On arrival we had a room downgrade without no explanation at all, we booked and paid for the Luxury room. This was through hotels.com, we were given their deluxe room, which is less expensive. The outdoor hot tub area was nice yet several other guests were smoking in the hot tub. And add to that playing their music loudly. The room was not clean with paint on the floor that had come off the wall, the sheets on the bed did not look clean or ironed. And the divan base was looking broken The plastic glasses supplied to drink out of were both broken, and with no one in reception couldn’t be replaced. And the following morning we awoke to no hot water. And yet again no one at reception to speak to even at 8am!! The said mini bar contained 1 bottle of water, nothing else. Be aware the free parking is a public car park opposite that does not belong to the hotel.

What I had failed to spot when choosing this hotel for an overnight stay was that not only is it opposite a station but it is located between 2 or 3 different railway lines. However in late August it was hot so we had the shutters and windows closed with the aircon on so although trains do go past all night they are neither particularly noisy nor frequent, so we heard them if we woke up but they didn’t disturb our sleep. We had a spacious corner room on the first floor with a shared, sunny terrace and our son had a single on the same landing next door. The room had luggage/ hanging space, en-suite shower room, small fridge with tea and coffee making facilities, chest of drawers, ottoman, bedside and overhead lamps, a chair, comfortable bed, patio doors and a side window and effective air conditioning. There is a pleasant courtyard garden with outdoor tables in both sun and shade and a jacuzzi which was pleasant to cool off in on a warm August evening. There are mosquitoes so repellent and/or room spray is advisable. The receptionist doubled as bar staff and was happy to bring us wine and cocktails in the garden (at reasonable prices) and pizza was available although we didn’t try this as we planned to go out for dinner. The self-service breakfast is simple but comprises cereals,juice, yogurt, breads, toast, ham, cheese, a couple of hot items including eggs, plentiful pastries and a pancake making machine as well as good coffee to order. Seating is indoors or in the garden. The staff are pleasant and friendly although there are usually only one or two on duty- it is not a high cost establishment and room rates are reasonably priced. The location is extremely convenient for central Pisa if a bit of a challenge to get there. Access is via a ramp in the station car park to a walkway through a noisy road tunnel but it proved to be safe and takes you directly to a supermarket, Asian restaurant quarter, an area of market stalls selling gifts and souvenirs past city walls into the square containing the Tower and duomo in less than 10 minutes. Quirky and not everyone’s choice - even our taxi had to make one u-turn to get us there -but a pleasant spot, at a reasonable price for central Pisa and we would go back as it was so much more relaxing than getting a hire car straight from the airport, doing a shop and driving direct to our holiday rental that same evening. We were able to start fresh the next morning, stop for lunch and still be there in time for a swim.

Our room had no where to sit besides the bed. No cups to drink water. Could hear people snoring in adjoining room. No early check in. They'll let you sit in the sun in the parking lot until 3pm. Wi-fi signal was weak if you have a signal at all.

Dear Guest thank you for your review. Unfortunately, (as per information on internet) it's not possible to get the room before 3.00pm due the cleaning service is occupied in preparing the structure for the new arrivals, but we always take the luggage in the case our guests want drop them off. Our Wi-Fi is working in the whole structure, and during your stay we didn't hear about any malfunctions. We would have appreciated you would let us know if you had this issues, we are always disposal to help our guests in all possible ways. We will be happy to welcome you again in the future!

Had a late arrival owing to delayed flight. Made arrangements on the hoof and the hotel gave us a door combination to get in after 11pm and a little video to show us where the room is,after sending our passport details and credit card. The room was large and comfortable. There is a big dead leg on the plumbing before the shower hot water came through so be patient! Breakfast was at 8am but due to a staff problem which we had to text the absentee management about as there was no one around at 8.30. We found out that the staff would eventually arrive at 9 . Sadly this was too late for us as we were already late for our destination (which we should have arrived in the previous evening) so left without our breakfast. We should have been told about this issue and not had to find out for ourselves. Otherwise good.

Airconditioning didn't work. It was 27 degrees in the room and the staff didn't offer any solution. We had to go to another hotel just to get some sleep. When we left the hotel at 12 o'clock in the night, staff told that we would get our money back and they would sort it out in the morning when the reception was open. Next day the only reply we reseved is that they refused to refund us. We went back to the hotel to demand an explaination, but the receptionist was extremely rude and told us lies that the airconditioning did work. When i said that i would write a review about this terrible experience they only replied: we are just going to reply and say you are lying. So if you see a reaction below, you know enough. Next to the not working AC and the rude staff: Bed is old and very uncomfortable. Place is full of musquitos. I wouldn't recommend anybody staying even near this horrible establishment.

Wonderfully decorated, pleasant reception, relaxing jacuzzi, a tad difficult to find. This hotel is not near the main Pisa train station, you will need to get a taxi from the main train station. Once you get to know your way around its a 10 minute walk to the tower. Would certainly book again.

It is with great regret that I give this review! I liked the staff at the hotel very much. I believe it is a family business. I really appreciate all the special touches: decoration, service, friendliness, English fluency, nice breakfast. But the bottom line is that this hotel is not suitable for sleeping. It is located right in front of the disastrously designed San Rossore train station. Very loud trains pass through the station all day and night. Traffic includes "through trains," which thunder through the station blasting their horns continuously, per chaotic Italian protocol. All night. The hotel is a mere 300 meters from the Tower of Pisa/Duomo square, but you must cross the accursed train tracks to get there. Either through the station itself (down the stairs, up the stairs, around the houses and down the lane) or via a nightmarish underground footpath at the side of a very busy road, if you can find the entrance.

We're happy that you liked the service, our friendly staff, the decoration of our structure and the breakfast, that means tha we did a good job :) We regret you didn't like the area, cause we think that the proximity with the station is a plus for our guest as it let to them to be connected with many regional and national destination. About the area and the passage to reach the center we know that it is a little dark and could seem unsafe but it isn't at all. Actually the whole city is not dangerous and our area are is not unsafe.

This hotel is right next to the Pisa S. Rossore station. This has its pros and cons: easy to get to the Cinque Terre, but noisy – can only imagine how loud it would be during summer – and the vista from the huge adjoining terrace is of the train lines. The room was large, airy and neat, but had no character... and no half- or full-length mirror! There was room for a desk, but nothing to work on, and only one powerpoint, from which I had to unplug the bar fridge (with nothing in it). Also no tea/coffee. Also, for a relatively new hotel, it had broken (cheap) bathroom fixtures, which isn't a great look. The breakfast was terrific and the staff couldn't have been lovelier or more helpful. However, for what we paid, the place was lacklustre.

Dear Guest thank you very much for leaving your opinion. We appreciate you liked our complete breakfast buffet and our staff. The minibar in the room is empty but being an extra there is a menu on the top. Generally our guest can choose the products to have and we fill it with them. We did not noticed any broken furniture in the bathroom but if you'd mention to us we would have checked and fixef immediately. We think the proximity with the Pisa San Rossore train station is a plus as it permits to our guests to reach easilly many national and regional destination. Unfortunately the price to pay is to hear some of the train runs, however there are none during the night. We hope to have you again in our structure.

Only stayed here for one night but would have happily stayed longer. Located just a short walk from the centre of town, the hotel staff were friendly and helpful. We were shown directly to our room and shown how to use the air con which was a nice touch. The room itself was quite big, clean and tidy. The bathroom was clean and tidy and had all the essentials. We had a balcony area but you could not see much as there was a high wall. Breakfast was included and it was delicious, coffee, juice and pancakes. Would definitely return if I’m ever in Pisa!!

We had 3 nights here and it was lovelly. A spacious room, good service, nothing complicated. Next to the station for access to Florence a La Spezia and a short walk to the highlights at Pisa Reception really helpful with local information and support
