This place is essentially a two bedroom college dorm with the bare essentials. This is not even a motel. However, this place will usually have the lowest prices around, especially during high season (costing significantly less than the next cheapest hotel).

As long as you realize you are literally staying in a college dorm, then you shouldn't have a problem. You have the necessities and the front staff (who I assume are college students) provide great service and are very accommodating.

I feel that a lot of the bad reviews were from people who had no idea what they were walking into.

I stayed here for two weeks during the Commonwealth Rowing Championships. Each accommodation consisted of two bedrooms (each with a double bed, television and desk), a bathroom and a basic kitchen area consisting of a microwave, fridge freezer and sink. On each floor there were more substantial, shared, cooking facilities and a laundry area. Free internet access was available but through a wired connection and I had to supply my own wire. Each morning a simple but tasty continental breakfast was served in the communal area. There was also a guest BBQ, a television lounge and a games room. This inexpensive, no frills, set up was ideal for our team's requirements. My only real complaint was that the cleaning of the rooms was inconsistent; on some days my bed was left unmade, other days they didn't replenish the used toiletries or replace dirty towels. Also, the room key card often failed to work; during my two week stay, I had to request at least half a dozen new key cards which became quite tedious.

Yes this building is filled with well mannered, nice students from the college. Keep this is mind, this is set up for students who are on the go, here to study. This is by no means a hotel room or an apartment or a "suite."
YES, this is a “dorm style” residential environment.
NO, there is not a stove/oven, only a microwave.
NO, there is not a single utensil, condiment, bowl, plate, coffee maker, nothing in the room. Pack up your travel stuff.
YES, there is Keurig coffee and tea in the lobby with creamer cups and sugar packs.
YES, there is a huge fridge and “kitchen area” i.e. sink, drawers, etc., but there is no dish soap, sponge, nothing.
YES, there is shampoo, soap in the shower. No bathtub. No hairdryer.
There is laundry available on the ground floor.
The lighting is horrible in the kitchen, and there is a small table with 2 chairs.
Again, this is dorm style, so there are 2 separate bedrooms, both with TV’s and both with desks. There is not a main living area such as a couch, end tables, etc. The bedrooms are spacious and private.
The building is safe and well secured.
Parking is plentiful.
YES, there is construction is this is part of the college, but we were not impacted by it.
YES, it was very quiet and the air conditioning worked swimmingly.
YES, this is clean enough, but I travel with Clorox wipes where ever we go.
The beds are comfortable enough and up very high off the ground for extra storage.
Now listen carefully as this is the most important. It’s about the Wi-Fi. In one of our bedrooms there is hard wired internet. Take your laptop and Windows 10 has a built in feature for internet sharing called mobile hotspot. This allows you to create your own, personal Wi-Fi network so you can connect your Wi-Fi devices to the internet. Thus, we have both out laptops, Alexa, mobile phones, everything is on and running. I am currently connected to the Wi-Fi via my partners computer in the other bedroom and I am getting 40 mbps down and 40 mbps up. We are not complaining. And there is “free Wi-Fi” in the lobby, but many reviewers are complaining about not having Wi-Fi in their rooms. This is how you bypass that. It appears that in some units both bedrooms have an ethernet cord, but our unit does not.

Improvements Needed:
1. The suite was booked for 3 people but only 2 towels were supplied.
2. The towels were small and threadbare. Time for some replacements!
3. We tried to call the front desk on the telephone in the room (fro more towels) but the phone did not ring the front desk so we had to walk down to talk to the front desk clerk.
4. The phone was filthy and needed to be cleaned.
5.The temperature in the room was too cold. The front desk clerk tried to help us but to her surprise the temperature control on the thermostat was broken right off.
6. The kitchen floor needed to be washed.
7. The carpeting was also dirty and needed cleaning.
8.There was a strange odor in the room that caused 2 people to have allergy problems by the morning.
9. The lobby where WiFi was available was crowded and dirty.
10. In the morning we found that the turntable for the microwave was missing when we tried to microwave our breakfast.
11. There was a Kuerig coffee machine for a morning coffee but no coffee available. By 9 am it was all gone.

Positive Comments:
1.The front desk clerk was pleasant and did her best to help us. She provided us with some towels and tried to help us with the temperature. She promised to put in a work order to fix the thermostat.
2. There was ample parking that was close to the residence.
3. Soap and shampoo were provided
4. The internet in the room was good (we brought an Ethernet cable)
4. The TV worked well.

In life you get what you pay for and all the whiney reviewers on here complaining that this is not a hotel are either blind or stupid. It advertises itself as precisely what it is – student dorms – and as a result, cannot be compared to the Waldorf Astoria!

The rooms were basic and clean, the wifi was available in reception and the breakfast of bagels, toast, cereal, fruit, coffee and tea was exactly as described. The staff were efficient and helpful and the building itself (although undergoing some refurbishment) was plain. If you’re on a budget and have realistic expectations then you’ll be fine. If you’re Beyonce, Drake or the Queen of Sheba, then I suggest you book elsewhere and get over yourself.

slow checkin, I've waited for 10 mins.
Extra dirty rooms , the floor was dirty, the beds were dirty that you can see a lot of unknown big dusts.
A lots of kids runing outside the rooms, don't know why there were so many kids.
It was said FREE WIFI, but I was told there NO WIFI on the 3rd floor, only the 1st floor.
Never Never come back again.

I have stayed here twice, once in May of 2012 and again this year in May 2013 for my kids national karate tournament. (2 adults and 2 children) *note* This is a COLLEGE DORM being rented out as a hotel.

*location* excellent! It was only a 15 minute drive from where we had to be in the morning.

*front desk* : When we arrived we were greeted in a very friendly professional way. The woman working the front desk took the time to answer the many questions my 2 children asked with patience and a genuine smile. Check out in the morning went quickly with the same friendly service.

*room* 2 bedrooms each with a double bed and small t.v. on a desk. Kitchenette with fridge and microwave. Bathroom with shower. The room was clean. We had to ask for extra pillows and towels (only 2 towels were provided), which arrived in under 10 minutes. I do have a few complaints.. the windows in the rooms (see photo) do not open enough to allow airflow. We were only able to open them 2 inches. The kitchenette table is only large enough for 2 people and we had to move the bedroom desk chairs (which are on wheels) to accommodate for us as a family. There is also some noise transference between rooms; muffled but noticeable when trying to settle kids for sleep. We had to turn the t.v. to cartoons to help.

*childrens activities* There was a common room located on our floor with a big screen t.v., sofa and Foosball table. My kids enjoyed playing a few games before heading off to bed.

*breakfast* Average continental breakfast. Breads (bagels/English muffins/toast), cereals, juice, coffee, tea and various fruits. A variety of jams, butter, and cream cheese were available. The room for breakfast quickly became over crowded with not enough seating. I suggest getting your food and taking it back up to your room if you want a quiet morning; which is what we did.

Overall we enjoyed our stay this year.

The place is a college dorm, not a hotel.
Its under construction and that sucks. No Wi-Fi. Thats the main reason it sucks. Beware! Go to other places in the Niagara area. And take my advice. So don't even try to book here

This is a last resort place to stay. Clean but dingy and bleak rooms. Very basic as you'd expect a dorm room to be and it is very much a dorm room. The issue is that we paid about $120/nt which was, in our view, about twice the reasonable rate - and this was a deal associated with a wedding we were attending. In short, life is too short. If one was on a very tight budget and had a large group and could get these rooms for closer to $60 or 70/nt, go for it.

Front desk personnel was friendly and helpful. Room and linens were clean. Great location. Room does need some maintenance and updating. It is a decent place to stay for teams, families and young people.
