Even as the snowflakes start to fall, adding powder to the slopes outside, Kimamaya Boutique Hotel remains toasty-warm; a cocoon upon the mountainside. Kimamaya is the Japanese word for ‘be yourself’ and here, you can do just that. Jazz music floats through the homely Living Lounge as your bare feet press against the timber flooring, and all that’s left to worry about is which wine you’ll sip as you laze by the fireplace. The vintages served here come from a vineyard owned by the family of Nicolas Gontard, who renovated this nine-room retreat to help guests get closer to the beauty of Niseko, one of Japan’s most popular ski resorts. But Kimamaya Boutique Hotel’s mountain location isn’t only appealing in winter. In the summer and fall, pristine trails and mountain biking tracks snake through the surrounding pine forests.

I stayed with my 16 year old daughter for a week. Peter and Hiruka could not have been more helpful or accommodating. They anticipate your every need, and meet it and more. All advice regarding ski hire, restaurants, shopping, travel, transfers was spot on.....and reinforced by the people we met along the way.
As a Lord of the Rings fan, it was like staying at Rivendell.....a wonderful homely (and beautifully stylish) home away from home....

I treated myself to a massage at Kimamaya and it was fabulous. I arrived early, hoping to extend from 60 to 90 minutes, but as the therapist hadn’t yet come in, Peter suggested a long soak in the lovely onsen while I waited. Divine! When Keiko arrived, she listened to my preferences/concerns and gave me a terrific massage. Sadly, when I tried to book another for the same week, she was already busy, no surprise. The hotel is beautifully designed and, from what i understand, a great place to stay. I recommend the spa most enthusiastically.

We had a fantastic stay at Kimamaya - definitely the best hotel we stayed in in all of Japan! Peter and Haruka were very welcoming, and they dropped us off for our onward transport after our stay (even though the bus stop we needed was not nearby!) We loved the private onsens in the hotel, and the excellent breakfast too (I had poached eggs with smoked salmon, and a great toffee latte). We also appreciated Netflix in the rooms in the evenings (we watched a new series that we are now finishing at home). Very comfortable lounge too. I could not recommend Kimamaya any more highly - if you are considering visiting, definitely do!

Superb Hotel. The service is impeccable, the rooms ultra comfortable, the best hotel breakfast I've ever encountered and I've had more hotel breakfasts than anyone ever wants. Exceptional masseuse, hot tubs and epic snow. The Barn Restaurant is fantastic as well. I'm running out of superlatives. I'll not be looking around next year but coming straight back to Kimamaya.

I stayed at the Kimamaya hotel for 10 days in February. The hotel itself is a beautiful as the pictures show. Everything is cozy and comfortable. The dry rooms for ski equipment and clothes was great to have and had all our gear dry and warm at the start of each day. The private onsens were perfect for soothing aching legs. Breakfast and dinner at The Barn were excellent.
What really makes this hotel special, though, is the staff. Peter and his team were INCREDIBLE. They are so friendly and excited to help your stay be great. They helped us with transfers from the airport, dinner reservations, bus tickets to other ski hills in the area, and every little detail you can think of. They immediately new us all by name and picked up on our preferences quickly. Just genuinely good people.
Can't wait to stay here again!

This hotel makes you feel at home, the rooms are spacious and luxurious, the lounge very warm and charming and the staff led by Peter is all about providing you with a personalised service. They offer service to take you to the slopes with a mobile phone to be picked up when you finish your runs. They are extremely well connected and will help you with your dining booking as well as guiding. The Hot bath is special and the massage fantastic. You will also enjoy the weekly welcome drinks with great stories shared by the guests. Best place to stay in Hirafu by far.

Kimamaya hotel was above and beyond in every way. Peter and his team took all the care in the world from the moment we arrived until dropping us off at the bus terminal. This boutique hotel and our loft room was modern and equipped with excellent amenities to provide the perfect wow factor. Our room was quiet and the bed quality on a new level of comfort..
The breakfast which I believe has been mentioned before was delicious, varied and we can vouch for its mastery . The staff in the Barn restaurant were absolutely spot on with service as was the very hard working gentlemen safely driving the bus and assisting us with the ski rental logistics. A no brainer if your looking for a friendly, genuine quality experience in Niseko...

A member of Design Hotel, Kimamaya and its adjacent bar/restaurant the Barn have been on top of my list for a stay in Niseko.
The property is small (8 rooms) and cosy chalet, located in the heart of Hirafu and minutes from the ski slopes. The house is beautifully designed with all the clean lines of Japanese minimalism and a touch of Alpine French, with 2 small Japanese baths (ofuro) that can be reserved on site.
However, what makes Kimamaya a home away from home is the service. An experience that makes you feel like a guest in an old family friend's home rather than in an impersonal resort hotel. The staff, notably Peter and Haruka, are welcoming, vastly knowledgeable about the town and always willing to help. They not only assist with the booking of restaurants, ski rentals and lessons, but they also drop you to the slopes and pick you up from the various activities.
Special thanks to Peter Smith, the hotel manager, who was very helpful prior to our arrival and went frankly beyond the call of duty to assist us when I unfortunately got into an accident. Among many other things, Peter came to pick us up from the hospital ER at close to midnight and drove back the next day to take care of formalities related to the insurance.
A truly unique boutique in Hirafu.

We love the Kimamaya - it was out second time and we stayed in January 2017 and brought along another family with us this time - our friends were like " we can see why you go on about this place" it was yet again the best part of our visit to Japan - Peter, Osaka San and Miki are awesome and make the whole experience excellent - nothing is too much trouble and if you need to know anything, absolutely anything you ask Peter and he can point you in the right direction. My two youngest Alex and Charlotte just love them and often Alex would be heading down in the morning going "where's Peter, Peter where are you" so she could say good morning! Absolutely recommend this place and already trying to work out when we can visit next :-)

This was our first trip to the Niseko area & we could not have been happier with our choice of accommodation.
Location
It is perfectly situated in the heart of Hirafu village with everything in easy walking distance. They even give you a local mobile mobile so you can call to be picked up from the slopes in the afternoon & the driver is always ready to drop you there even though the bus stop is right outside the hotel. (you can walk to the closest lift but it is uphill about 10 mins) Grocery store 2 mins walk, ski hire 4mins. Plenty of good eateries withing a few min walk & your hosts are always ready to offer suggestions & make reservations for you
The Hotel
A stunningly renovated building with every detail thought of. Our room on the first floor was comfortable & stylish if not particularly large with beautiful linen & very comfy bed. A large walk in shower which we actually hardly used as you can book the 2 small private onsens for 45mins - lovely after a hard day on the slopes. Also great vertical radiator with hooks on in your room great for ski gear & jackets or washing smalls. Loved having windows that opened too. Only minor comment was rather dim lighting. The downstairs communal lounge is a lovely space which we used. There is a nespresso machine & a little bar area where you can keep your own drinks in the fridge ( have a fridge in room too) or sample the owners delicious french wines. Like being in a European style chalet. There is also a spacious drying & boot room & a ski storage area.
Breakfast
which was included in our package is taken in the equally stylish Barn restaurant next door which opens for breakfast exclusively for the in house guests. A connecting door means you don't have to go outside to get there A nice buffet selection plus hot menu cooked to order - we tried omelets, eggs benedict, etc & all were good. Top marks also for good expresso coffees included.
We took dinner here one night & desserts after a sushi train elsewhere one night & although it is quite expensive they offer a substantial discount to Kimamaya house guests making it actually quite good value & If you feel like a change from Japanese food a rather pleasant change
Staff
Our hosts Peter & Mikki were, as mentioned by many other reviewers, possibly the best asset a hotel could have. They truly understand the meaning of the word hospitality & seem to have perfected the fine balance between managing with efficiency & making you feel as though you are staying with friends in their rather lovely ski lodge.
Other points worth a mention
They also organised laundry for us at a very reasonable price per load & it was back on the same day.
The resident masseuse was absolutely excellent
Yes it is not the cheapest hotel in town but we wouldn't hesitate to stay again & in early march we thought it was great value.
