I first stayed here over a decade ago when the hotel was almost new. Overall it is still in good condition, but with a few signs of age, wear and tear. Sadly, some of those defects would be fairly easy to rectify, but management are obviously too tight-fisted to invest any money since the pandemic.
The hotel reception/entrance is still impressive and immaculately kept. The rooms (I saw at least 3 on this trip) were in good condition but with the odd sign of wear (chipped wooden edges etc). The granite/mozaic bathrooms still look great though, with the exception of the shower cubicles, featuring tarnished old shower heads and worn door seals that leak water onto the floor. All easily remedied issues without spending the earth.
As per my last stay, they first stick me in a room with a rock hard bed (i.e. ZERO bounce/movement). If you like futon style, are a monk or have served in the Foreign Legion, then these beds will suit you perfectly. For everyone else like me, a complaint got me moved to a bed with a bit more movement/comfort. Otherwise, the rooms are comfortable/quiet with a nice 3/4 sized fridge and 2 bottles of water supplied daily. Maid service was also good. The tip you leave daily dictates how many bottles of water you get and how many extra hangers they will give you etc.
The pool area has always been nice, big enough to do laps and with several sunbeds, shades and a nice pool bar/cafe. However, the wooden decking around the pool is flaked and faded and looks awful. How much does it cost to sand down the deck, apply a coat of wood dye and then a coat of marine varnish??? Come on August Suites! At least invest on the easy/cheap fixes like this!!
The gym is unchanged in a decade, namely functional/basic with the bare minimum equipment. For god's sake, invest in a multigym for 5,000 dollars that fills in the blanks on all your missing equipment. Since covid, they also turn off all lights and AC, which you have to turn on when you arrive, so the place is a sauna for the first 10 minutes until the temperature drops.
Location is perfect and quiet, parking is easy and the staff are generally very friendly. Overall, this is still an excellent option for the money with a basic 4 star feel, almost entry-level luxury, but a few simple fixes and about 20,000 dollars invested could transform it into something so much more!

Quiet hotel near tourist areas. Rooms were large, balgony also and bathroom had both shower and bathtub. There was only few customers so many services were limited. Although hotel advertise high speed wifi it was infact totally poor. It did not work at all some days. Many times it went off after few seconds or minutes. Same was with electrisity in general. Some nights it went all the time on and off. And same with television.

We had a room that over looked the pool, big room, big comfortable bed, good size bathroom, room was very clean. If you are a smoke you can sit out on your balcony to have a smoke. Had air-conditioning, fridge, kettle and cups in room only thing no tea or coffee to make a coffee etc. Close to many restaurants and cafes and bars, street food. Found it quite here

In its price bracket represents excellent value. Previously stayed at a Areca Lodge, but this is about 700 baht per night cheaper. No breakfast but plenty of nearby choices at reasonable price. The hotels menu is also reasonably priced.
Pool is good and also has a good gym. The rooms are large and mine had a shower and bath.
Reception staff a bit miserable but rest of the staff very good. Quality of cleaning of room and changing towels etc was excellent. This will be my regular location to study from now on.

Very central so easy to get wherever you want to go. Staff were great and the rooms are a very good size although a bit dated but for the price i do not expect luxury. The only things which stopped me giving 5 stars were the lack of power points in the room, the pool was a bit small for the size of the hotel and the view from my balcony was not very picteresque to say the least. I know the hotel cannot do anything about a view if it is the city centre and this was just an observation on my part. I was on the third floor and i think a room on a higher floor would have been better

Another mediocre hotel that lives on the advice of those who love mediocrity and who tell anything.
We went to the reception of this hotel one afternoon to book a room for 5 days from the next day.
3 young women were present: one was immersed in his Samsung and laughed stupidly,
another finished her midday meal (it was 4 PM) by roughly chewing the food she had in her mouth,
the last one seemed very annoyed that we were bothering her and asked us what we wanted.
After listening to us, she advised us to go to the hotel website because the prices were better.
Then she turned her back on us and went to talk with her friend at the reception who was finishing her midday meal.
Funny way to receive customers.
We went to book a room at another hotel.

Great Hotel, great location, nice big clean rooms, friendly staff and good swimming pool. I really enjoyed my stay in this hotel and would rate it just above it’s sister hotels (March and April) both of which I have also enjoyed my stays in. I would not hesitate to stay her again on future visits to Pattaya as it ticked all the boxes for my visit. Highly recommend.

Absolutely MINT clean from top to bottom and all the staff were extremely friendly and helpful throughout my 1 month stay.
I would not hesitate to recommend the August Suites to anyone.

Excellent location in central Pattaya but remarkably quiet.
Good facilities with superb pool - but they still allow smoking around the pool & the pool bar area. This is unusual in the present day & very off putting to non smokers.
Hotel is maintained to a very high standard & exceptionally clean.
Friendly staff.

Book a 80 sqm Suite and get a family room because it was also 80 sqm. And didnt understand anything when i was complain!
Other way, very nice staff around the hotel and 60 bath for a beer at the poolbar.
I didnt eat at the hotel, dont know if they have a restaurant.

Take a taxi from the taxi rank outside the airport Don’t use the agents inside they over charge.
Take a cab from the airport. Easily accessible. 900baht
As per my knowledge, they do not have. You can also contact their reception for the same. But overall Hotel is really nice. I am also from Jaipur and considering that I recommend you to try that. Happy Stay. enjoy
