Cons: restaurant is not operational, location is close to dotonbori. It is safe but it is close to a love hotel & some other places of “pleasure” so it was difficult to explain to my 6 year old the pictures of women in provocative poses while walking towards the metro station. Not necessarily a bad thing but it makes for great conversation. Laundry machines, some were operational but some took 2 hours to dry.

Over all Apa hotel always nice
We booked two hotels in the area for our Osaka visit. One is APA and another, a hotel affiliated with a Tokyo hotel chain. Surprisingly, the APA hotel came out ahead of the other hotel which is far more expensive and prestigious than APA.
With our first 2 days with APA the room although small was vey clean. The service ok and the check in, smooth. The Dotondori location was a plus.
We came to this conclusion that APA hotel service is better, after transferring to other hotel for the rest of the week (for easy access to JR Namba station] It is not the price nor the star rating that matters, it is the service. APA , from my experience, has a better service. Next time we go back to Osaka, we'll be booking APA for the whole week.
I have stayed in many APA hotels, and I have never been disappointed. I stayed twice during my trip.
Clean room with nice amenities. Small but nothing unexpected given the size of most rooms in Japan. Would happily return here for another stay.
Check in is on the dot, 3pm. I would expect some flexibility as we were accommodated earlier in other hotels when we're in Kyoto and Tokyo.
At 3pm check in, you would expect your room to be clean and detailed.
I was disappointed as I enter and look up the ceiling, it was covered with dust that comes out of the aircon vent. Looks like housekeeping hasn't done proper room detailing and forgot to look up. The aircon vent is filthy. I have to wipe it off with wet wipes as I couldn't stand looking at it.
The bathroom has mould and some yellow gooey stuff on the wall. Someone must have smoked inside the bathroom as it looks like nicotine. Our room is supposed to be non smoking.
Even so, this must be detailed and cleaned properly by housekeeping.
I am okay with the size of the room. Bed is very comfortable. The downside, there's only 1 pillow and it looks old and been used for a long time. There's is no pillow protector cover, so it's just pillow case. Which means, it's not very hygienic.
One of the mattress has dried blood stain. Again, no mattress protector. Just bed cover or sheet. Even the sheets are clean, it's still a turn off.
Bed is comfortable enough though. But if you are clean freak, you probably won't sleep well.
Bottled water is not served on the first day. Our cups were not cleaned on day 2 during room turn down. Simple detail.
On our last day, check out, it just confirmed me that the housekeeping is not trained to be clean. We saw clean towels lying on the floor. Don't you have trolleys? You just simply dump your clean linens on the floor.
No excuses on this one.
There's always time to improve and do something, otherwise, you'll just be getting these comments or loose your clients.
This is the lowest rating I had given since I started being a contributor and I always been so honest and look at the positive side as well.
Tip for those arriving from Kansai Airport -- I found it was substantially easier to take the airport bus than the Nankai subway to the hotel since the distance from OCAT bus terminal is much shorter. Plus, you don't have to deal with lugging your suitcases all the way from Namba Nankai station, up flights of stairs, and through busy shopping streets with pedestrians. When you arrive at KIX, look for the airport limousine bus booth at the ground floor and buy your tickets there. A round trip ticket cost us JPY1850 (around US$16, cheaper than both Nankai subway and Airport Express). You'll have to pay thru credit card, otherwise you should use the vending machine outside to pay in cash. (Kids are half price, but round trip tickets are not available -- you'll have to buy their tickets at OCAT on your way back to KIX). The bus goes straight to the OCAT in Namba, then from there you can take a taxi to the hotel for only JPY660 (around US$6). There's a taxi stand just right outside the OCAT -- just remember to have a printout of the hotel's name and address in Japanese since not all drivers speak English. You could also walk for around 10-15 minutes to the hotel, it should be no problem if your luggages are on wheels. From OCAT, turn right going along Sennichimae Dori, passing by Hotel Monterey Grasmere on your right. Walk straight til you reach the intersection, then turn left. Cross the highway and walk towards Namba Hatch -- an octagon-shaped building with a pyramid structure beside it. Keep walking straight, then just after Namba Hatch turn right and cross the highway on the pedestrian lane. Keep walking, you'll see the Dotonbori sign above you. Turn left at the canal, cross the canal, turn right and walk a few steps -- the hotel will be on your left. You can look up the route on google maps and print it out beforehand.
Ok, now to the hotel. Staff were extremely polite and spoke English very well (which is rare in Japan). Check in was a breeze. The twin room we stayed in was compact but just enough for us two adults and two kids. There are no closets though, and the floor area might be limited for shopaholics. There was a water kettle (but no free coffee, just tea), big flat screen tv (but no English channels!!), and only one flat pillow per bed. Nevertheless, we slept very well on all our nights there. There are also robes and slippers provided. The housekeeping doesn't change the bed linens daily as per their environmental policy (they change only after 3 days), but if you really want to have a change of beddings you can make a request. In exchange for that, you don't get free mineral water for that day.
The bathroom was also very compact, but my kids loved it because of the toilet's bidet features (soft? hard? spray? your choice!), the tub and built-in pillow, and the excellent water pressure. I was very happy to see Shisheido toiletries! They also provided toothbrushes, razors, ponytail holders, and facial pads.
The room was very clean but the eagle eye-OC in me did spot some dusty areas under the bed and along the crevices and window sills. The glasses seemed to need to be washed again. The walls are also quite thin -- I could hear my kids' chatter from the room as I coming off the elevator.
Our floor (7th) had a vending machine, ice machine and microwave, which were very useful on those nights we were lazy to eat out and would just take out bento boxes to eat in our room. You will go crazy with all the food choices at the basement food halls of Takashimaya and Daimaru. It was absolute food galore and food paradise!!
On our way back to the KIX, we walked back to OCAT, took the central elevator to the 2nd floor (where the ticket booths and bus stands are located), and rode back to KIX Terminal 1. Take note that the buses leave OCAT every 30 minutes.
Overall our stay was really pleasant. I did find the hotel a bit pricey (around almost US$200 per night), but with the perfect location and comfy rooms, I really couldn't find anything major to complain about.
