The Patterson Mansion/Oakwood Suites is an elegant historic property with friendly and smiling staff. The GM Justin is very efficient and always available to address all issues promptly. He has a great team working for him and the accounting, concierge and housekeeping services are very professional. The common areas are always kept clean and there are several snack/fruit options for breakfast as well as free coffee/water all day long. There is free wifi/Dish and the interior decoration is very beautiful. We always enjoy staying here during our trips to DC because of the staff and the ideal location.

We stayed for a couple nights at the property, and you can tell that they try really hard to make it a good experience. The location is great for Dupont Circle - right on it and close to Metro stop. It can be a bit noisy if you are a light sleeper because of traffic. The continental breakfast was lacking. Overall, I give the property a lot of credit for trying to make it a great experience.

We stayed at Oakwood for a week in May. The location is great and the price is right so we would likely return. The problem is that they renovated it on the cheap. The layout is excellent with efficient use of space and lots of storage. The appliances are a problem. The clothes washer worked but the dryer didn't. After several attempts to fix it, they gave up and indicated that many units had the same problem. The dishwasher also cleaned but dried poorly. The wifi went out for almost 24 hours. The breakfast was the worst we have had in any hotel/motel. There was a minimal choice, there was rarely an attendant, and it wasn't kept stocked with utensils or or food items. The desk attendant were not well trained but the managers were pleasant, available, and helpful.

We enjoyed being in Dupont Circle, able to eat at local restaurants and enjoy the park. Metro is conveniently located nearby. Easy to park in nearby parking garage. However, suites do not not live up to photos on web site. Our room was extremely dark for the only windows were small and near the ceiling. Breakfast was hit or miss at best: often no orange juice, bananas or yogurt. Don't be late or there will be no pastries or bagels. Only lukewarm water for tea and partial cups of coffee from coffee machine. Basics like facial tissues, laundry soap, dishwashing soap, etc are available, but you have to ask for them.

We were excited about the look of the Hotel upon entry but that began to fade when we hike to our extremely small 'odd ball' room at the rear. The design of such a small space is remarkable. Additional staff is needed and they all need to be trained in hospitality. What's worst was that the room wasn't cleaned well. The floor had grains, a paper napkin was found on the sofa, the washer room door is broken and the towels are Brillo. Housekeeping does not service your room automatically, you would need to request service and still possibly not receive it if you don't follow up. FD seems to do multiple duties so you might have to call a number to check in..good God this is so bad. Lastly, the "breakfast", which is a complete joke. They should just say a snack 'barish' type snippet. Wow, the first and absolutely last time I stay here. Good luck to the next guest who has high hopes. - K.O.

This is in many respects a really nice place to stay. The location and setting are wonderful with many places to eat and shop nearby and a Metro entrance one block away. The staff was exceptionally friendly and eager to be of help. We really liked our "apartment". It was clean, quiet, comfortable, and well-equipped. The only drawback to our stay involved parking. Like most of DC, parking is expensive and hard to find in this area. If you have a car on you visit you may want to seek out a place to stay with valet or assigned parking. Parking turned into a major hassle for us at this hotel...so much so that even though we loved the room we had, we were glad to leave because of the parking situation. The breakfast provided is awful and inadequate. We really don't count on a good breakfast anymore, so I don't include that in my rating. However, if you plan to stay here and want a solid meal to start your day. It's not happening at this property.

While the listings for this property show a quaint, handsome building on a corner, the bulk of the rooms are in the noindescript grey cube next to it and their view is solely of a dark courtyward of sorts. The hallways are narrow and dark. The "lobby" is a small single room at ground level hiolding a small desk and computer. After certain hours you have to call a number to summon the single staff member on site. Breakfast is a joke, nothing more than a few plates of prepackaged sweet rolls in a sparsely furnished room. No fruit, yogurt, cereal, or anything else one might want to eat. Our room some kind of ultra modern artistic statement, witgh small beds, sagging matresses, and a stained couch. While the room had a full kitchen and washer/dryer, comfort was more imortant to us and the room did not deliver. There was not eve a place to set up a meal if one did cook or bring food in. This place could have had so much potential, but the owners completely blew it.

Have stayed here on two occasions. Really want this place to be great, but it’s just not. Love the location, great historic building. Staff is genuinely friendly. Rooms are terrible. Carpets dirty, just not clean. Furniture in common areas stained. Hallway where you pick up mail constantly smells like sewer gas. Room never cleaned in 3 days, had to ask for linens, there are no extra pillows or blankets, no lamps in room. Repeatedly told quiet time was 11:00 pm, but apparently that’s not true for employees and their friends that decided to have a loud birthday party in the bar. This place could be so much better. Won’t be back.

Service was the best I have experienced in a long time. I was delayed in arrival and received a call to check if I was still coming. On checking in, the concierge walked me around to show me the common spaces and showed me to my room. Continental breakfast was lovely, and everyone on staff was friendly. The room was spacious and well appointed. I regretted staying only one night. It would have been comfortable for a multi week stay. Location on DuPont Circle was attractive and convenient.

"Premier Studio" advertised as 398 sf. No phone, no table/dining/computer workspace. One small plastic chair, one very low, decrepit, highly uncomfortable 2-seat sofa, very low coffee table. 50 in. Dish TV; no tennis channel. Two remotes, no instructions, daily service interruptions at 11 am to reset TV and "clear user data", as well as every few hours to continue watching (with on-screen instructions that do not correspond to buttons on either remote). PBS, of all channels, listed on guide, but not available. Good wall mount allows angling TV toward bed. Track lighting down the center of room -- no usable reading light anywhere for the sofa, bed, or chair. Good cabinet and drawer space. Safe provided. Effective two-layer window shades. Queen bed. Comfortable mattress. No fitted sheet, and the bottom sheet too small to cover ends of mattress. Satin top sheet too slippery to keep duvet/cover in place. Two very thin, inadequate pillows (four in unit photos on Web site). One night stand; other side of bed up against closet. AC, USB outlets alongside bed;, not reachable/usable (blocked by headboard frame). Nice full-sized refrigerator, but no ice maker; one miniature ice tray, no tub to hold ice. Two-burner electric cooktop. Combo microwave/induction oven. Keurig K-cup coffee maker (not Nespresso, as we were told a week before arrival, when we called and asked, which made the decaf Nespresso pods we carried with us from home useless). Four caffeinated K-Cups provided, along with four envelopes of ordinary sugar, for a stay of a week. No kitchen towels, paper towels, or napkins. Combination washer-dryer. Large label advising to read the manual before using, but no manual available, including at front desk. Dryer cycle takes 4-5 hours, does not dry completely. Makes sounds exactly like the washer cycle (weird). Good shower. No hand-held. Miniature shampoo, soap, conditioner. 2 smaller bath towels, 2 hand towels, 2 washcloths. No information on availability of fresh towels or soap, etc. When after a few days we asked at the desk about fresh towels, we were given two much larger, more plush bath towels. Very nice medicine cabinet, mirrored inside and out. Inadequate bathroom counter space. Sink drain plug linkage broken -- could not be opened/closed. Breakfasts, 7:30-9:30, hit-and-miss. Good coffee/espresso machine, with many options, but apparently not stocked with decaf beans -- decaf options find nothing to grind, and just pump out tinged water. Decent pastries, horrible thick/dense croissants. Oatmeal, but no cereal -- not even corn flakes. Good toaster, but no bread for toasting. Small bowls of pre-packed butter and jams, juices, etc., not replenished as they run out. One day, the breakfast room was apparently open, but all the chairs had been removed and a number of extra tables were stacked in the room. No explanation was provided. (Posted in the elevator was a notice that the public areas would be closed on September 7, but that was a week before our arrival.) Front desk seldom manned -- no one available to answer questions at least 2/3 of the times we went by. Gym weight system not fully usable due to broken parts. It probably didn't improve the experience for us when we had to evacuate the building at 4:30 in the morning for a fire in one of the ground floor units. 8;) Summary: nice new studio, but with no comfortable seating, no table or desk, and no usable light for reading, we would definitely not return.
