We enjoyed our stay in this b&b. Everything worked well, the room was clean, and the breakfast was better than we expected. The Square of Miracles (incl. Pisa Tower) is very close, only behind the corner. Buses (LAM Rossa) go very often to the Pisa Centrale railway station. We would stay here again.

4 Rooms is in an excellent location - a two minute walk to the Leaning Tower. Our room was very clean and came with a small balcony. If you wanted to be picky, the paintwork is in need of a little TLC, but really nothing to worry about. The room was cleaned and towels changed daily. The staff were friendly and helpful and offered advice on where to eat etc. Breakfast was included, continental style and there was lots to choose from like toast and jam, croissants, cakes, fruit, yogurt and cereals. I would definitely stay here again!

I got the room( red ) via booking .but it isnot what they described.there is no view to the pisa from the room.in the very hot weather there was no water ...in the kitchen there was nothing...even for the breakfast ...in the famine time you get more....never go there again

Put it simply we got stuffed by our car rental company, Stuck at the airport in the middle of the night, no rental car no busses no taxis, called Luca the B&B owner first call was about 02:00 in the morning and explained our predicament, we had been told a taxi was being sent out to the airport when I had called the rank number earlier and told Luca this. he said to call again if any problems, well it never turned up. we called him again about 02:30 and he came out in his own private car and picked us up and brought us to the accommodation, what can I say. he saved us. As for the location to the tower it is outside the building, literally, room very spacious, nice and clean, air conditioning worked well and could be turned to silent mode at night. nice friendly staff. buses are available just outside as well tickets available in the local shop just across the small market on the same side of the street. As for noise Luca said our room was the noisiest as faced the street and market and offered to move us if we wanted, but it wasn't at all bad if anything the hustle and bustle disturbed you a bit from around 8am sure looked at the time and dosed of for a while longer before getting up for breakfast. would I stay there again, yes can I thank Luca enough no without him rescuing us our holiday would have been a disaster

Superbly situated for seeing the Leaning Tower etc. The host was very helpful and the room was comfortable. We were less pleased with the breakfast. We understand that such a small hotel can’t offer much choice, but all we found was one slightly stale croissant, Italian cakes (which we find too sweet) and slices of white bread. I tried a packaged croissant, but it was of very poor quality. We asked for a recommended restaurant and the result was the worst meal we have had in Italy, although judging by other reviews we must have been unlucky.

Firstly let me get the good points over with. The location is great right next to the tower and its complex and Mr Luca met us and checked us in at 1am which was good of him as i wouldn't expect most small BnBs to do this. They have parking at 10 euros per night (we were told initially we wouldn't be charged but we were on checkout which is fine and i didn't make an issue of it) but the entrance to the parking is small and i wouldn't recommend it if your car is bigger than a small saloon which ours was. However the whole experience was spoilt by a 10 euro unauthorised charge for a room key which we mistakingly took with us. Initially after email exchanges i realised my error, apologised and said i would return the key in the post which i did within the next couple of days however unbeknown to me 10 euros had been taken by 4 rooms off my credit card which i wasn't even informed of until i asked the question. The key was received back and confirmed by Mr luca in the post but its been nearly 3 weeks and i'm still waiting for the refund. Avoid

Just 300 meter from Pisa Cathedral and Tower. Tons of restaurants and souvenir shops. Breakfast was awful. No eggs, cheese, ham or fresh bread, coffee from powder, only toast and factory jelly. Noisy room because of the market and ATM all night. Comfortable bed and bathroom.

We had one night in Pisa and wanted to be close to the tower. This b&b was perfect. The owners/staff are very helpful, breakfast was very good for such a small b&b. The room was fine - not really to my taste but that's just me! Comfy beds, all slept well (4 of us, our 2 boys 12 & 14 had single beds). Only negative is the rooms are up two flights of stone stairs and there is no easy way to get your luggage up - owner kindly helped us but we had huge cases as we were on a 17 day road trip. Car parking is a bonus but getting in to the car park was a very tight squeeze - the gates are narrow, we only just got our estate car in.

Location: right on the doorstep to the leaving tower, you could not get closer if you tried. The bb is also right at the bus stop that brings you to the main train station. Bedrooms: we had a quad room and a triple room and both were perfect, comfortable big beds with beautiful an suites and your own mini balcony. Wifi: perfect Brekkie: crossiants, toasts, cereal, juices, tea, coffee etc in a small room..no issues and set us up for the day. We had small baby with us and they provided cot bed & little pillow. No issues whatsoever. Ps after booking a few days before arrival they will ask for your arrival time to ensure they are the two meet you. All in all a great place to stay and base for the tower & pisa itself.

My boyfriend and I stayed only one night in Pisa and this was the perfect base for us. Lucca could not have been more helpful from booking right through to meeting us in person on arrival and offering loads of good advice on buses for onwards journeys, where to eat etc. The B&B is really easy to find, right on the corner of the main entrance to the Tower of Pisa (you can see the tower from the breakfast room!). You can take the LAM ROSSA bus from Pisa Centrale and get off at the main entrance to the tower. Our room was spacious and clean with air conditioning and a good sized en suite bathroom. We had a room with a private balcony at the back of the building which although it didn't have a view was beautifully decorated with flowers and cabana style drapes on each of the 4 posts. Perfect for a romantic breakfast al fresco! Continental Breakfast is included with a good selection of fruit, pasties and cereals. More than enough to start the day. I would recommend this B&B and would definitely stay here again if we return to Pisa in future.
