Even as the snowflakes start to fall, adding powder to the slopes outside, Kimamaya Boutique Hotel remains toasty-warm; a cocoon upon the mountainside. Kimamaya is the Japanese word for ‘be yourself’ and here, you can do just that. Jazz music floats through the homely Living Lounge as your bare feet press against the timber flooring, and all that’s left to worry about is which wine you’ll sip as you laze by the fireplace. The vintages served here come from a vineyard owned by the family of Nicolas Gontard, who renovated this nine-room retreat to help guests get closer to the beauty of Niseko, one of Japan’s most popular ski resorts. But Kimamaya Boutique Hotel’s mountain location isn’t only appealing in winter. In the summer and fall, pristine trails and mountain biking tracks snake through the surrounding pine forests.

I know it's cliche, but 5 stars is not enough! Kimamaya came highly recommended to me by a friend who stayed there in January 2023. Naturally I wanted to check out the reviews, and they reinforced everything my friend had said and more. There is a good reason for that - Peter and Haruka go above and beyond to provide the most OUTSTANDING service and hospitality ever experienced.
If you think it, they organise it. Even if you don't think it, Peter and Haruka will be on hand to recommend and assist wherever possible. The communication via the What's App group was great, not only for the getting dropped off or picked up from the ski resorts, but also for dinner recommendations and reservations that Peter or Haruka would do during the day while we were on the snow.
The breakfasts were super tasty with a good variety and would keep us full and going until dinner. On the day we were leaving Peter and Haruka organised croissants, coffees and salmon, cream cheese and avocado bagels for the early morning bus trip to the airport.
The onsite onsens were a treat and the lounge area welcoming and comfortable to relax in with a tasty beer post a day snowboarding!
Special shout out to Osaka San who was always available to drop us off and pick us up from the ski resorts.
Cannot express just how great everything was, and can't recommend Kimamaya enough! Everybody deserves a bit of Kimamaya hospitality and experience in their life!! Thanks again to the team at Kimamaya and can't wait to come back.

My partner and I stayed at the Kimamaya for 5 nights and could not recommend this hotel enough. We were welcomed by the hotel manager Peter who made us feel welcome from the second we walked into the hotel. The hotel is a true home away from home, where you walk around in slippers and feel relaxed on your stay. The staff go above and beyond to make sure that you have everything you need from a phone to use on the stay to booking restaurants to ensure you have the full Niseko experience. The hotel is clean, cozy and everything you would wish for for a winter getaway. My partner and I became engaged on the trip and Peter made it a truely special afternoon.
We will definitely be staying at the Kimamaya again and already look forward to returning at the end of the year.

We are a family of 4 and staid 7 days at this beautiful place. Everything was more than perfect. The rooms were fantastic, comfortable and modern. Service was state of the art with a constant attention to details. Last but not least, Barns Restaurant was a very enjoyable way to start the day with at breakfast, and to enjoy diners with good food. Special thank you to Nicolas, Peter and team.

We had a delightful stay.
The welcome and hospitality was incredible.
Peter the host as well as the hotel owner Nicolas was really lovely.
We felt like at home !
The chalet is luxury & friendly and the ondin restaurant is delicious.

The Kimamiya part of Odin Properties feels like home from the moment you open the door, take off your shoes and walk in.
You are immediately welcomed by name by either Peter or Morino San who seem to know exactly when every guest will arrive.
The hotel only has 9 rooms so getting to meet and know the other guests is all part of the friendly atmosphere that the hotel creates.
The public areas and rooms are simple yet very stylish in a Nordic / Japanese way (lots of wood) with the larger rooms sleeping 4 comfortably.
With an abundance of super cool places to stay in Niseko it's hard to pinpoint what makes this place feel so special, maybe it's the sum of all the small details, the wonderful Japanese baths downstairs (my morning ritual), the well stocked DVD collection, the Apple TV in every room which allows you to connect and watch your own movie collection, maybe it's the great restaurant (The Barn) next door, or Peters knowledge of all the best restaurants in and around town and his ability to get you in if at all possible.
I don't know what it is exactly but the Kimamiya is a great place.

This was our second stay at Kimamaya and we'll be visiting again in March; Once you stay here I assure you that you'll be booking a return trip.
The hotel is beautifully designed and manages to be both sleek and practical. We made good use of the onsen and kids room as we were travelling with a toddler.
The hotel in a great location with easy access to the slopes and plenty of restaurants.
But by far the best thing about Kimamaya is Peter and Morino, the level of service offered is unbeatable. They are always happy and ready to help and go above and beyond. One afternoon we came back to find they had built a little snow ramp in the driveway for my daughter to sledge down. They are always ready with great recommendations with regard to all your needs and are always smiling and approachable.
In short, stay here it's excellent and you won't regret it!

Thank you Peter and Morino. We had a very good time in Niseko, thanks to your recommendations and hospitality whilst at the Kimamaya.
The restaurants we went to were great, and my daughter enjoyed her whole day at the ski school.
We are surely looking forward to our next trip, definitely will be a longer stay!

We stayed at Kimamaya whilst on honeymoon. A beautiful design boutique hotel in walking distance to everything in Niseko - lifts, shops, restaurants. We were greeted in our with a bottle of bubbly with snow instead of ice bucket. The rooms are small but beautifully designed and very comfortable. There is tons of storage space for clothes and the room has all the mod cons. The bathroom had a large shower with rainforest head and a cool Japanese toilet with far too many controls to know what to do with! But heated seat whilst on a snow holiday gets bit thumbs up! They have 2 onsens which you can book for private use.
Peter and Morino are fantastic and very friendly. They offer a concierge style service so they will book restaurants, lift passes, transfers, lift everyday to the life or gondola etc. whatever you wish. The Barn next door is a great place to eat and also where breakfast is served.
Its tradition to not wear shoes inside and it made for a homey cosy feel. But I might recommend giving guests their own pair slippers for their instead of sharing what with smelly ski boots and socks.
We would definitely return as the snow was just as fantastic as the hotel. We had a wonderful time thankyou!

We spent a relaxing week at the Kimamaya in July, escaping the heat of Honshu. Peter and Rie were fantastic hosts -- very friendly and extremely helpful. They pointed us to fantastic restaurants in Hirafu and Kutchan (including the superb French restaurant attached to the hotel), set us up for fun summertime activities, and helped us with our ongoing travel arrangements. The whole building is beautifully appointed, and our room was nicely set up with a comfortable bed. Our room had just been fitted with AC, which was mostly not needed but came in very handy on one or two days. All in all a great time and we definitely hope to visit again.
