The hotel was closed when on the day I booked for and they would not agree to a refund. I tried relentlessly to find a new date, eventually when one would suffice they're conveniently "booked" on that day. I'm currently seeking legal advice to try resolve the matter.

This review is for the bad management. We were overcharged by 120 Euro, I didn't realise until after our stay. I contacted the property management who initially agreed to a refund but no refund arrived and the management became unresponsive. I had made the booking through booking.com so asked them to escalate the issue and I have now received a refund from booking.com rather than the property. I would advise against staying at this property.

Travelled around Italy with a friend, arrived in Pisa and stayed 2 nights here! Admittedly a little hard to find, kept on buzzing but no answer, found out that it is actually number 21 NOT 19 through some gates and then up a lift! The lady was pleasant and showed us our rooms. They were huge and very clean! We knew we wouldn’t be spending a lot of time there anyway due to being out seeing the sites most of time! No breakfast but I lovely little shop a few doors down which made great pastries! Good sleep both nights! All in all a good stay!

I booked two rooms through Booking.com and then wondered why after reading the reviews. Fortunately it was not as bad as I feared: we communicated in English beforehand and booked private parking for 15 Euros and organized our arrival before midday on Sunday. The lady organizing arrived 40 mins later than she originally indicated but it was not a major issue as the cleaner, BJ, was very friendly and helpful and showed us our rooms and how to use the coffee machine while we waited. Another Italian couple were not as lucky, and were left wondering whether their room was available or double booked (it was available). The rooms were quirky but spotless and the showers were great. My parents said that their iron bed was very squeaky but we had no problems in a large triple room. I don't think it was the garden view room that I booked, but perfectly adequate and we were charged correctly. Great location and overall much better than expected!

- Our reservation over Booking.com was not honored by this property. We had to find another accommodation the very same day of our travel to Pisa, this time using Airbnb instead. - We were charged in advance and denied check in although we were very clear at the moment of the reservation of our time of arrival. Booking.com and the owner of this property were aware of this requirement. - The owner of this property treated us very disrespectfully. She was very rude in our communication. Then, she simply stopped answering our calls or messages. Totally unreachable. - Booking.com is aware of these practices (see other reviews here in Booking.com and check also the ones in Google and TripAdvisor). However, this property is still Booking.com's partner. Such scams should not be endorsed by Booking.com. - After years using Booking.com I would not recommend it anymore. They simply "washed their hands" using the fine print and were useless solving our issue. Paraphrasing Booking.com's answer: "We are sorry but the owner decided not to received you today, and by the way, she will not refund your money. Thank you for using Booking.com" Well, not anymore. Here is the scam technique that this property uses with help of Booking.com as intermediary: (1) We made our reservation and prepaid weeks in advanced over Booking.com. This property was advertised as a "deal" and ranked higher by Booking.com (2) We prepaid and our credit card was charged under the name "DI SACCO, CATERINA", presumably the owner or representative of this property. (3) We specified very clearly that we will check in late. The owner knew it at the moment of the reservation and so did Booking.com. (4) The owner first offered the possibility of late check in with an extra charge. We agreed, then she changed her mind only hours before our flight. (5) Since it is stated in the fine print that the owner can do as she pleases, the late check in offered was not confirmed and she fraudulently kept the money we paid and she did not let us check in when we arrived at the property. Booking.com also kept their commission.

Nessuna frode ,i clernte sarebbe arrivato molto fuori orario check in allora per uesto la proprietà mette a disposizione una persona che fa il check in tardivo però per questo servizio si paga 10 euro extra!!! Il cliente si è rifiutato di pagare l extra così non ha potuto usufruire della prenotazione fra l altro mi ha minacciata e diffamata devo dire che certa gente è fuori...

We booked for a Sunday. We arrived at 1:45 pm and rang and rang the doorbell to no answer. Eventually, we called the number on the booking reference. We explained we were outside and could not get in, we were told very bluntly that check-in closes at 12:00 noon on Sundays. We did not know this and when we explained that and the fact that our flight only got in at that time, she simply said "no, check-in is closed" and hung up. We tried to call again and she was not answering. After about ten minutes we rang again, this time she answered but when she heard it was us she hung up. You are probably thinking that I was rude to her or aggressive on the phone but I swear, I was not. We were charged for our non-stay. We had to find alternative accommodation, it was then I tried to find where it said check-in was only until noon. I did find it, but only after about ten minutes of filling in a 'pretend booking', it was right at the bottom of the fine print, which you had to click a link to get to, and after it clearly in bold print said that check-in was between 12:00 and 20:00 pm. I found the woman incredibly rude, no apology for it not being clear or any offer of help, even a 'well we will have to charge you a late check-in fee would have been acceptable, but no, just a hung call.

Having read some other reviews, I can see that we were fortunate to have been given a beautiful apartment a little way from the hotel. It was truly wonderful, even though we could not get the WiFi to work and the bathroom was a bit quirky. Only three stars largely because it was so loud after dark. The apartment is above a noisy bar which stayed open until around midnight. So not much sleep, but the experience of staying there was almost worth it!

Pros: Well located, close to the tower and about 15 minutes walk to the train station. Old building must have been beautiful in former years, but lacks lots of maintenance. Spacious room. Cons: En-suite shower (no bath) very small and smelly. Hydraulics make horrendous noises. Shower valves jumped two inches off the wall! Air conditioner faulty (not good in Summer). Flat screen tiny. Lift stinks. Staff is useless except Manuela, who was very attentive and great help. Any and all "additional services" are 10 EUR each, paid on the spot to the staff, with no receipts. Breakfast is nothing but coffee and tea and some pastries in plastic bags left in a common area out of the rooms the previous night. Coffee machine did not work and once pastries in the basket are gone, they are gone.

Stayed one night at the beginning of our tour of Italy. Katerina kindly let us check in @ 1900 -after normal check in time which is 1200 on Sundays. Gorgeous old Palazzo with huge rooms and high ornamented ceilings. Tea and coffee making facilities (unusual in Italy) and cakes and biscuits. The rooms were spotless, good bed linen and the shower had plenty of hot water at good pressure - quite a small cubicle. 5 minute walk to the tower and plenty or restaurants nearby.

We have visited this just because couldn't find anything better due to booking late and it had air-conditioning. Rooms were quite dirty, bathroom as well. Service terrible. Firstly one day before arrival our reservation was canceled. Then, with escalations through booking.com (reservation was made there) owner uncanceled the booking. Later on they woke us up in the morning to PAY RIGHT NOW for the room (no one wanted the money in the evening of arrival)... We said we are sleeping and that we will pay around 11am, but then 10min later knocking on the door again that owner wants the payment right now. We do NOT recommend.
