Family stay requiring three (3) rooms (1036 then 422, 940, 245). The rooms are clean and mostly well maintained. The staff were always helpful. The buffet breakfast had lots of diverse items. Our biggest complaint was the lack of hot water, especially in room 1036. The other two rooms had hot water sometimes and tepid water during peak times. We complained and were told they were working on it, at day three after a cold shower in 1036, we demanded to be moved to lower floor that had hot water (informed hot water issue 10th floor and upward).

We were given Rooms 918 & 919 for this stay from 2 Sept 2022 to 4 Sept 2022. The check in and check out at front desk was a breeze, very well done. Room is spacious with seaview, but Housekeeping needs some improvement in checking room defects and cleaning. Table light is not working in Room 918 , shower control knob in Room 919 is faulty. Carpet has stains, stickers still found on the closet wall & one drinking glass is missing for Room 919. Trying to use the safebox but its faulty!! Bathtub a little too high for us to get in, a grab bar by the wall to assist would be great for safety purposes.

Room wifi stopped intermittenly every 15 minutes, makes our work online very frustrating. The noises from the corridors could be heard inside our rooms !

Hotel seems full house occupancy as the Cafe for breakfast is very busy with diners, seatings are full and insufficient service staff as empty tables are still dirty and not set up as we were ushered in.

Stayed two nights. The hotel is for a big tour group. But if you choose to stay individually you may be lucky to have a nice room.

Pros: a nice spacious room (upgraded as individual booking) Location is good (just across Oceanus mall and seafood eateries) , some rooms facing ocean. Liked pool, sauna (dry and mist), people are nice. Lobby offers a complementary drink. (Garamansi?)

For improvement: WiFi weak and if you are one bedroom suit, you can’t be connected in a bedroom. Pool closes at 7:00 - very early and a full of kids. Breakfast can be improved.

So it is good hotel for groups and families, not so business travelers. I will try Marriott (across the street) or Le meridian next time!

Stayed 4 nights in a club room from the 27th February to the 4th March.

The hotel is centrally located. There are many amenities within walking distance of the hotel which makes 'location' a good selling point. There are markets, various eateries, bars and a couple of shopping malls.

Check-in was quick however we were not happy with the first two rooms we were allocated. The first had an overpowering smell of air freshener that smelled as though it had been sprayed to possibly mask smoking. The second room had not been hoovered as there were bits on the floor.

The hotel itself feels as though it is quite old and the rooms could do with refurbishment, however the third room we checked into was clean and functional.

The hotel has in onsite shop which was well stocked and good value from other experiences.

The cakes that are sold downstairs are amazing, we took cakes back to our room on a couple of occasions.

We did not use the tour service in the hotel that was selling trips. We saved a lot of money by using the grab app to independently travel to various attractions.

We went on the North Borneo rail journey during our stay which was very good. Again I would encourage you to book this independently to save money by contacting North Borneo rail direct, we paid £66 each some tour companies were advertising this trip at £140 !

We did not use the pool area, but we did take a look at it. It is quite small and there are limited sun beds. I would say that if you are looking to book a hotel with a nice pool then this hotel might not be the hotel for you.

The best feature we found of this hotel was the club room, which was well worth the extra money per night. This was without doubt the best club room I have used in Malaysia after using various club rooms in KL. The staff within the club room were very attentive, the cocktails were amazing and the food very good also. You get a really good view of the sunset across Kota Kinbalu from the club room terrace.

All in all we enjoyed our stay and would stay here again based on the location and excellent club room.

I enjoyed my stay at the Promenade. Very centrally located in the city it was easy to get around by walking, close to the foreshore and night market. Room was not overly large but quite big for single or couple with plenty of storage cupboards and room for suitcases. Staff were friendly and helpful. Breakfast was excellent spread for Asian and Western,

The bathroom is moldy. I requested to change the shower head because it was too disgusting to shower with it. I was shivering while showering because the water temperature is not warm enough. Thankfully the hotel staff actually solved the issues mentioned. I called the housekeeping, reception, operator from my room at 9.30pm and no one pick up my call so I had to personally go to the reception to make my request.

Housekeeper didn't clean the toilet bowl properly and still left off with previous guests' urine stain.

The bed linen and pillow case come with some funny smell so I didn't sleep well at night. (now I'm praying hard that they are actually clean)

The lights in my room actually flicker. Reminds me of those horror movies.

Carpets are not exactly clean and stainless. So I had to live with it.

Breakfast place was kind of.... unpleasant. The cafeteria could be better maintained and maybe cleanliness and ventilation is another thing that the hotel should look into.

Conclusion: hotel needs to be better maintained.

Upon first entering the lobby, this beachfront hotel may not make a remarkable impression. However, appearances can be deceiving, as the rooms themselves are truly fantastic! I was fortunate enough to stay in a luxurious suite at a surprisingly affordable rate, which served as the perfect remedy for my post-Mount Kinabalu climb fatigue.

One of the hotel's standout features is its convenient location, with a short walking distance to the vibrant promenade filled with an array of restaurants and bars. This proximity allowed me to easily explore and indulge in the local dining and entertainment options, adding to the overall enjoyment of my stay. Additionally, the hotel boasts a great pool, providing a refreshing oasis for relaxation.

The breakfast buffet offered by the hotel was more than satisfactory, presenting a substantial spread of delicious options to kickstart the day. The variety and quality of the offerings were impressive and left me feeling satisfied and energised.

I highly recommend this beachfront hotel. While its lobby may not initially catch your eye, the fantastic rooms, combined with its convenient location, great pool, and substantial breakfast buffet, create an exceptional experience. It is the perfect choice for those seeking comfort, convenience, and a memorable stay by the beach.

While travelling through Malaysia our party of 10 stayed 4 days in this hotel
We suggest the following need attention
1. More seating in the huge glamorous foyer. I counted a maximum of 8 seats in total
2. Less red tape when we wanted to borrow 2 towels to take to the hot springs. Not only were we required to sign a form in triplicate the towels were faded frayed & aged
3. Chang breakfast offerings daily though lots of variety of dishes
4. Hospitality Staff need to be more customer focussed rather than standing around chatting to each notable at noodle station
5. Clean Mould around shower recess
6. Remove Paint residue on carpet in rooms
7. Renew old shabby carpets in corridor

The hotel is located at a very good location with lots of sea side restaurants nearby. If you take the sea facing room, then the view is spectacular. But these are the only pros I could think of as customer service at reception and cleaniness is way too low. The carpets are disgusting where at lobby or in room. They have turned black, but no one cares, you may not want to step barefoot on the carpet . If you choose rooms with breakfast, they will provide a slip for each day, which you need to hand over at the restaurant, never seen that. Foor spread is decent not compared to 4/5 star and repeated most days. In case you want chocolate milk, then you need to pay extra.

There are always tours or groups at a hotel, so they are mostly busy, so don't expect great hospitality.

We just finished our hike up mount Kinabalu, everyone at Kinabalu park recommended that Promenade Hotel was a really good hotel to stay in for recovery because they had a Spa..

Upon arrival, we were greeted and welcomed, we then strolled our way to the front office to check in and enquired about the spa that they had. The lady that attended us told us that the spa closed down after the MCO.. we then asked if they had a bath, but unfortunately only executive rooms had baths and we didn't book that expecting the spa to be available.

We wanted to upgrade the room but the lady told us we could only do it through the Agoda app that we used to book the room. We weren't able to do so because we were already checked in.

Long story short, we were then assisted shortly by an amazing manager named JOEY, upon knowing our situation, he immediately adressed the situation and upgraded us to a suite room.. this is a sheer example of 5 star hospitality given by a man with a kind heart. Serving with kindness passion and showing what it truly means to be a hotelier in a 5 star environment. He was patient listening to our situation and quick to find a solution to solve it without further questions.

I would like to take this opportunity to thank him personally through this platform for giving us a wonderful end to our KK adventure..

Thank you Mr Joey Dennis (FO Manager)

there is a view, but view of a block behind, not seaview. for the seaview, i think now is also not worth it as there is new mall blocking its view now. but it is much more expensive than view of the back.
