The taxi driver told us we would have a picture postcard view and he was correct. We had a room opening onto the balcony with views over the old city and the island of Lokrum. The bed was comfortable, the room and bathroom were modern and immaculate. The shared kitchen allowed us to have breakfast every morning on the terrace and drinks in the evening with a fabulous view. It is very close to the old city and a public beach. The many stairs going up the hill provided us with a good work out when we returned from the old city. Other travellers may wish to take a taxi back up the hill.

Booked Rooms Raic for a two night stay in Dubrovnik and opted for a loft room to avoid the communal shared balcony on the level below where the other four rooms are located. Location: As everyone says it’s up many stairs so it’s an easy descent to the old town, but a long way up. If you’re somewhere a bit further out like Lapad it’s best to get an Uber. There’s not a great deal nearby other than old town which is so expensive, overcrowded and poor value for money. A few hours stroll there will suffice. If returning to Dubrovnik, I’d probably opt for a hotel nearer Lapad which is much calmer, cheaper, has decent beaches and out of the chaos of old town yet still accessible. Rooms: Being in the attic there were more stairs of course. The usable space was pretty limited due to to low ceilings, but to be honest it’s too small and you can’t easily access both sides of the bed. There was a small kitchen area with two hobs, a pan and utensils and a fridge. Again it was very tight to use. Hot water was problematic in the mornings too, so it felt it wasn’t great value for €116 per night. Service: We were greeted by the lady who runs the rooms. It’s essentially six rooms above the property that the owners live at beneath. She was friendly enough and spoke some English. They preferred cash payment too yet put a hold for the monies on the card for around 14 days which was annoying. Overall: Not the best value for money (although noting everything is expensive in this town). The attic room had a good enough view of you stuck your head out the window, but obviously you’re not going to do this often. The shared balcony was ok, but felt like we’re intruding on the guests staying on that floor as it’s below. They’ve got two attic rooms, but given the limited space they should’ve only built one with more space. The lack of hot water was not very good either. I probably wouldn’t return to Dubrovnik anyway as it’s too hectic and expensive, but if I did I wouldn’t come back to Rooms Raic if I’m honest.

We were met by the owner and welcomed to our beautiful apartment overlooking the Old Town of Dubrovnik. Very clean and nothing we requested was a problem. We would highly recommend, transfer was also organised to the airport.

A fantastic weeks stay at Rooms Raic, Dubrovnik. Our room, bathroom and shared kitchen area were spotlessly clean and kept so throughout our stay. Beds were really comfortable with fresh bedding and towels throughout our entire stay. Could not have asked for a better location this was first class with amazing views of Dubrovnik Old Town and Lokrum Island from the balcony. Anca our host was super friendly and attentive, she answered all our questions and gave great advice on the best places / neighbouring towns to visit, nothing was too much trouble and the complimentary bottle of red wine on arrival was much appreciated! Would definitely stay here again and would highly recommend!

We recently stayed two nights and we loved our stay at Rooms Raic. We had the standard studio and the room was comfortable and had everything we needed including a small kitchenette. As mentioned in many previous reviews, the views are outstanding! Worth the steps to get here from old town. Sveti Jakov beach was an easy walk as well (about 20 mins). I would highly recommend this accommodation and will stay here again if we return to Dubrovnik! Thank you to our host for our lovely stay!

The 4 apartments in this building have a large, very modern, shared kitchen on the 2nd floor with a very large balcony. The view is amazing and we spent many evenings staring out over the sea and the lights of Dubrovniks old town. We were even lucky enough to see an amazing fireworks display on our last night! We had an apartment on the 3rd floor with a large tilt window. Our apartment had its own little kitchenette, fridge and small dining table so we rarely used the large shared kitchen down stairs. The apartment is modern and comfortable, the shower is also great and the bathroom has small soaps and shampoos available and also a hairdryer. The landlady was also wonderful, she welcomed us with a drink upon arrival and even gave us a bottle of excellent Croatian wine to taste. We felt very welcome and taken care of. The apartment is located quite far up the hill and if you want to walk from the old town it is quite a long trek up hill with A LOT of stairs. Of course you can always take a taxi. I recommend taking a taxi from the airport since the nearest busstop is still quite a steep walk up hill away from the apartment. The landlady will gladly arrange a pick up for you. The only negative we could think of about the apartment was that the mattress and pillows were a bit too soft for us. Otherwise everything was excellent.

The host is very nice and accommodating, the room is a good size with a very comfortable bed and a nice clean communal area with a fridge & tea & coffee facilities etc. The hotel has a nice balcony overlooking the sea and old town with beautiful sunset views – it’s a short & nice walk to old town be prepared to walk up a few stairs on the way back. Had a great time here and would definitely come back

Don't Panic when you arrive at this place. Your first thought will be, I've been had. Just get inside and your whole perspective will change. The place is on a small road on a hillside, so it looks tiny when you arrive by car, but when you get inside and see how the floors unfold and especially when you see the view from the shared balcony, you will be sold! Most places in Dubrovnik in this area are not traditional hotels. I am not a B&B type person and luckily this place is not quite a B&B (but dangerously close -- lots of shared spaces!). My room (#6?) was of average size, very clean and had a sliding glass door leading to the balcony. The bath towels are laundered onsite and air dried and are stiff as boards; it's a minor annoyance. There is a common kitchen where you can cook a small meal, which most of the guests did while I was there. The owner lives below and is just wonderful. The check in was easy. She pointed out all of the local necessities, e.g., the small market nearby and such. I wanted to stay an extra day and she made that happen easily. When I return to Dubrovnik, I absolutely will stay here again!

Easy checkin, we had beautiful, comfortable room with view, absolutely stunning view especially of sunset. Good walk to centre of Dubrovnik, but easily get a taxi. The kitchen facilities are excellent.

very comfortable room, beautiful view, owner was charming and helpful, but the negative was an out of the way location breakfast was not included, only a coffee pot to:make our own coffee so we had to go into town for breakfast which was very inconvenient
