Loisir Hote is in the Shinagawa Seaside Forest complex, a shiny modern mini city with a load of amenities and services. The hotel is also shiny and new and stunningly presented. the lobby of the hotel is on the 16th floor of its building and the accommodation floors go up from there.
Each room is quite snug yet well fitted out with robe and a surprisingly spacious ensuite bathroom.
The beds were very comfortable and the linen soft and fresh. a pyjama robe is presented for each guest.
The hotel is convenient to the more traditional street restaurants of Shinagawa Seaside area and is especially the Rinkai line station, which is effectively in the basement of the hotel! It is also a short walk to the Aomonoyokocho Station on the Keikyu Line, which means it is 20 minutes from Haneda Airport.
All that modernity, style, comfort and convenience comes in at a very generous 5000 yen (approx) a night.
Great value. Recommended. Would stay here again

Stayed for 4 nights when visiting Tokyo. From Haneda airport, our recommended method of travel would be the bus run by Keikyu. The bus costs ¥580 and will drop you off just outside the hotel. Checking in on the 16th floor. Our room 2137 was a superior twin. The view wasn't so good but everything else was adequate. The air conditioning is centrally controlled and we found the room a little too hot so we switched it off. Didn't have breakfast. Access from the hotel is pretty good using the Shinagawa Seaside station. Supermarkets and convenience stores located near-by and restaurants and fast food stores. Check out the near-by Aomoto Yokocho station area for deeper Tokyo gourmet. Very much liked the hotel and will stay again when needed.

Stayed here for 3 nights, in general happy with the stay. It is about 8-10mins walk from Aomono Yokocho which is one of the station at Keikyu Line which serves direct train from Haneda Airprort for about 15-20mins at ¥300 only. The room comes with air humidifier which is good for winter time.
The breakfast is decent but is good enough and love it. The hotel is next to Aeon Mall with plenty of restaurant along the way walking to Aomono Yokocho station. There is another nearer train station called Shinagawa Seaside @ Rinkaj Line.
The price of this hotel is competitive. If you visit Tokyo for holiday and don’t mind to travel to tourist attractions, this hotel may be a good choice for you.

My go to hotel whenever I travel to Tokyo.
The hotel is nicely located, with Aeon, Lawson, Family mart just downstairs. So it's easy to get your daily necessities.
The hotel and the area is quiet, which is nice for us who are with kids. Shinagawa Seaside is not near to any of the big cities in Tokyo, but it is easy to go to anywhere in Tokyo using the Rinkai or Keikyu line.
If you like the crowd where you can be in the downtown area then this hotel is not for you.
The only downside of the hotel is that there is no direct bus to/from Narita, so make sure you go to Haneda. Haneda airport is a much closer airport to the city anyway but if you do come in from Narita, there is a direct train that stops at Aomono Yokocho and it's only 10 minutes away from the hotel.

We stayed in this hotel due to its strategic location above the Shinagawa Seaside station - the Rinkai Line, which can take you easily to Tokyo Disney Resort or Shibuya/Shinjuku area.

The hotel is also located next to Aeon mall - so it's very convenient to buy food or other stuff. There are some nearby restaurants and cafes. Compared to the pre-Covid period, most of the stores here had been closed down.

There are Lawson, 7-Eleven and Family Mart within the premises.

We booked a standard twin room which is pretty spacious. The design was a bit outdated. It's pretty difficult to get the power outlet to charge our devices.

The staff faced a bit challenging in speaking English, but they tried to use a translation app to explain things to us.

Please note that this is a business hotel, so you will see many office workers during the weekdays.

We faced an issue with wi-fi as it kept disconnected. So we finally used our mobile data for 5 nights we stayed there. There is a network cable to connect to the internet, but you need to bring an adapter if your device doesn't have the port.

There is no bottle water provided in this post-Covid period, so you'll need to buy it from the nearest convenience store.

Check-ins and outs must be done via the provided machines.

This hotel is situated in an interesting neighbourhood. Very accessible, just 2 stops from the yamanote line station osaki. One of a group of highrise buildings next to a shopping mall with a fantastic supermarket in the basement the Loisir Hotel enjoys peace and quiet in the immediate surroundings, which is very welcome after a day in Tokyo. But a few hundred meters away you'll find a lively, colourful, unspectacular, completeley non- touristic and interesting neighbourhood. Try to find the very quiet and spiritual laden Honsen ji-Tempel where you can enjoy a cafe under the mighty trees (11-16 o'clock). A gigantic Buddha statue is guarding the entrance gate to the temple, similar to the Daibutsu of Kamakura.

Back to the Loisir Hotel: the rates are very competitive, my room, Superior Double with view to the port: beautiful, comfortable, modern, cozy with a sofa, spacious (21 qm). The Lobby is Situation in the 16th floor, the guest rooms on floors 17-22.

For me this place is perfekt, and I already booked for my next stay.

This hotel is on the upper 6 floors of a 21-22 story building next to the Aeon mall.
The lobby is on floor 16 and there are 6 floors above for the rooms. The large open lobby area has several tables with comfy chairs for visiting or waiting for transportation. The restaurant is also on the lobby floor. The complimentary breakfast is superb, including both Western and Japanese food items. (I did not use the restaurant for other meals.)

The desk staff were attentive and helpful. Check-in and check-out were easily done. Check-out was done at kiosks, though I needed help at check-out regarding storing my luggage until my early evening flight out, and desk staff happily assisted me.

Separate elevators are used to access the lobby from the basement or street levels. Once checked in a key card is used to allow elevator access to the room levels.

The room I had is the typical queen-sized bed with very little floor space to move around or to place luggage. There is a shelf across the window end of the room, it holds the TV and is too narrow for a luggage rack. The bed is very comfortable. The TV got just 6 or so Japanese-only channels; no foreign channels such as BBC, etc. I could not find a safe in the room, a negative point.

The bath/toilet is typically small but well-organized. The shower is terrific. The water pressure is quite high, but the water flow controls easily allow you to adjust this. (I think you could get a free exfoliation leaving the pressure on high.)

The hotel was very full, judging by the breakfast users, but the room was very quiet. I heard very little hallway noise and nothing from adjacent rooms.

The hotel ground level connects to buses right outside the door, both local and airport shuttles, and just a few yards/meters away is access to the subway, two separate lines. Shinagawa station is quickly reached by either. Both lower and ground levels provide quick access to the Aeon Mall, with many places to eat, from Thai to tonkatsu, and Indian to Burger King places and more. There is a large grocery store, a multi-level department store, with toys, books, clothing, appliances large and small, and electronics of all types. There is even an optical shop should the need arise. (It did.)

I stayed there twice, and I simply requested a high floor and they accommodated, so I could enjoy the spectacular view. It's directly connected to Shinagawa Seaside Station, and the Aeon Shopping Center on the same premises is open until late, so it was very convenient.
It seems to be a business hotel, but the front desk is also on a high floor and has a great view, so it has a luxurious feel, and I think it's good value for the price. I guess the business hotel style is that amenities are minimal and you have to take them yourself. But I usually bring my own, so it wasn't really necessary.
I was surprised that there was no direct phone to the front desk in the room, which was my first time, but I didn't actually use it, so it wasn't a problem. The only thing that bothered me was that the humidifier tank was a little dirty (this is the same in all hotels), so when I tried to wash it myself, the tank lid was also frozen and wouldn't open... I guess most people don't use it much. Anyway, I was able to sleep without it. Hotel beds can sometimes be too hard, but the Simmons bed is comfortable to sleep on, so that was also a plus.
You can see the monorail and Shinkansen depot from the window, so it's a luxurious view for train enthusiasts. It's close to Shinagawa so it's easily accessible by Shinkansen, reasonably priced for the area, and has good access to areas I often visit (Haneda Airport, Shibuya, etc.), so I'd like to use it again if I have the opportunity.
