Ross is very knowledgeable, and promotes other eateries within the area, leave the car here and hop on the bus into the city centre, buses every 10 minutes and bus stop 1 minute walk away. Breakfast is something else, you will not be disappointed both Ross and Kathleen make you feel very welcome. If you are visiting Edinburgh for the weekend or longer 23 Mayfield will not disappoint you. We will be returning and would certainly recommend to friends and family.

My wife and I stayed here in March 2023 on a trip with another couple on a vacation in Scotland. We started our vacation in Edinburgh and then ventured into other parts of Scotland. Our friends had stayed here at 23 Mayfield on their prior (and only other) trip to Edinburgh 12 years earlier, and they wanted to return to this specific place because they had so enjoyed the earlier stay. And it did not disappoint. Scottish hosts Ross and Kathleen were so warm and friendly and have done everything possible to make this place lovely and accommodating. We stayed in room 3 on the main level--nicely decorated with dark woods and beautifully framed historical prints, large and comfortable bed, great lighting, nice bathroom that has been recently updated. Good wi-fi. The breakfasts made by Ross are amazing--would be found in a first-class restaurant. Nice grounds, impressive club room (reading room/bar), and just everything needed for a perfect stay. Amazing room with beautiful 4 poster bed which was very comfortable. Great selection of toiletries and powerful waterfall shower in the bathroom. The club room on ground floor is warm and cosy with chesterfield sofas, old books, an honesty bar with a great range of drinks and great old black and white films on the tv. We sat in the club room and watched an old film, and enjoyed a a couple of drinks which was just lovely and relaxing. The breakfast was out of this world! I had the full Scottish breakfast and finished the lot - cooked to perfection! The owners Ross and Kathleen are wonderful hosts, very attentive and nothing was a problem. We will be returning very soon.

My husband and I stayed at 23 Mayfield for 4 nights and it was absolutely perfect! Ross and Kathleen were wonderful hosts, the house and rooms were spotless and beautifully decorated. The breakfast was delicious with multiple choices each morning. The house is a 2 minutes walk to the bus stop so it was very convenient and easy to get into town for shopping, restaurants and all the main sites. I would highly recommend staying at this B&B when visiting Edinburgh!!

I was lucky enough to stay at this B&B for 3 nights at the end of my tour. I had a ground floor room which was stunning. Our breakfasts were delicious and the atmosphere was relaxing. This B&B has a 5 star rating and it is worth every star.

Staying with Ross and Kathleen is like being treated to a five star hotel experience in the intimacy of a country inn. They are so welcoming and helpful. The property is accessible to everything in and around Edinburgh. This was our second visit here (this time for four nights), and we will be back. (PS: Order the waffles!)

This is simply the best guest house we have stayed in. The food and hospitality are second to none. Breakfast is served in a beautiful room with what was some of the best food on our entire trip. Ross and Kathleen are amazing hosts, and we highly recommend a stay at 23 Mayfield.

We had a perfect stay at this wonderful B&B hotel. The hosts are very service minded and helpfull, the room was cozy and very clean, the best home cooked breakfast we have ever tasted in a hotel and a nice walking to the center of Edinburgh. We highly recommend 23 Mayfield.

This is a fantastic place to stay - we were there three nights in mid-September, and Ross and Kathleen were very welcoming. Our room (#4) was beautiful, with nice bed and luxurious rain shower - add to that the gourmet breakfast offerings, service, and helpful insider tips, and you couldn't ask for better accommodations. The living room/lounge is a welcome place to sit after being out to dinner, and the "honesty bar" has a good selection of whisky and other drinks. The house is on several main bus lines but still very quiet and peaceful at night.
