Well-earned 5 star bed and breakfast like no other. Paul & Sue are the most fabulous hosts Their Victorian home is stunning and our room was gorgeous. Appointed so well - Paul even had a crystal bottle of sherry with 2 goblets waiting for us! He was such a help in organizing our 3 days in Edinburgh for us & if you follow his suggestions you will be assured an amazing time! We loved our morning conversations about our adventures & planning for the day ahead Sue was behind the scenes cooking and baking up a storm The breakfasts we had here were the best of all places we stayed! All fresh pastries made by Sue and incredible breakfasts as well! Sue was like a superwoman with all she did! This was an easy walk into the town of Edinburgh but Paul also had a button to push for a taxi as well if you needed. We wouldnt hesitate to stay here again!

Celebrated my big birthday weekend staying in the beautiful garden room number 2. Everything was perfect and spotlessly clean. The attention to detail and welcome from Paul was fantastic. He had plenty of advice on where to go and how to get there and lots of historical information too. The room had the most comfortable bed we’ve ever slept in and the shower was great with lovely complimentary toiletries. The breakfast was the best we have ever eaten, with amazing freshly baked bread, cooked by Susan who has also designed the decor and upholstered the furniture herself. Nothing was too much trouble and the passion the family have for the service they are providing reflects in the fact guests return again as they feel so welcome. We are definitely planning on staying there again and would recommend 100%.

Myself and my husband stayed at Barony House for 5 nights for our 11 year anniversary and it was absolutely brilliant. Paul and Susan are both super friendly. I received a WhatsApp message from Paul on the morning of our arrival day letting us know how to book for breakfast, about the private parking and a couple of links on recommendations for places to eat and local attractions. Once we arrived, Paul gave us a tour of the place as well as telling us some fun history about both Barony House and his family. Turns out we might even be very distant relatives! We stayed in the Small King Room with Ensuite which had a beautiful view of the gardens outside. The tea selection in the room is also top tier in my opinion! Being a big foodie, the highlight of the stay for me personally was definitely the breakfasts. Susan homebakes all of the bread and pastries, and makes the best pancakes I've ever had. I also wish I'd had more of her Portuguese tarts, but I never had the room. Breakfast always kept us going until well into the afternoon! Getting into town is very convenient as well. There is a black cab service where you only need to press a button by the front door, and the taxi will be with you in less than 5 minutes. Also means you don't have to talk to anyone on the phone for those who hate doing so! It costs around £8 to get into the town centre from Barony House by cab. Otherwise there are plenty of busses on the same street, which is £2 for a single ticket. You can also walk, which we did a couple of times. I'm a bit of a slow walker, so it took us around 40 minutes to get into town from Barony House, but it was a lovely walk when the weather is nice. If you're looking for a comfortable and friendly stay for your trip to Edinburgh, definitely stay here! We will be going back for sure.

Just about to check out but would definitely come again. Communication before our visit was great and Paul reserved a parking spot at the front door for us which was much appreciated in the Edinburgh drizzle! A warm welcome followed and a brief explanation of the historical significance of the building etc.. Paul’s wife, Susan, has designed and hand-painted/made lots of the internal decorations and they are stylish and tasteful. Rooms are spacious, clean and well appointed. The high ceilings add to the feeling of space. Lots of little extra touches make the place feel warm and welcoming. Our en-suite is nicely styled, clean and spacious too. Breakfast was lovely. There are several options but we went for the full Scottish! Good quality sausages and bacon, beans, mushrooms, hash brown, poached eggs (your choice) and the best black pudding I’ve ever had - coming from a Lancastrian, that’s high praise! Ps there’s a stunning Indian restaurant within 100 yards too! In short, I’d certainly come back and recommend this to anyone I know if they were visiting Edinburgh. Excellent stay. Stayed for two nights. Paul and Susan made us very welcome. Paul gave us the history about their beautiful home. The breakfast was superb. I had the blueberry pancakes. Wow! Amazing! Husband had the English breakfast. There was so much to choose from. The room we stayed in was very well equipped. Overlooking the garden. Absolutely beautiful in every way. Can not wait to return.

Paul and Susan were fantastic hosts during our mini break to Edinburgh. Ideal location ten minutes from the city, Paul’s knowledge of the city and places to visit was really helpful. The room we stayed in was beautifully decorated and well equipped with one of the comfiest beds I have slept in. Breakfast was excellent with everything needed to stock you up for a day in the city. Will be back again soon!

We had stayed here before and returned this time with my goddaughter who is a coeliac. Great attention to detail; she had the most delicious breakfast every morning (and so did I). I can honestly say: Coeliac's heaven every morning. As ever, very friendly and enthusiastic hosts. Enjoyed the entertainment at breakfast on Sunday. Thank you, Susan and Paul.

Where do we start? Absolutely sensational from start to finish. We were welcomed so warmly by Paul and were astonished by how beautiful the interior of the building was. Our room was gorgeous, very comfortable, supremely clean and lots of lovely extra touches. Breakfast cooked by Susan each morning was perfect and we loved the pre-ordering by app. There is nothing to criticise at all about Barony House or its proud owners who have done a fabulous job of creating a truly boutique experience in an excellent location. If we could give Barony House 6 stars, we would. Highly recommended to everyone.

Me and my sister (both young adults) visited Edinburgh for the first time and stayed at Barony House. What a great idea that was! Could not have asked for a better stay. We felt warmly welcomed as soon as we stepped through its doors. Paul gave us an in-depth background on the rich history of the house and also pointed out the work that his talented wife Susan who had put in decorating and designing the house. We were then led to our rooms which had information spread out on the bed including a map and recommendations for things to see/eat. There was even a bottle of complementary sherry which we very much enjoyed! The rooms were clean and the beds were cozy! Breakfast could be made to preorder the night before using a nifty online form! The breakfast was cooked fresh every morning by Susan. My sister had the Aussie pancakes which she said were delicious (best pancakes she’s ever had!!) the veggie breakfast was also very tasty and fresh homemade bread was a nice touch. The location is ideal as it is a 30 minute walk from the town or an 8 minute taxi ride. Overall we had an amazing stay, made great friends and will definitely return as there is still so much left to see that we could not fit in our two days in Edinburgh!! Thanks again to Paul, Susan and family, we are grateful for your hospitality ❤️✨
