The Guest Room Bed and Breakfast is right in the centre of Edinburgh's historic New Town of Edinburgh. Easy access to Waverley train station, the bus station and the tram. Although we are right in the centre you will find our location a peaceful and quiet place to come back to at the end of your day. We have a few award winning pubs just 2 minutes walk away as well as restaurants, shops, and cafes. The portrait gallery is just around the corner as is the privately owned galleries and antique shops that can be found on Dundas Street. Drummond place gardens are directly opposite us. The Courtyard Guest Room has its own private entrance, and is nestled at the end of a pretty courtyard, offering quiet and comfortable accommodation with en-suite facilities and a super kingsize bed/twin. The Guest Room overlooking the Courtyard is a spacious and airy double bedroom found at the end of your own private hallway, with private shower room. The large double sofa is the ideal place to relax with a cup of tea after a busy day exploring the city. An extra bed can be put in to the room if need be. The rooms have TV/DVD, radio, tea/coffee making facilities, homemade baking, FREE WIFI Breakfast is delivered to your room at a time that suits you. We offer tea/coffee/hot chocolate, freshly squeezed orange juice, muesli, granola or porridge, greek style organic yoghurt, fresh berries, croissants, homemade toast. A cooked breakfast is also available if preferred. We are flexible with our check-in time and are happy to look after bags once you have checked out if you are not travelling until later on in the day. We look forward to welcoming you here!
Had a very pleasant stay here following a delayed flight home. Hosts could not have been more accommodating. Room was spacious and clean with great amenities. Breakfast was lovely. Absolutely nothing to fault. Will certainly stay again.

I have never seen a review on trip advisor where 99.9% are excellent and there is not one negative thing to say! Just spent two wonderful nights there whilst we were guests at an evening party on Britannia. Just read the reviews on this website and I have nothing to add - except that I wish I had remembered to ask for the bread recipe for the amazing morning toast. P.s. I forgot something else - it can rain in Edinburgh but that’s not the fault of Katrina and Fergus...

We can only rave in the highest tones about this BnB. Katrina, Fergus and their sons always give us a welcome, that couldn't be warmer. Both of their cozy, luxurious rooms are decorated with love and an eye for the need of the guests (of course they are also spotlessly clean). This time we stayed in the room downstairs in the lovely courtyard (where you have your own separate entrance). Whenever possible The Guest Room is our place to stay while in Edinburgh! Their in-room breakfast is healthy, generous and absolutly delicous. The location is just perfect, away from the hustle and bustle of the touristic streets, but still very close, in walking distance, to everything that you might wish for. Well, we're already planning our next visit and hope you'll get the chance to experience this true hospitality too!…

My husband and I recently stayed with Katrina and Fergus for 4 nights.They helped us with how to get to places and suggestions of where to eat. Their breakfasts were great and tailored to our taste. It was so nice to chat and connect with them every day - everything was so comfortable. Highly recommend.

We were utterly spoilt at our recent stay at the end of our honeymoon stay in Scotland. It was lovely to be in a quieter area of Edinburgh but still so close to everything in the centre. The welcome we were received made us feel extremely comfortable and the room was large with living as well as sleeping space, comfortable and beautifully decorated. The breakfast was brought to our room daily was delicious and Katrina catered without question for my partner's intolerances. We loved our stay and would not hesitate to return.

Our stay at the Guest Room was perhaps the best on our trip to Scotland. Katrina and Fergus were gracious hosts who went out of their way to help and accommodate. Our room was huge with plenty of seating, and the ensuite shower room was too. Breakfast was brought to our room each morning at a time of our choosing. It was served on beautiful linens and china and was delicious. We were even serenaded one day by their son who was playing the bagpipes! The price was reasonable and the location couldn't be beat. You can't go wrong staying at the Guest Room.

Had an amazing night here! Service was exceptional, and our room was warm and cosy. Super comfortable bed and everything provided - including a hair straightener (which I unfortunately forgot to pack). I honestly wish we stayed longer, it was such a lovely experience and I will definitely stay here again in the future.

We loved our stay in early May at The Guest Room. Katrina and Fergus are the most delightful hosts and provided us with fabulous service and the most scrumptious and beautifully presented breakfasts. The room is lovely and comfortable and we slept very soundly on the comfy bed. The room has its own entrance and is in a quiet street. It is close to the bus terminal and a walkable distance to the centre of Edinburgh. There are a few fabulous restaurants close by and a bus stop not far away to assist in getting around. It was a pleasure returning to our room each day after exploring beautiful Edinburgh. We highly recommend staying at The Guest Room. Jenny and Tom, Melbourne, Australia.

Had an absolutely wonderful stay here. We enjoyed the suite with private access, which offered a quiet and cosy space that it was a joy to spend time in when relaxing from a busy day of sightseeing. The place is conveniently located, just a 15-20 minute walk to main attractions. Fergus and Katrina are very warm, friendly hosts who are also great at creating privacy for their guests. The breakfast was amazing, and included fresh berries every morning with other quality choices which we really enjoyed. It was like a home away from home and was an excellent way to start our vacation in Scotland. Hope to be back some day!
