again, to my Complete horror, the reply was "we already sent you yesterday, do you want another one today?? If so we have to charge you, fruits arent free." and when I explained to her that we never gotten one when we arrived, she immediately got defensive and said "you must had the privacy light on, otherwise we will not forget to send you fruits". I dont feel like arguing for a couple of oranges...by then I just wanted to checked out of the hotel asap. The whole experience was extremely underwhelming, I felt like at no point was I being treated with respect. As if we were beggers and they were doing us a favour by hosting us for free. I swore I will never go back.
Unfortunately, not to my knowing, the very next weekend my boyfriend booked a surprise weekend getaway and guess which hotel he booked?? bingo! When I entered the lobby I was again, not being greeted. The most ridiculous thing happened the next day after breakfast, we sat down at the garden which is next to lobby talking to each other. and not Once, but Twice, someone came over, first time was some waitress asking us for drinks and when we said no, she said we needed to leave because it was a "paying area for customers only". We found it so ridiculous because its not like the garden was packed and we were occupying precious cover space, the garden was completely empty! We refused to leave and later on I found the receptionist kept staring at us, making us felt extremely uncomfortable, and one security looking guy came over and asked us to leave, because we were "violating hotel policy to stay in area reserved for consumers". By that time my boyfriend exploded and complaint to the manager. And the manager apologised for the staffs inexperiences.

Truth is...there are so many great reviews on Tripadvisor but we have consistently received extremely sub par service. I absolutely hate to say this but I think the hotel is at the very least HORRIBLE in customer service, and at the worst, racists. We were worldly travellers who went to many SPG Luxury Collection and Please, SPG, do yourself a favour, please shut down this hotel before your reputation is completely ruined. I would never, ever set foot in this hotel and I urge you not to. For similar price, Puli Hotel is truly 100x better in terms of service and facilities. The only "luxury" in this hotel is proper service, it is so "luxurious" that it is no where to be found.

I’ll start by saying I’m a Bonvoy Ambassador member and have been so for 5 straight years.

This used to be my favorite SPG property in Shanghai, but at $300+ rates and what I’ll share below, not sure I’ll be back anytime soon.

Sadly the standards at Twelve at Hengshan have cratered.

- room cleaning standards are poor. I found a cockroach in the room. Carpets are stained. The toilet seat seams are dirty. The room smells like smoke

- Room is poorly maintained. Wireless phone doesn’t work, toilet cleaning function barely sprays water, shower provides a weak stream of water, bose audio system is outdated and impossible to get to work.

- Service at restaurants is awful. My table wasn’t cleaned up, no one set it up for 10 minutes and I did it myself. Waited 15 minutes for a cappuccino. Items on buffet sit empty for a while.

- Breakfast is poor: the quality of the breakfast foods went down precipitously. Poor assortments... no cheeses, salmon, cured meats. No chopped fruits and the variety is limited. Very limited choices on the buffet and some of the items looks like food from a China Eastern lounge (nasty and greasy).

- Pool standards are low: the water was murky, all facilities were off (ie. No whirpool)

- Health club also poorly run: at 7:15 am steam room, sauna and everything was non-operational

I could keep going on more smaller things. But just avoid this place if you are expecting the high quality standards that other asian hotels provide.

1. When I arrived at the hotel, the bell boy dragged my expensive luggage without the wheels touching the floor. When I complained, he said "Don't worry, this type of luggage should be ok".
2. I asked the Concierge if there are any shops or stores nearby, and he said no. I asked there are not any shops in a downtown Shanghai location? He said "I don't know". I said then why are you even working at Concierge?
3. At breakfast, waitress asked me and my mother what we want to drink. I said coffee. Then she gave us one cup of coffee. I asked why for two people you are giving one cup of coffee? She said, oh, do you need two? I said do guests at this hotel always have to share one cup of coffee?

The staff is very rude from the check in and check out - you have the feeling they are paying for your room.I asked if the room has a nice view and the lady who checked in answered: "you din't pay for the room with nice view"!the breakfast is very disappointing and staff very arrogant.the only nice person was the guy at the small coffee shop on the left of the front office.the toilette is modern but you don't need so much technology when you het such bad service.i will never recommend this hotel!

It is a brand new hotel. Part of Starwood Luxury collection hotel.

The room is relatively big and very clean. The room is also surprisingly quiet even though it is located in the heart of the city. The lighting system in the room has option for work or relax mode.

Both my business associates and me was impressed with the toilet. I can only find a good electronic toilet seats in a big 5 star hotel in Japan. In China, this is something extraordinary to me.

Hotel staffs (local Chinese) are very friendly and very helpful. Except for an expatriate senior management staff that actually got out of the elevator even before the hotel guests which was very unprofessional in any hotel standard. No excuse for that.

Breakfast is not that fantastic. Not much of a variety.

All drinks (Beers, Juices and soft drinks) in the mini bar were free except for snacks, hard liqueurs and wine. Each room was quipped with a Naspresso coffee machine and comes with 4 Naspresso coffee capsules - free.

A lot of Bars around the hotel if you need a drink. Good local restaurants around as well. Starbucks is just around the corner.

Overall, it is a good hotel to stay in for business travelers and holiday makers. For my next trip to Shanghai, I might stay there again provided if that senior management staff allows his guest to get out of the elevator first.

We went to the Cantonese restaurant for lunch.

Food was mediocre and the service was an absolute disgrace for a self styled “luxury restaurant” - slow, chaotic, unprofessional, some grumpy staff and were very inexperienced. They were also very stressed - I was seriously unimpressed.

Menu given was old, tattered and filthy. Food lacked any presentation and they charged 68RMB per person for a very average pot of tea - more expensive than Peninsula and worst quality.

Didn’t even to ask or check if I have Marriot Bonvoy member to be eligible for 30% off.

A chaotic scene at the reception as it was an exhibition day - no priority queue for platinum members to try and get Fapiao.

Avoid - I will never be back! I am going to raise a formal complain via Marriot-
This hotel should be delisted.

Our particular rate did not include breakfast during that stay though it was an option. I did have breakfast included in all my other SPG stays in China. I would check your reservation or with your booking agent.
