This was our second visit to Niseko and 2nd time staying at Yama Shizen. Both times we were in the east block but visited friends in the west block. Both times we have had rooms with northern views to the upper village (301, 502) and were thrilled with the outlook. The rooms are warm and clean. The staff are very helpful, there is now the convenience of ski hire in the complex and there is a restaurant in the complex also. We also used the concierge services to book transfers and skimobiling ( which was a fun break from skiing).

Stayed at Yama Shizen for a week and we were 6 people in the apt. It is in a very good location close to restaurants and supermarket (150meter).
Ski rental on the property was a great convenience and we are very good skiers skiing off-piste and that had what we needed.
Only negative is a slow internet.

We spent a week with friends in Yama Shizen East in apartment 404, which has three bedrooms, and everything about it was just great. It's beautifully decorated and modern, with a laundry room, well-appointed open-plan kitchen and large, comfortable living room looking towards the mountain, free wi-fi, flat-screen TV – the works. Also, the Australian power points as well as Japanese are a nice touch – no need for fighting over adaptors. The location is perfect, within easy walking distance of the bus, supermarket, bars, cafes and restaurants. The Hokkaido Tracks staff in the lobby were all very helpful with advice, restaurant bookings, transport arrangements, etc.
Some other friends of ours were staying nearby in the Yotei Tracks building, which is also managed by Hokkaido Tracks, and they were very happy with their two-bedroom apartment (405), which had a great view of the ski hill, and was very pretty at night.
There are many cafes and restaurants in the area and all the ones we tried were good – A-Bu-Cha Bakery & Café (great pastries), Bang Bang, Mina Mina... For a really special traditional Japanese experience, try a multi-course dinner at Yo restaurant. It's not cheap, but it's worth every yen. They will pick you up and drop you back at your accommodation. Booking is essential.
And have I mentioned the snow? So much of it and simply wonderful. Our group's skiing experience ranged from beginners to experts, and everyone was beyond happy. Best snow holiday ever.

Excellent service delivery from moment of booking. Email queries are quickly answered with the staff arranging for airport transfers and ski rentals/lessons. Like the hassle free check-in since the staff who picked us from the welcome centre also brought us to our unit and ran through the details of our stay. Well maintained unit - akin to a mini serviced apartment with a kitchenette and shared washing machine/dryer (most useful for light packers since it is free to use).
Location wise - excellent as it is located off a quiet street and a 2 mins walk will take you to the roughly mid point slope between Hirafu intersection and dot base. Very convenient as it is close to the free shuttle bus stop #7 and the nearby Sapporo Drug Store allows you to stock up on daily necessities at reasonable prices.
Definitely recommended for a worry free stay in Niseko.

We are regular visitors to Hirafu for the winter season, this was our first time staying at any of the HT Holidays properties. Due to availability issues, we spent a few nights at one property (Youtei Tracks) then had to move to Yama Shizen East for the remainder of our stay (pre-arranged). The move of our luggage/belongings was handled by HT Holidays. We were told to leave our packed bags etc. in our first studio, and that they would be transferred to our new studio later that day. We specifically asked that the new accommodation be locked and the keys left for us for collection at reception. Not only was this not the case, but the door to our apartment was wide open when we arrived, with our personal belongings unattended, inside. Other than being a little annoyed, we thought nothing of it until the day of our departure when we were packing and noticed that an item that we assumed was in the bag it had originally been packed in to, was missing. We immediately phone HT Holidays reception to see if we had somehow inadvertently left it at the previous room (unlikely as we travel often and always carry out room checks prior to leaving). The item had not been handed in by either the cleaning staff or the new guests. Basically, it had vanished into thin air. HT Holidays unfortunately wiped their hands of any responsibility even though our personal effects were left unattended in an unlocked, open room (despite our specific request to the contrary). Our travel insurance did not cover us so we're now out of pocket to the tune of around USD $650. Very disappointed indeed.
The accommodation itself was fine. No problem there, just be sure if you are staying (and in particular, changing rooms at any point) you know where your belongings are at all times.

Dear stargirl71, Thank you for your review and taking the time to feed back on your stay. I've spoken to our Guest Services Manager and Team about this situation. As I understand, you were unable to locate your goggle case after the room move. Our team checked your previous room, our lost and found and also spoke to the Guests in the neighbouring room and the cleaners. No-one reported seeing the goggle case. Before your room move you requested the door be locked and I understand that the front door of the apartment was locked so of course no-one could access the apartment from the hallway. The neighbouring room would have had access as the internal door was not locked, for which I apologise, but as discussed we spoke to those Guests. All our rooms have safes and our Guest Service team will also happily receive any goods that you ask to be kept in our office safe. We also offered to help you file a police report and give you any documentation that would be required from our side to help your insurance claim. I understand that you did not ask us to complete that report, although of course we can still do that if you wish. I am sorry that your google case went missing during your stay, but I would say that we have done all we can to help locate it and also offered to help file a report with the police so I don't think our team have washed their hands of the situation at all. My husband and I booked this apartment in this summer which is their slow season(summer for no snow skiing) for 2 nights. The room is with no air-con and no window to open. We could only open the door at the balcony which has no lock to secure us during the night. It took the hotel staff 1.5 hours to get us 2 fans and we needed to wake up during midnight to turn it back on again time after time after the auto-timer stopped after maximum 3 hours. We were sweating for the whole night. The hotel office closed at 5:00 pm everyday and it worked like time sharing properties. There is no one clean the room and help with the luggage. All must be self-served!!! We did not expect to pay at a 5-STAR hotel in major Japan cities and receive this very crude level of service. Not recommended to anyone with this pricing.

Our apologies that you did not feel secure on the 2nd floor of Yama Shizen and could not sleep with the balcony door open, we would have been happy to move you to a higher floor if that would have helped. Like most apartment properties in Niseko there is no air-conditioning. Some of our properties do have air-conditioning and these are indicated on our website. The cost of your studio apartment was US 135 per night, your 2 night stay was a total of 270. We have Eco-Service as standard, hotel style housekeeping is available for a small extra fee in all our properties. Should you consider staying in Niseko again please let us know we would be more than happy to provide an upgrade to an air-conditioned apartment on your next visit. Matt Dening Managing Director

We have just had a great stay in Yama Shizen East (studio with king bed) for 11 nights. Whilst the weather was apparently the worst week of the ski season so far (blizzards on most days), we still enjoyed our holiday very much!
The studio is well designed in a minimalist, very clean, compact way, but well equipped if you are not wanting to cook properly (no stove tops in the studios). We did find the 'kitchen' slightly limiting (microwave, small fridge, kettle, toaster) but we discovered the A-Bu-Cha bakery at the end of the main street which we highly recommend (http://www.abucha.net/), fantastic array of danish pastries, baguettes etc. you can sit in or take away. Evening meals also great there (we're big fans!). There is a small supermarket (Seikomart) near the bakery for basic, mainly Japanese style, provisions - if we'd wished we'd packed one 'Western' food item, it would have been porridge oats, just to kick start the day! The unbelievably comfy bed made it hard to tear ourselves out of for a day on the slopes in the cold and wind! If we'd known there was complimentary access to a washing machine/tumble dryer right outside our room, we could have halved our packing. We did miss a bath in the bathroom, but an onsen is never too far away! We appreciated the free wifi access in the room too, which made checking snow/weather reports and restaurants easy.
The location is great, an easy 5 min walk uphill to the Gondola via a snowy path, or a short walk to the free shuttle bus at the end of the street (stop no. 11) - we never had to wait more than 3 mins for a bus to come by. Yama Shizen is at the top end of the village but still within minutes walk of nearby yakatori restaurants or bars.
Niseko/Hirafu is a fantastic place to ski, tons of powdery snow, hardly any lift queues, impeccable on-mountain service (other Lifties around the world please take note!!).
Hokkaido Tracks run a very smooth operation here which we couldn't fault, smooth, on time, friendly transfers, lift passes waiting in our room and great advice/recommendations to restaurants.
So much snow, too little time!

Our family of four just completed a wonderfully memorable trip to Hirafu in Niseko. The skiing was unparalleled, and our accommodations (Yama Shizen East) managed by Hokkaido Tracks was top notch.
Yama Shizen East and West are approximately five to ten minutes walk to the Family Lift depending on snow conditions and whether you are carrying your skis/boards, boots and poles. Very convenient. Location is quiet. Apartments are in great shape as of Jan 2012.
The apartment was very well appointed. Two bedrooms, dining room, living room, two bathrooms, laundry room and full kitchen. The bedrooms can be set up to accommodate two twin beds or one king bed in each room. Kitchen is fully appointed, including convection/microwave oven, fridge, three burners, dishwasher, pots, pans, plates, utensils, dishwashing fluid and even a pair of rubber gloves (very thoughtful). The laundry room included washer, dryer, laundry detergent, vacuum, broom, mop and hangers. The water and heating unit is conveniently located in the laundry room so any clothes washed and hanged the night before will be dry the following morning. The bathrooms included towels, hair dryer, body soap, shampoo and conditioner. The living room included TV and DVD player (plays US DVDs). Choosing between Economy or Serviced programs will determine how much cleaning the staff will do on a daily basis. We chose Eco which we felt was completely adequate. Towels changed and garbage collected every other day for our seven night stay. Only slight negative about the apartment is the external area around the building is very well lit even in the evenings, and the units have blinds instead of curtains. This leaves the bedrooms a bit too bright (light leaks through the edges of the blinds) with young kids used to black out shades when sleeping.
We booked our bus transportation through Hokkaido Tracks, which we recommend, because they will coordinate pick up and drop off from/to the Welcome Center. They do not charge a premium. Everything was very well organized and efficiently managed. We did not have to scramble, and we did not feel lost even though it was our first trip. When we landed, there was a person at the baggage claim arrival area to direct us to the bus area. Small details but very helpful for first time visitors. Nothing to worry about upon arrival and departure.
Our only negative was that we landed at 2:20 pm at the New Chitose Airport/Sapporo but had to wait until 5:30 pm for our reserved bus to Hirafu. Was not exactly HT fault since the bus company requires two hours between scheduled arrival time and bus departure time. But when we made the reservation, HT told us that even though the reservation was made for 5:30 pm, we could take an earlier bus (they run hourly) if seats were available. What they did not tell us is that the buses only run hourly IF someone has booked a seat on the bus to Hirafu. The buses do not automatically go to Hirafu. HT should simply have informed us of this fact rather than just say "as long as seats are available." Then we would not have been so upset. We had two young children with us after a very long flight. Waiting an unexpected three hours at the airport for another three hour bus ride was not much fun. More of a misunderstanding, but it was something that could have been avoided easily with better communication.
Other than that small lapse, we had a great time and a pleasant stay at Yama Shizen.

Wow Shikaku really is a luxury apartment, I've stayed in the penthouse a couple of times, and love the whole design - If only I could get this back here in Sydney. The bathrooms are to die for, but the best bit of the holiday is how close it is to the lifts, and how quiet and relaxing it is to be in a small block at night, yet still be centrally located and close to the restaurants.

Hokkaido Tracks has a number of properties in the Niseko area, we stayed at their Yama Shizen property in Hirafu in a studio apartment. Our apartment was new, immaculate and nicely decorated. It was quite spacious with a great view, had a kitchenette, a washing machine and a dryer, there was also large lock-up ski storage / drying room on the ground floor.
The location was perfect - nice bars and restaurants, onsens, the supermarket, ski schools and the gondolas / ski lifts are all within easy walking distance.
The staff at Hokkaido Tracks were very kind and helpful. They gave us a good orientation when we arrived, booked door to door transfers to the airport for us, picked us up from the bottom of the slopes when I injured my foot..
I would highly recommend Hokkaido Tracks for a nice, convenient stay in Hirafu Niseko!
The location was perfect - nice bars and restaurants, onsens, the supermarket, ski schools and the gondolas / ski lifts are all within easy walking distance.
The staff at Hokkaido Tracks were very kind and helpful. They gave us a good orientation when we arrived, booked door to door transfers to the airport for us, picked us up from the bottom of the slopes when I injured my foot..
I would highly recommend Hokkaido Tracks for a nice, convenient stay in Hirafu Niseko!

Hi Keith, there are different types of coffee machines and setups in each room in Yama Shizen. Some will have a coffee plunger, others De'longhi or Nespresso machines.
If you would like to know the exact type, please contact the Guest Services team with your booking number or room number and they will be able to let you know the details.
Please note there is also a small cafe in Yama Shizen West which operates during the winter period if you are looking for fresh espresso coffee.

There are trains running from Kutchan Station (10 mins. from Hirafu) to Toya Station. The journey takes more than 3 hours with a change of trains at Oshamambe.
As kindly mentioned by bryanfromperth, HT Holidays can arrange a private transfer directly to Toya which would be more convenient. A transfer in summer would take around 60 mins, or around 80 mins or so in winter.

As kindly mentioned by Susan A, HT Holidays can certainly pick you up complimentary from Kutchan Station at any time during the winter season, or from 9am-5pm during the summer season.
Kutchan Station is actually a little closer and more convenient than Hirafu Station.

As kindly mentioned by niks168, Yama Shizen is a 5 minute walk downhill from the Hirafu Welcome Center.
We will gladly pick up Guests complimentary from the Welcome Center during winter should you inform us of the details prior to arrival.
So simple! You can walk to the high-speed Gondola in about 5 minutes and you don't even need to carry your skis because HT Holidays have a private ski valet located in the bottom of the Gondola. Leave your skis and boots there overnight to be dried and warmed and pick them up again in the morning!
If you don't feel like walking, HT Holidays can organise you a taxi to the ski fields too.
