This building appears to have been designed to be apartments for sale but somehow along the way it was converted into a hotel. The location is behind the Maybank building in Kota Kinabalu, and if you know the location you would know that it is cut-off from the main part of KK by a busy highway on 2 sides and a river at the back. Hence if you do not have a car, it is not so convenient if you have to walk along the busy road into the city on a daily basis.

If you do have a car, the problem is not so major, as the hotel offers free parking in its elevated parking facility. However you need to validate your ticket at the ground floor reception each time before you go out.

At the ground floor, you will notice there are actually two separate hotel reception desks, one for the Sky Hotel and another for the Borneo Vista Suites Hotel, which is rather strange to say the least. This was carried through to the 13th floor on which you stay, where one side of the rooms on the corridor was Sky Hotels and the rooms on the other side of the corridor was Borneo Vista Suites.

We stayed in the Studio Room, which was basically like a small apartment, with its own kitchenette, living room and a separate en-suite bedroom. So in terms of space, its great, much bigger than your typical hotel room.

You might say having a kitchenette with a fridge and a hob is great, but here's the strange part - no cooking utensils, pots and pans are provided, other than a kettle.
What is the point of providing a kitchenette if you can't cook, as the typical tourist is not going to be bringing along pots and pans, or go and buy one in the shop if he is only visiting for a few days. So what could have been a plus point for the hotel is in reality not.

For a relatively new hotel, it is quite surprising how the room has been allowed to go unmaintained so quickly. It is not that the room is unclean, but smudges on the walls are visible and not painted over, the skirting on the wall has debonded in certain areas and the sliding door of the master bedroom was not able to slide without real effort mad to push it.

Good thing is that there are ample cabinet space and desk. There is an in-room safe, and the television (which is in the living room not the bedroom) has a selection of channels. Free wi-fi is supposedly provided, but the connection was s0 bad that we relied on our own phones data more than the complimentary wi-fi.

The facilities of the hotel include a Sky Lounge on Level 13A and a gym and a small plunge pool on the roof level. Although the view from the roof is good, the photos on the hotel website look better than the actual reality.

The room comes with complimentary breakfast at the ground floor restaurant Green Table. The Green Table is a vegetarian restaurant; now this will either be a positive or negative point to you depending on your dietary preferences. We thought the vegetarian buffet was okay; although as with any buffet, it may get boring after a few days. I think this is the main Unique Selling Point of the hotel, and if you are a vegetarian you might consider staying here just because of this.

The overall for this hotel was good. But just, they need to add more staffs especially on front desk during check in time at 14:00, check out time at 12:00. There was only one staff in the reception there during check in check out peak hours, we have to queue so long to wait for checking in & out. But luckily their staffs are very nice and friendly. Well trained.
The room is good, maybe just because its a new hotel so nothing to be comment more about rooms. We stayed in studio room and its quite big, maximum can stay in 3pax.
No food to be served during night time but only breakfast. Look around the area is not that convenience to walk out and find restaurants or cafes. Maybe they are still new. Breakfast served with very minimal types of food. I dont even feel full. Maybe they need time to improve by add on more food.
By the way, their infinity swimming pool was awesome! Althou its not a very big pool, but its really awesome if you need relax and calm holidays. Their areas are surrounding by city view but not noisy at night, still can have a peaceful sleep.
Facilities are good. They have what they supposed to have. Overall is good. Just need time to improve to be better.

Been here with 4 of us for a leisure time...the hotel is decent and comfortable...the rates is normal and affordable.. we took 2 rooms with 2 bedrooms in each room. Good for family stay as well.

I will come here again for my leisure in the near future. I recommends this to others as well.

If you’re planning a trip to KK I would recommend staying elsewhere at the moment as you get more for your money. We are staying here three nights and the fab reviews you read about their buffet breakfast isn’t true in this climate. They’re only serving rice (I kid you not!) yet there are quite a few people staying at the hotel however they say numbers are too low for a buffet breakfast. So a plate of rice or piece of toast is the only thing on offer. Rooms, pool, gym, WiFi are good and staff are friendly. It’s a short walk down to the waterfront via a busy main road but there is a side walk. If you aren’t bothered about breakfast then go for it but other hotels are offering their usual service at the price we’re paying to stay here.

Maybe used to be a 4* hotel but not now in my opninion having stayed in three 4* hotels in KK this was comfortably the worst.
Friendly staff and roof top pool was OK.
If trying to cater for western palates, breakfast badly needed an eggs option. I don't want rice and chicken for breakfast so options were limited.
Floors in hallway had ripples where the vinyl flooring had lost adhesive. 3 air-con units in the apartment but none of them really seemed to work. Would not stay there again.

During our month stay in maylasia this has to be unfortunately the worst hotel we have stayed in.
Staff lacking in english (yes I know in maylasia) so it was a struggle to communicate.
First night we were exhausted so wanted a night in and could not find tv remote.
Went down to reception to report this, tried to ring down to reception to ask after an hour and still no remote so had to go back down.
Finally over 1 hour later remote delivered.
Curtains ripped in lounge and bed sheets thread bare.
Cutlery was bizarre 4 forks and 1 knife.
In general not a well kept hotel and staff really couldn't be bothered. On leaving after check out we said goodbye and thankyou keeping it nice, to no acknowlement or answer.
Definitely not the best

Kudos to Mas / Stella for showing me around the hotel and giving me the correct information I needed for my company's upcoming event. Both are the gems of the hotel. The rooms were clean and had sufficient amenities but I believe you guys can do better. Keep it up!

I do not understand how this hotel can be rated a 4 star, and of the rave reviews! I booked this hotel based on the reviews on tripadvisor as well as other hotel booking sites. I am very very disappointed! In my opinion this hotel should not even be called a hotel. We arrived after midnight, to find not enough towels, and that housekeeping has closed. What kind of hotel does not have housekeeping 24 hours? The next day, we came back after lunch only to find that our room was not cleaned. We were told by the staff that normally they don't clean the rooms because we've only just checked in the day before. We were also told that this is a common policy shared with all hotels in the world, which was really weird as I have stayed in many hotels all over the world and I've never encountered this policy. Have you?
Do note that Rooms were all smoking rooms so there is that smell in the room. Carpet in the hallways were dank and dirty (literally, you can see the stains all over).
Please also note that they do not have towels in the pool and that extra towels need to be requested to housekeeping. Towels all smell of mold! The pool is tiny and dirty!
There were two lounge chairs, and one was broken! This is seriously the worst hotel I've ever stayed in. Location is bad, not walking distance to anywhere.
Wifi did not work in one of our rooms (we were traveling as a family and booked 3 rooms), and when we told the front desk they did not do anything about it. Upon check out, we complained yet again and staff said that we should've followed up with them instead. I found this very rude behavior.
Breakfast was terrible, and the omelette station chef always run out of eggs by 9.30 am.

I just really am confused of all the rave reviews for this hotel...... this is the first time that I find reviews on tripadvisor to not be on point.

Staff were prompt upon arrival. I rested a 2 bedroom apartment suite. Very spacious!!! All rooms had their own air conditioning controls which is very nice when traveling with others. Pool on the roof was small but super nice and the view was excellent. You could see the ocean, golf course, city or watch the planes take off. Nice gym on the roof with the same view. Lots of windows and lots of air conditioning. Decoration was very modern yet classy. Food at the restaurant was very good. Close to all amenities. Staff were helpful in every way, going above and beyond. I would highly recommend this hotel to anyone visiting kota Kinabalu!
