Arrived a bit late (Delays at Pisa renting the car) but called ahead and was met at the gate. Off street parking and shown to a 1st floor room. Simple and basic but lovely high ceilings and, considering the city location, quiet – apart from one barking dog. Aircon in the room but we didn’t need it. Got a pizza and a beer from the takeaway opposite, cheap and good quality. Good night sleep and then breakfast, plenty to eat and, if you want a sugar rush, go for it. We were allowed to leave the car on their premises whilst we walked into Pisa to have a look at the tower – and of course an ice cream. Took just 15 mins for a gentle stroll in. Considering the car had our luggage in it this was thoughtful and gave us peace of mind. Staff friendly and very helpful.

This is a gorgeous old world style villa, it's great to stay somewhere authentic lets you feel like a real Italian. It's only a 10-15 minute lovely walk to the Tower. Oh if you wanted a snap at night time, there is a lovely take away pizza place across the road, we also had a few beers from there that we drank that evening in the lovely garden of the villa. Staff lovely, breakfast good for Italy. Interesting room. Free parking

We stayed here for 2 nights while visiting Pisa and Lucca. We were able to walk to the leaning tower and to the main restaurant area. We used taxis to and from the railway station and walked almost everywhere else. Breakfast was good but they should consider starting a little earlier.

thank's for your review, we are happy to know that your stay was pleasant. About the breakfast time, we tried to start earlier, we noticed that most of our customers came to breakfast quite late so we prefer to start breakfast at 8.30am. If anyone needs to have early breakfast we generally always anticipate half an hour; if instead our customers have to leave very soon we always leave something in the room the night before. We always try to meet the needs of our customers!

The hotel is easily accessible by car, avoiding having to go through the centre of Pisa, yet it is very close to the attractions of Pisa. The room was spacious, clean & comfortable, the building is a very nice old style Villa. The Staff are friendly, helpful and pleasant. The breakfast is served on a beautiful first floor terrace overlooking the gardens.

Nice location, big and very clean rooms, average breakfast and pleasent staff. 10 minutes walk from Pisa tower. Very easy to find and big plus is parking at the house. Cery stylish interier. Recommended

A reasonably priced B&B near the Piazza dei Miracoli. Rooms are large and some have balconies (ours did, number 104) over the quiet courtyard. Comfy bathroom. You can also park for free it you need to. Breakfast is mediocre, though coffee is good. Friendly staff. You can only check-in before 8pm but if you arrive late they will tell you how to get in.

We stayed for 1 night in May with 2 double rooms booked. We paid £215 for the 2 rooms incl. bed & breakfast. In general Villa Regina needs a bit of TLC and compared to the photos the rooms and garden were a disappointing. Decor and breakfast service appear to have been done 'on the cheap' and it shows. The breakfast area is slightly make shift and not quite the breakfast offering described on the website. As other reviews have mentioned, not sure where the refrigeration is so milk, juice etc are all warm with what looked like bits of kitchen roll for napkins. The garden had weeds, no cushions on seats, a glass table was badly cracked, rusting seats etc. When I checked back on the website, again, the pictures were very different to what we saw on our stay. I did email the hotel directly to give them the feedback but no response to date. Therefore, I would advise, look around and see if you can get better value for your money. I would note that the member of staff covering reception, breakfast etc was very good and helpful, no complaints on that front.

Stayed here for 2 nights and were very happy with the room. It was cold so it took awhile to get the apartment warm but once there it was fine. Good location just outside of downtown but close enough to walk to the Tower (15min) and the river front (30 min). Good secure parking, large room and bath, adequate breakfast and fast checkin. I would stay again.

We stayed here for 2 night, 2nd & 3rd sept. We arrived late after a 2 hour plus wait to get our hire car at the airport. DO NOT USE MAGGIORE car hire , absolutely useless. Villa was great and waited for us to arrive.

Location is one of the strongest points of this Bed and Breakfast. It is within walking distance from The Leaning Tower (There isn't much more to do and see in Pisa?) The host, Michaela,was very welcoming and professional. Mind you, this is no luxury hotel, but modest adequate accommodation for a short stay in Pisa. The rooms are large and ours was at the side of the building. Wifi worked, there was hot water in the bathroom and there was airconditioning. Breakfast is simple but adequate. If i were to advise this hotel, i would tell them to invest money to bring the beddings to a higher standard. This will go a long way to improve the overall customer experience.
