Citymax Hotel Bur Dubai comes highly recommended for its prime location, close to various shopping and dining options, as well as public transport. Guests have called out the hotel's cleanliness and well-maintained environment, although a few have mentioned the rooms could feel cramped and the decor slightly dated. The hotel's amenities, including pools and restaurants, add to its appeal, though some travelers suggest improvements in breakfast quality and room service. While opinions on staff service vary, many reviewers agree that Citymax offers good value for money.

We stayed at the hotel from October 8 to October 15, 2023, two adults and a 7-year-old child. We arrived early in the morning, thanks to the managers of the Li hotel and another girl (unfortunately I didn’t remember her name) we checked in at 10 am. Luggage could be left in the luggage storage room. We paid a tax of 10 dirhams per day. No deposit was charged. The room was on the 4th floor overlooking the city center (Burj Khalifa, skyscrapers). The room had everything you needed (safe and refrigerator are free, very convenient). Cleaning was done daily; on some days we asked not to be cleaned.
Water and tea set were replenished daily. We had breakfasts and dinners, despite the Indian cuisine, we always found something to eat (sausages, omelettes, toast, pasta, rice, potatoes, delicious Indian flatbreads, fruits, desserts, ice cream, vegetables, meat, chicken and fish)
There is a swimming pool on the roof of the hotel, we always spent time there in the evenings, because... the weather was very hot and the sea was very very warm, there was an opportunity to cool off in the pool. The hotel staff is very polite and responsive, all requests were responded to immediately. There was only one blanket in the room, I asked for another blanket, they brought it a few minutes later. We were at the hotel mainly during the day and evening, so I can’t say anything about other hotel services, since we didn’t use them.
We used the transfer to the beach once, the schedule is not very convenient: departure to the beach (La Mer) at 9.00, return at 13.00, and only one bus. We got to the beach ourselves by taxi and went to different beaches. And as practice has shown, other beaches turned out to be better; the sea water and sand are simply amazing.

P.s One wish: organize places for drying clothes. Thank you

I recently stayed in this hotel and so far it was the best and amazing experience.

⛔️ I just really needed to highlight the idea of giving this suggestions⤵️
▪︎ Slippers as the room doesn't have carpet
▪︎ There were no rugs or carpet and I ended up barefooting on the floor. It was so cold😓
▪︎ Swimming pool access timing 8am-8pm, hopefully you can reverse it to 6am to 12mn? Why not for people having quick stay and doesn't have enough time to check in on time same as what happened on me. So they can enjoy the amenities.
▪︎ TV? I guess you need to update it to smart tv nowadays people are on YouTube and other accessible app sites that they can watch. Since you have limited channel only.

All in all, I really enjoy my first experienced staying with you knowing that you had the best rooms and accessible location, great value in prices, the parking is superb, room is big, clean and quiet, elevator access is amazing, laundry staff are very professional, (they were in the hallway and they were collecting laundry stuff and I like the idea that they respect their guest without staring at them. Especially for ladies this is very important.) Swimming pool is also the best thing on me because it was my first time I found a pool that fit on my asian height.

And lastly I wanna shout out this amazing person!!! All of this experience will not happen without you ( LI ) You are the best receptionist, so kind and professional. My check is so smooth. You don't know how much I had the bad day and really you made me happy. Thank you LI and see you again on my next stay.🤍✨️

For sure this will not be my last but hopefully management will see my highlighted lists above that may needed to review and should be paid attention to.

Until my next stay.
Thank you CityMax Bur Dubai

What can i say, so hotel a bit tired, rooms a little small, & if you need robe space or stay more than a week, these rooms/space is to small, Aircon to cold !!! even if you switch it off, in general Aircon in January everywhere is way to cold, taxi, malls, rooms.. hotel is what standard your paying for, Breakfast is totally crazy after 8am, but this opens at 6.30 so perfect at that time, the breakfast & dinner does not vary much, but is great, based on Indian, as this hotel is 90% occupied by Indian people, really nice people, bit loud at night & early morning they seem to like shouting at 5am in the morning in the corridor??? Happy hour half L of beer is 10.50€ in the hotel, music goes on a bit loud each night, All staff are amazing & truly helpful, room cleaning teams so so helpful, reception a bit frosty at times, & can be a Que if you need something, lifts are fast al the time well done on that no matter how busy it gets.. Location is great, you can walk to the Frame, lots of restaurants close by, take the careem app to your phone if you need taxi, its like 75% cheaper than the bandits trying to grab you in the street/hotel lobby, & its so so fast..I will defo go back, but might upgrade to a better hotel.. worst issue i had was from 17 hour until 22 hour each day traffic is jammed a 7 kilometer trip will take 2 hours..

I went to this hotel in May 2023 with my sister, it was pretty good, so in 2024, having flown in with my family, I decided not to bother and stay in this hotel again. But this time everything turned out to be worse. We had a room with an extra bed for a child. The entire end of the bed was torn, the table lamp did not work, and neither did the TV. Well, we immediately told the reception about all these problems, because... Then we would be billed for all this. All problems, however, were quickly corrected and the bed was replaced. The door in the shower did not close tightly, so some of the water always leaked out and then all this water squished underfoot. We accidentally stained the towel a little, for which we were charged 35 derhams, I would have known it would have just been washed... but this became clear when we returned to the room after cleaning and the towel had already been taken away. The food was monotonous, the same thing every day, by the end of the holiday I couldn’t even stand the smell of it. For breakfast there was orange (probably diluted powder) and apple juice, tea and coffee, milk, for dinner only water. If you come to dinner closer to 10 pm (in general it is until 11 pm), you will collect the remaining crumbs, there will be no fruit or salad left at all. Well, ventilation and sound insulation also finished me off. Every trip to the toilet from the neighbors upstairs was heard. And someone else decided to smoke in the next room, although this is prohibited. The smell of tobacco in our room was such that I could not sleep. What's good? This is the location of the hotel - there are many shops, metro, buses nearby, you can get where you need to go.

The hotel staff is very cooperative.
They allowed us to keep in luggage as we have enter 6 hours before the scheduled time and there was no problem from that staff they helped us accommodate our luggage and there is enough space in the lobby
Food is decent and has restaurants inside the hotel premises and there no complaints about the quality of food even in breakfast
The hotel is pretty close from major points so you won’t be spending much on transportation.

Very disappointed with the hotel. Although many people praise the Citymax chain, maybe we were unlucky with this hotel. Firstly, the hotel is designed for Indians, there are not just many of them, but a lot of them. They are very loud, shouting to the entire restaurant, lobby, even just standing in the corridor on the floor and talking to the entire floor, instead of going into the room. Accordingly, the food is also Indian, you can eat it, but who doesn’t like hot and spicy food. All that remains is to eat vegetables, rice or potatoes. All meat is spiced. It’s clear about places in the restaurant for breakfast; accordingly, there are none. Secondly, there is some kind of disco every day, and on Friday there is apparently a special party, the music resonated so much that the walls were shaking. Thirdly, there is one towel per person in the room, when asked about a towel for the beach, they told me you can take it from the room, that is, use a towel with sand and then swim in the shower - an excellent solution. Every time we went, we asked for extra towels, because after two times they didn’t understand that we needed at least two. Well, the view in the room is gorgeous, on the wall of the neighboring hotel, wall to wall. Considering that it was my birthday and I asked for a “good view”. And accordingly, there was no birthday compliment either. Well, the room is damp, the swimsuits don’t dry.
I can't say anything bad about the location; there are supermarkets and various shops nearby. 15-20 minutes by metro, we even walked to the Dubai frame and to the local market at the port.

CityMax Hotel in Dubai offers a satisfying experience for travelers seeking a comfortable and affordable stay. The hotel's commitment to hospitality is evident from the moment guests arrive. The front desk staff, particularly Mr. Sunny and Ms. Mary, were exceptionally welcoming and helpful, ensuring a smooth check-in process and addressing any inquiries promptly.

The hotel's commitment to cleanliness is commendable. The rooms were well-maintained and meticulously cleaned daily, providing a hygienic environment for guests. The attention to detail was impressive, from the fresh linens to the spotless bathrooms. The overall ambiance of the hotel was pleasant and inviting, contributing to a relaxing stay.

The service provided by the hotel staff was exemplary. They were courteous, attentive, and always willing to assist guests with their needs. Whether it was making restaurant reservations, providing local recommendations, or assisting with luggage, the staff went above and beyond to ensure a positive experience.

The Citymax Hotel Bur Dubai 3 is a chain three-star hotel and the price of our tour included only breakfast. Of course, flights, transfers, etc.) According to the price tag, the hotel is normal. Breakfast is not very varied but really tasty! We had a small double room and there was enough space for two. There is even a small work area. But we didn't have a balcony in our room. Everything you need is there. Full-size safe, small open closet, full-length mirror. Double comfortable bed. There is a kettle and everything for it. There is a TV on the wall. Well, in general everything is fine. But there is no balcony, just a rather large window. The bathroom is also small. There is no central supply of hot water, but there is a boiler that can be turned on when needed. There is soap in dispensers, no other cosmetics are provided. Bathroom with glass partition. The room is very clean and everything is in very good condition. The service is excellent, we were even surprised at the speed with which any problems were resolved. The Internet is available and, in principle, normal. But the mobile phone is quite expensive. There is a supermarket next to the hotel and prices for some goods are generally acceptable. Walk a little further and there are already many different shops, restaurants and other things, so there are no problems in terms of food. Yes, the hotel is small, the rooms are small, but for an overnight stay this is more than enough. The hotel is perfect for active tourists who want to visit everything, see everything, go on excursions and at the same time save a lot on accommodation. Thanks to the travel agency samitour.rf for such a successful selection of hotels; they can be easily found through Instagram by name. They work great and have the cheapest prices for tours. We are very pleased with the hotel!

Let's start with the cons of this hotel. The towels in the room are very damp, the swimsuits do not dry anything. As indicated, there is no Russian-speaking employee. There is nothing for children, not even a children's menu, and the food is mostly all Indian spicy, because there are a lot of Indians in the hotel (this is annoying). The menu is limited and the same every day. The bus to the beach runs only once a day at 9:00, but if you don’t get in line from half past 9, you won’t get on it. The bus is small for 25 people, but there are 50 people willing. On the plus side, there is a nice swimming pool on the roof, it’s clean. Rooms are cleaned every day. Well, perhaps that's all. Electronic locks don't work well.

Don’t look at it as 5/4 star. As a 3 star it is good.
What I liked:
1. Interconnecting room is good for a family. Two set of toilets and 2 complete rooms of regular size.
2. We stayed on 6th floor (629-630). Service person Shawkat is very very humble and hardworking.
3. Hotel is well known so no need to tell details of location to any taxi guy. Just say Citymax Bur dubai and you reach there.
4. Almost all staff is Indian and all speak Hindi barring very few.
6. Breakfast buffet is fine but with limited dishes (which are sufficient) but no live kitchen which is fine at a 3 star hotel.
7. Huge size so full with hustle and bustle.
8. Luggage storage room there.

What I did not like:
1. When it is full you face challenges in buffet breakfast, Which they can improve by speed of refilling of food, cutlery, bowls, beverages etc. Either take your breakfast before 9 or after 10 as 9 to 10 it becomes a difficult place during peak season.
2. Local travel desk somehow I felt is not offering best of deals.
3. Bell boy not seen. All self service from checkin to checkout but ok as generally room prices are competitive.
4. They don’t allow late checkout beyond 1:30. I stayed for 8 nights but still was asked AED 150 for late checkout till 5-6. If room is available then they should allow complimentary.
5. Alacarte at claypot is costly competitively which may be because they have few guys playing live music. No problem. AED 39 Thali and 25 meal boxes are good.
6. Toiletries not there except hand wash in washbasin and shower gel in bath. Carry your dental, shaving and other hygiene kits or use vending machine. But the drinking water given daily 2 X 500 ml per room and tea / coffee maker refills so that is sufficient.

To summarise if you assess it with 5/4 star amenities then you will be upset and it will be your mistake. Look at it as good 3 star at good place at good price where you don’t need to spend your full days but only nights then you see it as good value.

I was overall satisfied as we had to go around places and needed a good place to take rest at nights and with breakfast.

Overall, I would like to visit again if I am looking for a reasonable stay at night with morning breakfast at reasonable price.
