Coldeast is a beautiful Victorian Mansion set in 9 acres of wonderful gardens and parkland, with views towards the River Hamble. The house and its estate was originally the home of the wealthy local Hornby family. It was sold to Mr Nathaniel Montefiore in 1870 and then bought by Hampshire County Council in 1924. It is now owned by a private company. It has been carefully and sensitively restored to its former glory by the new owners, and is waiting to welcome you and your guests to come and enjoy the grandeur and splendour of this magnificent Victorian country house. There are 28 beautiful and spacious serviced apartments to choose from: studio, super studio, one bedroom and one bedroom deluxe ranging in size from 24m2 to 96m2. We also have Pet Friendly rooms on offer, so your furry friends can you join you on your breaks, for these rooms specifically please call our team for bookings. Our serviced apartments provide a generous accommodation, with the bright and airy apartments featuring their own kitchens, en-suite bathrooms, bed linen, towels and modern interiors throughout. We visited for Valentines. The building as you arrive is very impressive and sets an expectation. This is let down however when you enter. The decor is very clean and modern, but far to clinical and not in keeping with the exterior. The reception and waiting staff are nice and friendly, but are in need of some direction on what a guest experience should be, their dress also needs to be looked at, as it feels odd seeing waitresses with jackets on and badges made with label making machines. The dining room has a feel of a breakfast room with white tables, cutlery on paper napkins and condiments. A nice linen table cloth and serviettes would lift the experience immediately as would menus in nice folders, not corner bent laminated ones.
On a positive, our dinner was lovely, the Chefs really know what they are doing, but the menu is a little lacking in mid range pricing. It seems you jump from a burger or fish at £13/14 to steak at £34 there seems to be no mid ground.

In all, we had a lovely evening, but The Mansion is lacking in some small areas that could really enhance the experience, for what is a lovely setting and building.

The Mansion is stunning! It has been lovingly renovated and will be in the future a wonderful location for weddings and any other special occasion. I have been privileged to see the work behind the scenes. All aspects of the renovation have been given upmost care and consideration, the age and the beauty of the place is outstanding. The blend of old and new has been sympathetically choreographed, the Pods give a superb and unique dining experience. Very soon they will be introducing a bespoke cocktail bar, and events rooms. Those wishing to stay will only find the apartments and rooms to be of an exceptional standard. I haven't even mentioned the grounds... A long sweeping drive takes you to the Mansion where you are free to wander through the ancient Redwood, Elms and Oak trees, what could be more beautiful, people are free to walk there dogs and children play!
Who doesn't love a high tea with a beautiful cake selection. Or even a lovely lunch! This is a place is where many beautiful memories will be made! Can't wait to watch it grow and flourish!

This is really a review of two halves, with a hotel that was disappointing but a restaurant that surprised.

Starting with the hotel. The building is stunning, and the public rooms have been superbly refurbished with great attention to detail. Quick shout out to Anna who checked us in and made us feel very welcome - a real asset to the team.

Hereon, we were less happy. Our room (106) was tucked away behind a car park and a selection of bins. It was a 2 room apartment, with a well equipped kitchen (not used) and a cramped bedroom and poorly laid out bathroom with a door that crashes into the wash basin, a shower that leaks over the top of the shower head and a window that is painted shut. The walls were a bland magnolia but scuffed with luggage marks and generally looked unloved. We don't know if housekeeping was supposed to be included, but our room was not serviced during our stay.

The restaurant is an enigma. Some odd prices but the food was excellent. The downside on Friday was long waits - over an hour between starter and mains. The staff are all young, and very capable, but there simply aren't enough to go round if the terrace, restaurant and pods are in use.

We paid £360 for B&B which we felt was significantly over priced.

Beautiful building and surroundings. We stayed in self catering apartment 305. It looked like someone had just moved out after renting it for 5 years and it hadn’t been fixed up. The walls were very scuffed. The bathroom door didn’t shut and had no lock or light near the sink and mirror so it was very dim. Neither was there a shaver point. It lacked furniture, in fact there were three of us staying but just one tiny wardrobe approximately 40 cm wide so all our clothes were on the floor as were our shoes because there is no rack. Coats also went on the floor since there wasn’t a hook to be found. The windows rattled in the breeze so we had to stuff cardboard in the gaps to get to sleep. We were there during a heat wave and there is no air conditioning so it was very hot. We had the windows open but that meant that in the evening, the wasps came in. Each morning at 7 am someone got a leaf blower and a pressure washer out and started cleaning the walkways outside so there was no chance of a lie in. There were hardly any kitchen utensils or wineglasses, in fact we had three glasses altogether none of which matched. The tap in the sink was very loose and the white goods were as cheap as you can find , as was the sofa bed. I could feel all the springs and it offered no support so I had a bad back. The windows had not been cleaned in a long time and one window was all scuffed as if a dog had previously lived there. The windows also had a fair amount of paint splatter on them.

Walking up to the building it looks fantastic,great setting and gardens and pods in the garden look impressive .Newly opened business of a week I booked this online before opening to celebrating or silver wedding anniversary as our treat.I spoke to someone on their Facebook page and requested a nice table as it was a special occasion for us and explained .They promised a nice table.
Walking into the building it’s a little unsure where to walk to the restaurant ,but I spotted a tiny sign on reception desk ,go to the left for dining.lots of staff were rushing about took a few mins to be greeted .we were checked in and asked if we wanted to be sat inside or in the garden ,straight away i guessed we weren’t getting a nice table and I was correct.we were squeezed into a tiny table ,no windows open in the room ,which was quite busy ,with COVID still about I expected ventilation at least airflow.
The room we were in were in didn’t fit in with the style of the building too Modern.we were given drinks & lunch menu .
At this point I was becoming uneasy no COVID procedures seemed to be in place no staff wore face masks while serving food.
As were were looking at the very limited menu ,which was basically sandwiches or jacket potatoes with various fillings ,overpriced of course.A pneumatic drill started going off above us .building work is still going on and many areas look unfinished still.
Why would I pay for lunch and put up with that noise . ..? This was supposed to be a celebration for us ,I’m just glad I never brought our family .So don’t go here for lunch if you want a hot meal all you will get is salad ,sandwich or spuds.
We got up and left ,didn’t feel at ease here was disappointed .
It is lovely surrounds and if you want afternoon tea it looks impressive yes but areas need looking at.
Don’t promise people a nice table if you can’t do it,if I wanted to eat a overpriced lunch while listening to a pneumatic drill I would go and sit on a building site and buy a sandwich from boots.
We went off to the Rising sun instead had a cooked meal there.

We stayed for one night after attending a party there. Although we had just booked a room we were given a small apartment with a living room and kitchen as that’s the way it’s been redeveloped. It wasn’t a promising start as the rooms smelt of stale cigarettes. It would have been sensible to open the windows to freshen the room but nobody had bothered. We opened them and had to brush away cobwebs. The apartments are described as “Premium Accommodation” on the website and the photographs look good, but the reality is different. The living room was a very depressing place to be as it seemed to have been furnished by a few odd bits obtained from a sale of second hand office furniture. One of the chairs was torn and mended with black plastic tape

There seemed to be a lack of attention to detail. There was no information of any sort in the rooms about the hotel or the internet password. There was a hairdryer but no socket near a mirror.

The bedroom and bathroom were ok but small and basic. It would have been better having a good size bedroom and bathroom that had been given some thought rather than the living area and kitchen.

Breakfast was ok, but not what you expect from a hotel - i.e. you usually get a selection of cereals, fruit juice, fresh fruit / yogurt etc and a choice of a cooked breakfast. With The Mansion you get none of the niceties just a choice of one course. Whatever you do don’t try to order anything slightly different. Someone we know who was there ordered two boiled eggs with toast. What arrived was two hard boiled eggs, without shells, in a a basket with toast. The second attempt resulted in two hard boiled eggs, with shells, in a bowl. No egg cups as “we don’t have any”

I stayed there for one night having booked a room. I was presented with a lounge, bedroom, kitchen and bathroom, tons of space. The grounds were lovely with some fantastic very old Redwood Cedars. It has a relaxed atmosphere and not stuffy for such a grand house. The food was lovely and breakfast was a bit special in one of the outdoor pods. The staff were polite and helpful, and the daytime, cooked to order outdoor burger option was perfect for a Saturday afternoon, although I regret, I refrained as did not wish to spoil my apetite. I loved my relaxing stay there. The only small niggle was I felt the evening restaurant as lovely as the food and staff were, could have done with maybe table candles and lovely linen tablecloths to compliment the grandeur of the house. Otherwise a wonderful stay in a mansion you would normally pay a hell of lot more for than the rate I paid. So nice I have recommended it as a wedding venue to my brother. As the rooms with kitchen would be perfect for stays where lots of family members could share a family coffee together in the lounge space, thats what occurred to me anyway.

Well, the legend that is Coldeast, I was eager to see what the fuss was about... And I was not disappointed. It is beautiful! The grounds, the trees, the macaroons!!! Stunning. I cannot wait to watch the project progress and evolve. It is so exciting to see such an interesting building being renovated and cared for. I hear the new bar will be open at the end of November. Amazing!

If you visit The Mansion, you will see a beautifully designed dining room and the most stunning afternoon tea's popping out of the kitchen. ( Which I will be going for next time!) I had a crab starter and the superfood salad for the main. The glass of rouge I had was lovely and it was accompanied by a bustling and vibing lunch service. Delicious and delightful.

I will be popping back when the bar is open and to take another turn in the gardens on a bright winters day with a coffee, and, of course, a macaroon.

Booked for a one night stay prior to our cruise from Southampton to ensure we were close to the port, it was approximately half an hour to drive from the hotel to the docks. What a lovely find, it was so peaceful and relaxing! We were greeted by Anna on Reception who was friendly and welcoming. We had booked an apartment which was bright and airy, with a large bedroom, adequate bathroom and a large kitchen and lounge area and if we had a longer stay, the kitchen would have adequately served us well. We were on the third floor and we enjoyed the views across the gardens. We had pre booked dinner in the restaurant in the evening, the menu choices and food were delicious and the staff were very polite and knowledgeable. Breakfast in the morning was again very nice with a choice of sitting inside or outside on the terrace. There is a large car park at the front and we easily found a space, even though there was a large garden picnic going on for the local residents when we arrived. If we are in the area again we will definitely be back and would recommend a visit or stay.

Lovely presentation. Staff very attentive. The selection of cakes were to die for. Too much to eat so we got a doggy bag. Highly recommend.
The lunchtime meals looked amazing and decent sized portions
