I was here with my family for the second time. Been here a couple of years ago before the pandemic. The view of the blue sea still caught my eye. Swimming in clear seawater was amazing. It was just a few steps from the villa to the beach. Unfortunately, the villa seems to lack maintenance. I understand it was due to the pandemic and I hope the management can improve as the tourism industry is going back to normal. Overall, I wish I will be back.

near to beach but cant access. Pool is behind the house. This place have four management, so carefully when make booking. its confuse me. and also the rate not same. small kitchen, can cooking. the provided basic tools cooking. cleanliness have to improve and decoration too. its old.

Sabah Beach Villas And Suites.. This is going to be a long one.. Have so much to say. Hopefully it is helpful to someone. So.... The site itself is beautifully set on a beach, set within a well kept green area, which was lovely to walk about and the walk along the beach was lovely too, if you can ignore the flotsam of plastics stroon across it. I'm not sure how safe the water is to bathe in, in terms of crocs etc, as there was one sited not too long ago, but doesn't seem to worry most people. They are extremely rare. The villa itself (we had a sea view villa) was set back slightly from the beach, but we had a clear view of the sea and the sun set every evening, which was lovely. The whole site is basically self catering, and the villa is stocked with crockery, cutlery, refrigerator, electric hob, microwave oven, pot, wok, sieve, and a variety of utensils to aid cooking. They also provided a sponge, washing up liquid and two (old and dirty) tea towels, which I didn't use and was glad I had brought my own. Each bathroom is provided with a beach towel, a shower towel, a hand towel and a face cloth for each staying person, with bathroom condiments (no conditioner). The beds were comfortable, pillows of good quality and linen clean and changed if asked for. The bedroom also has a hair dryer and easily utilised safety deposit box for personal items such as passports.
The staff are lovely, polite and helpful. This was a huge plus. Although I generally find wherever you go in Malaysia, the people and staff are superb!!
On site, there is a small restaurant (run by Borneo Beach Villas - I'll come to that in a moment) and therapy Spa and a (very) small convenience shop but for a self catering site, there isn't much.
So the bits that didn't impress me: 1) Sabah Beach Villas, Borneo Beach Villas and Nexus are all on the same site. Not that this is expressed in any advertising literature that I saw. The villas are even next door to each other. So, ours was SBV, to our left was NBV and to our right was BBV. This made it very difficult when it came to raising an issue. On one evening, the people either side of us were having separate parties, loud music, screaming, shouting, banging doors etc until 4am. There is a "quiet" policy with SBV, however, because these people were not staying with SBV they had to consult their "partner managers" and couldn't do anything about it themselves.. Very frustrating!!!! It ended at 4am with my husband having to ask them to stop (in some choice words) with the SBV manager having said that they had done all they could 2) SBV does not have a 24 hour customer desk, so once they close, any problems can no longer be dealt with.. You are on your own... 3) Because of the issue, rather than simply give us a part refund for the terrible night, SBV wanted to move us to another villa. I did not see this as an agreeable solution, as we had bedded ourselves in for the week, with food in the fridge etc.. Having said this, the rest of the week's sleep was undisturbed and the site was very quiet and peaceful. 4) SBV does not run an airport shuttle, so you have to find your own way there. It is a 45 minute - 1 hour journey. We used Grab, and it cost us rm65 there and rm75 on the way back. I personally feel that since I have paid almost rm3500 for the week, this is the least they could provide. 5) Since some families coming to stay will have come by air, it would have been nice (like some top resorts do) to have been provided with a few essentials upon arrival, like a little welcome pack, since it is self catering and we had LITERALLY NOTHING to eat. They do put on a shuttle to a local supermarket at 10am most days, of which you book yourself on to, but we had arrived too late for that on our first day. So it wasn't until the second day that we were able to equip ourselves with proper food supplies. The small Mart on site did provide us with some spaghetti, a packet of carbonara dried mix, milk and a can of Tuna.. Ha ha!! An interesting first night meal.
There are several other things that I thought could have been improved, like the restaurant that is on site was very over priced (but then you have nowhere else to go to eat if you don't want to cook yourself). And you only get the 10% discount if you are staying with BBV. We did go there one night, the food was good, but compared to Malaysian food prices, it was a lot of money for three of us to eat a meal and have a drink.

We wanted to leave the moment we checked in to the villa. Old and filthy. Feels like it’s abandoned for years and clean it up for people to stay it. There are dogs everywhere digging the trash. People doing house large party/gatherings eventho the villa mentioned its for 4people. For 600/night, its not worth it at all. The surrounding are dirty and you wont even be bothered to enjoy the outdoors. We booked 2nights and check out first thing in the morning the next day. Luckily agoda gave us a refund for the second night. Toilet bowl cant be use and kitchen clogged was totally unacceptable. So called private pool was cloudy and full with chlorine. I hope the management put this property out of the market and repair and refurbish it or at least lower the price to gain profit then repair this villa before letting people stay in it. Its really disgusting and spoiled my holiday. See the photos and decide for your self.

stay for 2 days 1 night, stay with family and take 5 units apertment, booking through agoda. price 4k for 5 rooms but the condition of the rooms is not clean and smells moldy and the bathroom is clogged, handbasin are clogged, there is no service to tidy up or change towels until cout. room condition no sanitation during cleaning, not highgine, during pendemic supposed hotel there santize room after tidy, we waited for room slow ready for checkin.
the resort area is unsatisfactory with unsafe environmental conditions without security guards, only in front of the entrance gate there are guards.
opertion hour for the pool is also 9 am-5pm, kind of official time the sun goes up. there are no facilities that can be used when mowing the area. unattractive beach area.
breakfast is not satisfactory with what you pay for.

I went last week with family. We use the private pool attached to the unit. all of our clothes are soaked in chlorine and color bleached out from t-shirt etc. When i informed the hotel management they only say sorry but didnt take responsibility for the damages we had. one of my family member had to go to clinic due to ear problem because too many chlorine in the swimming pool. The unit condition also very run down and poorly maintained. some of the electrical are broken. fridge also broken, if you plan to bring meat etc to froze, dont. please stay away from this resort, they will refuse to take responsibility for their poor maintenance / action to their customer.

For a beach stay, this hotel consider cheap around this area. Location is tad far from the city and the nearest small town is approx. 10mins away. So get your food and drinks in stock!
Hotel is self-catering. Suite is equipped with functional kitchen, microwave and fridge.
The best thing, each suite has a steam bath and a jacuzzi in the bathroom!
Definitely will come back!

Rooms were old with cockroaches and other bugs. Far from both the city and the port. We prebooked 3 shuttles to take us to the airport because we were a big group -- shuttles were late and we almost missed our flight! The management were of no help at all. The only plus was raverlyn who helped us book our parasailing tour. But I would still not recommend staying here and I would definitely not go back.

Location: Ideal for me. Happily secluded from town with a great view of the sea.
Rooms: Ridiculously spacious for the price. The hot tub was nice too.
Amenities: It has most of the basic amenities. Soap, shampoo, shower cap, towels, a hair dryer. Would have appreciated it if they included toothbrushes/toothpaste or an iron.
Internet: It was kinda annoying to keep hitting the daily internet limit after streaming 2-3 youtube videos.
Food: There's no cafes/restaurants within the compound. According to front desk, the nearest restaurant is in karambunai resort. But they do provide a stove with cooking pots and pans and a generous fridge to store your groceries.
Cleanliness: So-so. The floors were really sandy even after being cleaned. The shower stall had an odd smell to it. There were also a lot of ants near the dining area as well but nothing I couldn't handle.
Service: The front desk service was good. Polite and efficient.
Now here is where I decided to give a low rating to this otherwise alright place.
THE CLEANING STAFF ENTERED MY SUITE DESPITE ME BEING IN IT. I did not even request for cleaning services nor did I turn on the switch outside my suite (that would have indicated I wanted my suite to be cleaned). They rang the doorbell twice and as I was scrambling to get out of the tub and into my clothes, I arrived outside my bedroom to see the two male cleaning staff INSIDE my suite and gawking at me. Was the music playing from my laptop or the running water in the bathroom not a clear indication that there's someone in the suite? Did the fact that the lights and airconditioning were left on simply fly over their heads. Wouldn't common sense tell you that there's a guest in the suite?
Is this how you run your hotel? What if I'd been blasting music into my headphones and was unable to hear the doorbell?
I have never stayed in a hotel where the staff enters even though there's clearly an occupant in the room or when there was no indication that I even wanted cleaning services. What's the point of creating systems alerting the cleaning staff that there's a guest in the room/a guest needing cleaning services if they're not going to follow through with it?

Summary of my stay as below :
1). Called 1 day earlier to reserve for a BBQ pit, but was informed that it will be upon availability. Arrival day itself, was inform that the BBQ was no longer available. We improvise and build our own BBQ pit using bricks that was scattered around the villa itself.
2). Kitchen sink drainage was blocked, had asked the maintenance to fix the problem, came after 30 minutes to fix it.
3). During our BBQ session, foyer ceiling fan was not working, but still we gave chance to the property and spend the rest of the session without FANS.
4). Upon washing the dishes that night, once again kitchen sink was blocked and somehow drainage water was coming out from drainage hole on the floor. It had release some unpleasant odor. Once again called the maintenance to fix it.
5). Upon calling the reception ( NAME ZAHID ) had informed that the private pool lights were not functioning and I was inform that it was upon request. I had asked them to turn it on because I wanted to go for a night swim.
6). Maintenance came and fix the drainage, but I was disappointed to be informed that the swimming pool lights were not able to be rectified, as the pool boy are only able to fix it by 8AM the next morning. But it was useless as I will be checking out the next day. I asked to change Villa, but I was turn down and was informed that the whole villa was FULL ! Half of the neighboring villa lights were not even turned on, and your fckng reception told me that it was FULL ? Ridiculous.
7). At 11PM, the lights in the whole villa got cut out and I was force to called the reception again for the 4th time of the day. Mr Zahid from the reception told me he will be coming together with the maintenance to look at the situation, and guest what ? Only the maintenance came and your reception were nowhere to be seen.
8). Called to express about the dissatisfaction, but I was only informed that the manager will only be available the next day to resolve the issue.
9). 23rd March Morning, kitchen was leaking again, but I am tired to complaint as I was about to check out. During my check out, I was expecting the manager to wait for me at the lobby, and to my surprise, I only got a fckng "Thank you" from the reception. No manager was seen. No compensation given. There goes my money that I paid for a fckng defected Villa.
Seems like that I was given a Villa full of problems that the management does not bother to fix at all. Should you are given VILLA NO 113, please asked for a new Villa directly because once you have settled in the villa itself, goodluck on changing on a new one after experiencing all of those horror.

Yes the beach is clean n save to swim as I saw some european tourist swimming at the beach also.the first few meters is not deep but as u go further is deep.thanxz for yr question
GRAB is readily available. However if you can, I would rent a car. This way you have freedom.
At least walkable distance you’ll not find watersports. Sunbeds can be delivered on request but we had to do so every morning
