Staff member Michael welcomed us warmly. He was plasant throughout our two night stay.

The hotel is a former Boys' Home and was then used by the Department of Education.

The room rate was only A$99 a night which reflects problems Australian CBD hotels have recently had attracting guests.

The reception area has two PCs nearby, not working properly, and some Chesterfields together with a large TV. Breakfast was not on offer due to the usual paranoia with Covid-19.

The corridors were beautifully capeted.

Our standard room was an impressive size. It had commercial grade carpet with a small number of kinks, a good Queen bed with joy of joys, a top sheet (not just a doona) plus two good bedside tables and an alarm clock with soft blue light displays.

There was an excellent large desk plus a mini fridge, kettle and in a wardrobe, iron, ironing board and gaidryer.

The fridge had six mini serves of Dairy Farmers milk.

The aircon went on to the side of the bed. Not ideal.

Shutters and curtains were classy. Light was blocked well.

The bathroom had instant hot water and was also a good size.

I loved the Nood Australia toiletries, especially the conditioner. Great fragrance! Towels were fluffy and white.

Staff forgot to service the room but Michael got us towels.

St Francis Xavier Cathedral for Mass was a 900 metre walk at Victoria Square tram stop. In the other direction at 116 Hutt st, the IGA City East was well stocked.

Despite being near the lift, our room was quiet except in the second night from some hum, possibly from a water heater.

Bus stop S1 at 153 Wakefield st is closest.

Overall, a very good stay.

We stayed at the Adabco for three nights before a bus tour. We chose it because it was the Hotel chosen by the tour group and we always like to arrive a couple of days earlier than the scheduled departure to allow for any flight delays and do a bit of sightseeing.

The building is a charmingly renovated and updated former "Boys' Institute" built in 1896 located within easy walking distance of the CBD and there are several reasonably priced restaurants nearby.

Breakfast is available as a cooked or cold selection with coffee, tea and juice available and we tried and were quite happy with both options. There is no on-site parking but street parking is free outside after 6PM and charging starts again at 8AM - from memory around $4 per hour. There is overnight parking available available nearby for $18 but we didn't bother with this. The staff were all pleasant and helpful and the building is well secured with the room key needed to enter via a side door after 8pm.

Our room was clean and tidy with a good bed and T.V. plus the usual complimentary tea and coffee selection. the bathroom was well appointed with good quality shower gel, shampoo and conditioner and plenty of towels, washcloths etc.

Should we ever find ourselves travelling to Adelaide again we would certainly be happy to stay at Adabco.

I stayed four nights here and enjoyed every moment. The accommodation was excellent and the location enabled me to visit the most important sights but also less known places just by walking around exploring. It was good to start off the day with an excellent choice of breakfasts and to rest in the pleasant common areas both in door and outside.

Attractive rooms, tiny shower with unusual door angle making it tricky to get out without manoeuvring door and body. No crockery or cutlery in room, but there is a communal kitchen for customer use. Used utensils don’t get removed by housekeeping from rooms when used.
Very pretty artwork on walls in hallways and rooms, although the communal kitchen and laundry gave it an upmarket backpacker hostel feel.

Although I didn’t quite meet my brief to find accommodation in a central position, we were very happy with the Adabco and as we weren’t needing to go too far on foot, the location was fine. Luxury it isn’t but it’s very comfortable, quite stylish and the interior charm matches the delightful old stone building. Our room was spacious and well equipped; the bed was comfortable. The bathroom was a little low on practicality, with an impossibly small amount of bench space for toiletries to rest on and a fairly compact shower. Bathroom notwithstanding, we thoroughly enjoyed our stay. Every staff member we encountered was friendly, welcoming and professional. We ate breakfast in the hotel dining room two of the three days we were there and it was a generous and good-value continental style buffet. There was a good selection of juices and cereals (including Bircher muesli – always a winner with me), fresh and preserved fruits, yoghurt, pastries and breads, cold meats and cheeses, hot croissants and mini quiches; and the option to have eggs boiled as you like them. The coffee was good too. If I was looking for a city stay in Adelaide again, I wouldn’t hesitate to choose the Adabco.

I loved everything about this hotel. It is very homely and charming. Rooms are clean, large, comfortable and quiet. No noise intrusion from surrounding rooms. My room was near a communal kitchen containing everything one could want for eating at base if desired and there was an outdoor terrace that smokers could use. It was a fair walk to Rundle Mall and the river so one needs to be fit enough to do the walking. I’m happy to recommend this lovely boutique hotel and won’t hesitate to book it again on future trips to Adelaide.

This is a review of two parts. The first part: this is a lovely small hotel, clearly made with lots of care for the historic building, its vibe and the guest experience. We found it safe and quiet, the bed was ever so comfortable, and as well as kettle and refrigerator in the room, there is a communal kitchen where you can cook your own stuff, supplied with plates, cutlery and pans, and with a sweet little outdoor terrace where you can pick fresh herbs. The reception staff were lovely and cleaning staff were attentive.
The second part is not criticism, but an 'even better if' section. During our stay it would have been even better if the guest laundry had been operational. It being out of order, reception advised us there was a laundromat just behind in the next street. This is probably advice based on someone driving. The nearest laundromat is a half mile away in Carrington Street. Walking a mile with laundry - there and back - wasn't a planned part of out stay, especially in a sudden heatwave that even local folk were finding a challenge. The laundromat advertises itself as having a collection service but it doesn't. It is also a bit grim inside.
Secondly, our room had been thoughtfully decorated in restful deep browns which was great, but the high contrast light that flooded in through the tall windows made it very difficult to pick out details! Obviously also an issue for the cleaning staff as we found an overlooked chocolate sweetie in 'the shadow' of an armchair.
Lastly and a little gross, in straightening the bedcovers on the last day I moved the top cover and found the duvet had an old bloodstain on it. I am sure the duvet had been washed, but it is still the sort of thing a guest doesn't want to encounter.

Spent four nights here while I was travelling around Australia. I arrived after a train journey and before the usual check in time, at about 1 p.m. however the manager found me a room within about ½ hour. I was in a large King room on the 3rd floor and it was very spacious and appeared clean.

On the 3rd floor there was also a large kitchen with an oven, microwave, fridge, toaster and hob. Also a small selection of crockery and cutlery for guests to use. This was great as it meant I could prepare some meals in the hotel rather than eating out for every meal. There is no restaurant on site but they do direct you to a nearby restaurant for breakfast if you ask. Having seen the kitchen in the hotel, I bought some cereal for my short stay. However there are no guest laundry facilities on site, despite them having the room to create something, and the nearest laundromat is about 15 minutes walk.

The bed in my room was large and comfortable with four fat pillows. The air con / heating was quite efficient. I had a kettle, tea and coffee, a small fridge with milk, iron and ironing board, hairdryer and safe all as standard in the room. Additionally there was a large desk and lamp so great for being able to work in the room. There was plenty of storage. The large flat screen TV on the wall showed all the usual free to air channels, and has a YouTube app as well as a Netflix App but I did not feel like logging in to my Netflix. It would be great if more hotels offered Foxtel or Stan but these apps were not on the TV. The Wifi was reasonably fast.

The tiles in the shower room looked a bit grubby but I think they have just not aged particularly well. Other than that the shower room was good, large sink with shelving and large fluffy towels. Water pressure in the shower was decent although the water pressure in the sink was poor when switched to all cold or all hot water. The hotel is about 10 minutes walk from Rundle Street and on the same side of the city as the Botanic Gardens, so a short walk there too. If you are looking for a hotel which is competitively priced and conveniently located then this one fits the bill.

This was a great little boutique hotel to stay in. It was located right within walking distance of the market and Adelaide CBD. The staff were just wonderful, Kelsey in particular, what an asset to the company she is! Our room was spacious with two large double beds and the bathroom was neat and clean. We were provided with lovely fluffy towels each morning and the shampoo conditioner and body lotion were of the highest quality. The hotel has a communal kitchen which was spotless and we will be able to use that each morning to make our breakfast. There is also a very pleasant sitting room downstairs with tables chairs lounges and television. I would not hesitate in recommending this lovely little place to anybody travelling to Adelaide. Should I return to Adelaide this place will be my first choice.

I chose Adabco for a 2 wk stay during the Tour Down Under. Adabco offers 2 large communal kitchens - perfect to cook up my own meals before a long day on the bike, and a great way to save money on eating out each day. What I saved from eating out went towards supporting local wine producers. 🍷 The guest laundry was also perfect for long stays. The only negative during my stay was that the hotel doesn't come with a free guest carpark, and paid parking limited to 3hrs most days. Thanks Adabco. I will be back.
