We were due to stay in this hotel in August 2021 for 4 nights. We had originally booked in late 2019. However, because of the COVID pandemic we have been unable to travel from New Zealand. We had paid the full tariff for our stay: 450 Euros. The hotel would not refund our money paid, even though the cancellation was not of our choosing. The loss means we would have no desire to stay there in the future. Most other hotels we had booked on our world trip have gladly refunded any monies paid.

My daughter had booked for herself and her boyfriend to stay here as his 21st birthday present, unfortunately their flights were cancelled due to the coronaviras. We tried to contact them to change the booking to next year . They never answered their phone or responded to numerous emails from Expedia or my daughter. I eventually managed to get a response saying we could change the dates . I emailed back with the dates my daughter wanted to change to and waited and waited for them to confirm the booking but never got a response. Very disappointed in their lack of customer service.

The hotel is compact - 8 rooms across 2 floors - providing en suite facilities. The main 'plus point' to the hotel is its location next to the Waterbus port - Fondamente Nove - on the North of Venice which is the first Venice stop for the Vaporetto to/from Marco Polo airport. (€15 per person per trip) While off the main alleys and throughfares, there are plenty of bistros and restaurants about with the Waterbus also giving easy access to other parts of Venice. The only downside was that reception was not open when we checked out (7am) and therefore please plan ahead with the reception team. (Service stopped at 10am at night when we were there). All pictures posted by the Hotel are a true representation.

Small cute rooms perfect location you get boat from airport directly to it and helpful staff, I had room at front worth it for the view, also beside multiple places to eat, wander directly to the canals

Amazing staff, was really welcoming, gave us an map with recommendation of food places and stuff to do and see in Venice. Room is clean and quite, hair drier didn’t work in the room, but in general was lovely. Hotel is next to the water which allow you to see beautiful sunset. Also near boat station which is really convenient to get to in and off of the island. We had breakfast everyday, which was good, but everyday the same.
